Adjacent to the dining room is the kitchen, fashionably fitted with modern amenities for your convenience such as the black granite counter, double-door refrigerator, oven, coffee & tea makers, blender, sandwich maker, dishwasher, built-in oven and burners. It also leads to a maid’s quarter and a laundry room with a washing machine and iron.
For home relaxations or entertainment, the living room has all the amenities you could ask for. Enjoy your home cinema viewing on your wide flat-screen TV with satellite channels in a soft cushioned sala. There is an amplifier/mixer set with pre-fitted Bose speakers installed around the house both indoor and outdoor for surround sound listening, which can be attached to the TV, DVD, or CD players for listening to music or dancing. You can control which speaker to turn on or off. An I-Pod docking station is also available if you want to listen to your own playlist.
The master bedroom is equipped with a king-sized four poster bed, large flat-screen TV and a large en-suite bathroom with separate rooms for shower and toilet, twin vanity set, and a big closet. This area can also function as a dressing room. A panel leads to an outdoor Jacuzzi made of large stone with another outdoor shower. The first guest room has a king-sized bed, a corner TV set and an ensuite bathroom with separate rooms for toilet and shower, two vanity sets, and a door that leads to an outdoor bathtub with another shower. The second guest room has twin double beds, a TV, closet, and walk-in bathroom with stand up shower and a separate toilet.
All the bedrooms are equipped with ensuite bathrooms that all have wash basins, toilets and walk-in shower facilities.
Terms and Conditions 2010
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
Cancellation by the guest.
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity
All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage.
On some ‘high end’ villas services are inclusive this will be stated on your booking details.
Please do not use the air conditioning unnecessarily and switch off when going out!
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.We strongly recommend our guests to take out insurance to cover this.
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV’s appliances, pool equipment or any electronic or mechanical items.
Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be charged at THB 250.00 per hour or part thereof.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool.
