Welford Cottage is part of an exclusive barn conversion development set in a peaceful countryside setting, a short drive from the hustle and bustle of Stratford Upon Avon.
It is tastefully decorated throughout and can comfortably accommodate 4 people, having two double bedrooms, open-plan lounge/dining room, a well-equipped kitchen, plus the benefit of its own private sun terrace and landscaped communal gardens. For your convenience quality bed linen and towels are provided.
Other benefits include off-road parking. Parking can often be an issue if you stay in the centre of Stratford, as it's mainly residential permits or parking meters.

On the ground floor there is an open plan lounge/dining room with exposed beams and a brick feature fireplace. Relax with a glass of wine in the comfy armchair, watch the flatscreen HD TV which has a built-in DVD player and Freeview channels, dip into the cracking selection of DVDs available or listen to some music on the mini CD player or iPod docking station.
There is a glass topped dining table which seats four, a well-equipped kitchen which has an electric oven/hob, microwave, fridge, a washer/dryer and dishwasher, plus all the kitchen paraphernalia you should need during your stay.
Off the entrance hall there’s a downstairs toilet and the staircase leading to the first floor which has two elegantly furnished bedrooms. One has with king-size bed, the other has a double bed, plus a TV/DVD with Freeview channels and room to fit a cot. Both bedrooms have built-in wardrobes and importantly comfy mattresses.
The bathroom has a vanity unit, quality fittings, bath/shower, heated towel rail and a selection of toiletries at your disposal, as well as candles to help you unwind.
We provide: Tea, Coffee, Sugar, Milk, Juice. Plus, for your convenience quality bed-linen, bath towels, tea towels, kitchen roll, loo rolls, dishwasher tablets and cleaning materials, aswell the usual items, such as a decent hairdryer, iron/ironing board, trouser press and a travel cot.
Access to the internet is available via BT OpenZone, payable online: one hour £3/ one day £5/ five days £15, and is not included in the rental price.
The owners want to ensure that guests feel at home the moment they arrive. They personally manage all bookings and lovingly clean and maintain the cottage to a high standard.

From the lounge, french windows open out onto the private sun terrace, which has a bench, table and chairs. An ideal spot for relaxing with a glass of wine and a good book.
The terrace has wonderful views and open access to the landscaped communal gardens which are perfect for a game of boules, frisbee or badminton and big enough for the children to let off steam whilst you kick back and relax.
Being out of the town centre you won't have any parking issues to worry about. The cottage has a dedicated parking space plus there is also additional parking available.

CHILDREN (age 4 and over) AND BABIES are welcome however they should be supervised at all times. A new clean Graco travel cot is available for you to use.

Conditions
NO SMOKING or PETS - For the comfort of all guests staying in the property, there is strictly no smoking and we're afraid no pets are permitted to stay.
CANDLES - There are candles around the property for decoration. You may light the candles, however, they must be supervised at all times by a responsible adult and on leaving the room, they must be extinguished.

Welford Cottage is perfectly placed for touring Shakespeare Country and the gorgeous Cotswolds. Stratford Upon Avon is 3 miles away, a bustling market town and home to The Royal Shakespeare Theatre and the birthplace of the man himself William Shakespeare.
Within a short drive are the beautiful Cotswold villages of Chipping Campden (7 miles) and Broadway (11 miles); internationally renowned Hidcote Manor Garden, Moreton-in-Marsh (15 miles) with its famous Tuesday outdoor market, beautiful Batsford Arboretum; and not forgetting Warwick (20 minutes drive) famous for its antique shops, tea rooms and magnificent medieval castle.
There are many outstanding National Trust houses and gardens nearby, including Charlecote Park, Packwood House, Baddesley Clinton, Upton House and Coughton Court. You can enjoy leisurely drives through country lanes and rolling countryside, with many delightful villages to explore and excellent traditional country pubs.
Birmingham city centre, with its stylish shopping malls, restaurants and Symphony Hall, is about 40 minutes by train. The National Exhibition Centre is approximately 40 minutes drive.
You will not run out of things to see and do in the area: gardens, castles, water parks, children's farm park, arboreteums, museums, fabulous walks, golf, boat hire, visit a haunted house, take a balloon ride, horse riding, clay pigeon shooting, fabulous farmers markets, horse racing, country pubs...
For retail therapy then Stratford Upon Avon, Warwick, Leamington Spa, Cheltenham (33 miles) Solihull and Birmingham should be able to provide you with a fix.

