Welford Cottage is a beautiful holiday rental property in the heart of the Warwickshire countryside. Ideally located on the Cotswolds borders, 7 minutes drive to Stratford-Upon-Avon and 20 minutes to Warwick and what's more comes with the bonus of off-road parking (Parking can be a big issue in the centre fo Stratford).
The cottage is part of an exclusive 19th Century barn conversion development and has undergone a full interior refurbishment in the Summer 2009. It offers fresh open-plan living accommodation for 4 people with two double bedrooms, lounge/dining room, a well-equipped kitchen, stylish new bathroom plus the benefit of its own private sun terrace and access to landscaped communal gardens.

Welford Cottage is perfectly placed for touring Shakespeare Country and the gorgeous Cotswolds. Stratford Upon Avon is 3 miles away, a bustling market town and home to The Royal Shakespeare Theatre and the birthplace of the man himself William Shakespeare.
Within a short drive are the beautiful Cotswold villages of Chipping Campden and Broadway; internationally renowned Hidcote Manor Garden, Moreton-in-Marsh with its famous Tuesday outdoor market, beautiful Batsford Arboretum; and not forgetting Warwick, famous for its antique shops, tea rooms and magnificent medieval castle.
There are many outstanding National Trust houses and gardens nearby, including Charlecote Park, Packwood House, Baddesley Clinton, Upton House and Coughton Court. You can enjoy leisurely drives through country lanes and rolling countryside, with many delightful villages to explore and excellent traditional country pubs.
Birmingham city centre, with its stylish shopping malls, restaurants and Symphony Hall, is about an hour by train. The National Exhibition Centre is approximately 40 minutes drive.
You will not run out of things to see and do in the area: gardens, castles, water parks, children's farm park, arboreteums, museums, fabulous walks, golf, boat hire, visit a haunted house, take a balloon ride, horse riding, clay pigeon shooting, fabulous farmers markets, horse racing, country pubs...

How to get there
For those flying into one of the London airports, Stratford upon Avon is easily accessible by rail from London Marylebone station.
Those flying into Birmingham International airport can get a train to Birmingham Moor Street or Snow Hill and then a train into Stratford upon Avon, then a taxi from there. Or just grab a taxi from the airport.
Those travelling by car from either airport can reach Stratford upon Avon via the M40 motorway. Exit the M40 at Junction 15 and then follow the road into the town centre. On entering the town take the A3400, then turn right onto the B4632. The cottage is situated 3 miles further down this road.

Further details indoors: On the ground floor there is a beautiful open plan lounge/dining room with exposed beams and a brick feature fireplace. Relax with a glass of wine on the comfy sofa or arm chair, watch the TV/DVD or listen to some music on the mini CD player or use your iPod in the docking station.
The dining area has a glass topped dining table, which seats four. The well equipped kitchen has an electric oven/hob, microwave, fridge, a washer/dryer and dishwasher, plus all the kitchen paraphernalia you should need.
Off the entrance hall there’s a downstairs toilet and a staircase leading to the first floor with two elegantly furnished bedrooms - one with a king-size bed and the other with a double bed. Both bedrooms have built-in wardrobes and importantly comfy mattresses.
The stylish new bathroom has a vanity unit, quality fittings, bath with shower over, heated towel rail and a selection of toiletries at your disposal, as well as candles to help you unwind.
A Welcome Pack is provided which includes: Tea, Coffee, Milk, Juice, Sugar, Olive Oil, Condiments and Biscuits or Cupcakes. Plus, for your convenience quality bed-linen, bath and hand towels, tea towels, kitchen roll, loo rolls and cleaning materials are also provided.
Further details outdoors: From the lounge, french windows open out onto the private sun terrace, with a garden bench, parasol, table and 4 chairs. An ideal spot for relaxing with a glass of wine.
The terrace has wonderful views and with open access to the lawned communal gardens it is ideal for a spot of sunbathing, a game of boules, frisbee or badminton and big enough for the children to let off steam whilst you sit back and relax.
Being out of the town centre you won't have the parking issues to worry about as the cottage has a dedicated parking space plus there is also space for a further vehicle.

The new owners personally manage all bookings and clean/maintain the cottage to a high standard. They are keen to keen to ensure that guests feel at home the moment they arrive, in a property that has been tastefully refurbished with attention to detail.
BABY - If you are bringing a baby, a new Graco travel cot/playpen is available for you to use free of charge. Cot sheets/blankets are not provided. If you require a high chair do let us know in advance so we can ensure that it is there for your arrival.
LONGER LETS - We will consider longer lets at a discounted rate, especially out of the High Season. Do contact us with your requirements.
CHRISTMAS 2009 - The week of Christmas 2009 (23rd-30th) is now booked, however, the New Year period aswell as the 2 weeks before Christmas are currently still available.
If you are looking for a seasonal get-away - then come to Welford Cottage which will be tastefully decorated and will definitely get you into the Christmas spirit. Plus, Stratford is so gorgeous at this time of year, the magical Christmas lights, street markets and some lovely shops. Come for a long weekend in December and you will then see what we mean!

There are candles around the property for decoration. You may light the candles, however, they must be supervised at all times by a responsible adult and on leaving the room, they must be extinguished.

The property's weekend rates apply to: Friday, Saturday and Sunday nights
NB: Prices may be subject to change at the advertiser's discretion.
- Long Weekend Breaks - During the Mid Season & Low Season we accept 2 night stays: eg Friday/Saturday nights or Saturday/Sunday nights which are £240 (for 3/4 people) or £220 (for 2 people).
- We can be flexible with arrival and departure days, but generally a weekly rental runs from Saturday to Saturday. Arrival from 4pm (16:00hrs) and Departure being by 11.00am.
- A booking shall only be considered "confirmed" when we are in receipt of the completed booking form, a £100 refundable security deposit and 50% payment in advance (100% in advance when a booking is made less than 6 weeks prior to arrival). We will then send you a confirmation via email or via post.
- Payments accepted by cheque, cash, bankers draft, bank transfer, postal order or paypal in GBP. Payments made by Paypal, credit card or wire transfer from overseas will be subject to an additional £10 fee to cover the cost of commission charges.
- We require an initial 50% payment at the time of booking with the remaining 50% balance payable 6 weeks before occupation. Please note that will email you a reminder regarding this balance, but if the payment is not received, it will be assumed that you wish to cancel the booking.
- If the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking along with the £100 refundable security deposit.
- In the unlikely event that you need to cancel your holiday, you should let us know immediately and we will attempt to re-let the property. If the property is successfully let 80% of the monies paid will be refunded and 20% will be retained to cover administrative and advertising costs. If the property is not re-let, 50% of all monies paid will be forfeited.
- A security deposit of £100 will be taken at the time of booking to cover the cost of any serious damage or breakages, excessive cleaning required, loss of house keys etc. This will be refunded within 7-14 days of the end of the letting period, if everything is in order.
- The owners reserve the right to amend the tariff and content on this advert at any time. The full Terms and Conditions of the rental will accompany the booking form.
