On the ground floor you will find the living room which has exposed beams, wooden floor and a wood burner; and the fully equipped kitchen / diner. The first floor has a double bedroom and the bathroom, which has a shower over the bath. The second floor has a further double bedroom, (with the option of small put-u-up bed suitable for children) which has exposed beams and a stunning view across the Painswick valley.
Both bedrooms also come with bed linen and towels and a freeview TV. There is freeview TV and DVD player in the living room, along with a selection of DVDs. Outside there is a large garden with outdoor furniture and barbecue.

Conditions
Payment:
Payment may be made by cheque or postal order payable to Cotswold & Vale Lettings or credit card as detailed on booking form. A deposit equal to one third of the cost of your holiday is required to make any booking, except where the first day of hire is less than 8 weeks (56 days) away in which case full payment should be made. Bookings made within 15 days of the first day of hire must be settled using a credit card or banker’s draft. A confirmed booking will have been made upon receipt by the Company of a completed booking form and all monies due. A receipt in respect of that booking will then be forwarded by the Company. Any error in these details should be notified to the Company within 3 working days of receipt. Any balance of charges not received by the Company on or before the due date will be treated as a cancellation of the contract by the Client.
VAT:
Where applicable VAT is included in all prices shown.
Cancellation:
Any cancellations by the Client must be made in writing and should be sent recorded delivery or by fax. The date from which the cancellation applies will be the date on which the cancellation notice is received by the Company.
Charges:
Should the Client need to cancel a confirmed booking for any reason, the following cancellation charges will apply. Clients failing to arrive within 24 hours of the first day of hire and having omitted to inform the Company of the delay shall be considered to have cancelled their booking and the standard cancellation charges shall apply.

The Company strongly recommends that clients take out appropriate cancellation insurance.
Period Of Hire:
The hire commences at 4pm on the first day of hire and terminates at 10.30am on the last day of hire. Any significant delay in arrival should be notified to the Company in order that arrangements can be made for entry into accommodation.
Property Care:
The Client and party shall take all reasonable care of the property, its furnishings and effects and agrees to leave in the same state of cleanliness and tidiness as at the commencement of hire. Any additional cleaning costs may be charged to the Client at cost.
Damage:
In the event of breakages or damage to the property and/or its contents caused by the Client or party, full payment is required for replacement or repair. You consent to the company charging your credit/debit card for any damage and any associated costs or to pay by any other means if not previously paid for by credit/debit card.
Pets:
Strictly NO pets under any circumstances
Smoking:
The property is strictly Non-smoking
Occupancy:
The number of guests occupying a property should not exceed the number detailed on the booking form. Should this not be observed, the Company reserves the right to refuse entry to any or all guests within the party.
Complaints:
Any complaints should be notified promptly in person to the Company owners or the owners’ representatives in their absence and the Company shall, at all times, endeavour to deal with any complaint promptly. Should the nature of the complaint be serious then written notification should be posted to the Company within seven days of the last day of hire.
Liability:
The Company, its employees and representatives shall not be liable to the Client or third parties for loss or damage to persons or property howsoever arising.
Right Of Entry:
For the undertaking of necessary repairs, maintenance or inspections, the Company has the right of entry to the property at all reasonable times. Prior notice will be given to the Client wherever possible and privacy will be respected at all times.
By making a booking with the company all aspects of these conditions of hire are deemed accepted and binding.
The Central England / Cotswolds / Gloucestershire region
A farmer will define the Cotswolds as an area of gently sloping hills good for arable and sheep farming, a geologist would enthuse over our oolitic limestone and an estate agent will name it as one of the most 'affluent' and 'desirable' addresses in Britain. The area is also designated as England's largest 'Area of Outstanding Natural Beauty' (AONB). If you've visited before or if you're planning a visit for the first time, remember that the Cotswolds occupy an area larger than just a few villages (100 miles north to south).
Here in the South the area has a slightly wilder nature, especially in the beautiful five valleys around Stroud.
The five valleys meet at the town of Stroud - and the hills are plateaus between the valleys, epsecially the wide, lofty heights of Rodborough and Minchinhampton Commons - can make you feel as if you are in a strange new world. With magnificent views... this really is escapism!
Together with Selsley Common, these stretches of common land provide an ideal open space for walking, horse-riding, kite and model plane flying, or simply relaxing while listening to the soaring song of the skylark.
The Stroud / Painswick area
The historic wool town of Painswick, known as ‘The Queen of the Cotswolds’, is one of the finest and best-preserved Cotswolds settlements, nestling quietly in the hills and surrounded by some of Gloucestershire’s most delightful countryside.
Built of mellow Cotswold stone from the local quarry on Painswick Beacon, the town’s many beautiful buildings can be seen as you wander around its quaint and narrow streets.
New Street, constructed around 1428, contains the oldest building in England to house a Post Office, the country’s oldest bowling green, houses with magnificent Georgian frontages and the famous parish church of St. Mary sitting amongst 99 yew trees in one of the most memorable churchyards in the country.
Award winning hotels, inns, pubs and tea rooms, with specialist craft shops and those selling unusual goods from around the globe, antiques and collectables are all situated in the centre of the village.
The world famous Rococo Gardens and the picturesque villages of Sheepscombe, Edge and Slad are all within a mile or so of the centre, and this fascinating and beautiful area offers marvellous walking country for those wishing to discover the Cotswolds on a more personal level.
Just a short drive away is the spa town of Bath, The Slimbridge Wetlands Centre, Shopping in Cheltenham and the world famous Cheltenham Racecourse, The Forest of Dean, The SS. Great Britain at Bristol and the North cotswolds towns and villages of Chipping Campden, Bourton-on-the-Water and Stow-on-the-Wold.