For those flying into one of the London airports, Stratford upon Avon is easily accessible by rail from London Marylebone station.
Those flying into Birmingham International airport can get a train to Birmingham Moor Street or Snow Hill and then a train into Stratford upon Avon, then a taxi from there. Or just grab a taxi from the airport.
Those travelling by car from either airport can reach Stratford upon Avon via the M40 motorway. Exit the M40 at Junction 15 and then follow the road into the town centre. On entering the town take the A3400, then turn right onto the B4632. The cottage is situated approximately 3 miles down this road.

We (1 adult en 2 children of 15 and 13) thouroughly enjoyed the cottage, it made us feel at home. The location is perfect for trips in the Cotswolds and surroundings, the house is spacious, very nicely decorated and very well equiped. We are definitely loking forward to visiting again. |

Its a beautiful cottage and all your needs have been taken into account. From tea, coffee, milk and biscuits to toiletries in the bathroom. A car is necessary really although there is a bus stop on the main road. We had a lovely stay and would definitely considering returning. The beds are comfortable and there is everything in the cottage that you could possibly want. It was relaxation and tranquility. |

NB: Prices may be subject to change at the advertiser's discretion.
- During the Peak Season of July/August the minimum stay is 5-7 nights.
- Long Weekend / Midweek Breaks - 3 Nights: £290 (for 3/4 people) or £270 (for 2 people). Two nights available at same rate as three. Note: These prices are not applicable for UK National/Bank Holidays.
Short breaks are generally not available in June, July, August, September, but there may be an opportunity for a late booking if the cottage is free, do contact us for late availability deals.
- We can be flexible with arrival and departure days, but generally a weekly rental runs from Saturday to Saturday. Arrival from 4pm (16:00hrs) and Departure being by 11.00am. If there are no other guests leaving on your day of arrival then you are welcome to arrive whenever you like, just check with us before hand.
- A booking shall only be considered "confirmed" when we are in receipt of the completed booking contract, a £100 refundable security deposit and 50% payment in advance (100% in advance when a booking is made less than 6 weeks prior to arrival). We will then send you a written confirmation via email or through the post.
- Payments accepted by cheque, cash, bank/wire transfer, postal order or paypal in GBP. Payments made by Paypal or wire transfer from overseas will be subject to an additional £10 fee to cover the cost of banking/commission charges.
- We require an initial 50% payment at the time of booking with the remaining 50% balance payable 6 weeks before occupation. Please note that will email you a reminder regarding this balance, but if the payment is not received, it will be assumed that you wish to cancel the booking.
- If the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking along with the £100 refundable security deposit.
- In the unlikely event that you need to cancel your holiday, you should let us know immediately and we will attempt to re-let the property. If you cancel more than 4 weeks from your arrival date and the cottage is successfully re-let then 80% of the monies paid will be refunded and 20% will be retained to cover administrative and advertising costs. If the property is not re-let, 50% of all monies paid will be forfeited, 50% refunded.
If you cancel less than 4 weeks from your arrival date, 80% of the monies paid will be forfeited, 20% refunded. Your security deposit will be refunded in all instances.
- A security deposit of £100 will be taken at the time of booking to cover the cost of any serious damage or breakages, excessive cleaning required, loss of house keys etc. This will be refunded by cheque within 7-10 days of the end of the letting period, if everything is in order.
- The owners reserve the right to amend the tariff and content on this advert at any time. The full Terms and Conditions of the rental will accompany the booking form.
