Number 22 is the perfect cottage for a romantic break for two or a family/friends break for four. It's central location provides an ideal base to explore the many attractions in and around the local area. The location is unrivalled in the peaceful old town area of Stratford upon Avon, just five minutes walk from the bustle of the town or the tranquility of the park or countryside - in fact many of our guests leave the car parked for the duration of their stay! There are many excellent restaurants, bars and theatres just a few minutes walk away or the private courtyard garden is the perfect place to enjoy a relaxing glass of wine or alfresco dining.

How to get there
For those flying into one of the London airports, Stratford upon Avon is easily accessible by rail from London Marylebone station.
Those flying into Birmingham International airport can get a train to Birmingham Moor Street or Snow Hill and then a train into Stratford upon Avon.
Those travelling by car from either airport can reach Stratford upon Avon via the M40 motorway, exiting at junction 15 and then following the road into the town centre.
There are also National Express coaches, bus services and taxi services from both airports.

Further details indoors: This sympathetically refurbished cottage provides comfortable accommodation for up to four people. The first floor of the property comprises two beautifully furnished bedrooms - one with king size bed and the other with a standard double bed. The stylish bathroom has vanity unit, large mirror, separate shower and double ended bath. Downstairs the stunning 30ft kitchen / dining / living area is fully equipped with a range of integrated high quality Smeg appliances. The dining area seats four and the restful living area with Sony Bravia flatscreen TV, DVD and CD player has comfortable sofas. The French windows open onto the secluded courtyard garden, ideal for relaxing with a glass of wine or alfresco dining. In addition, there is a separate cosy living room at the front of the house with original flagstone floor, sofa for three and portable TV and video player. A broadband internet link is also available for those choosing not to leave work behind!
Further details outdoors: The property has on-street parking and it is usually very easy to park right outside the property.
The property has a private south facing courtyard garden laid to gravel and lawn. In the summer it is a real suntrap and an ideal place to relax with a glass of wine. There is a barbeque provided for your use.

A visitors parking permit will be supplied if required for the duration of your stay.
A basic welcome pack is included for all stays that includes teabags, coffee, sugar and milk. A larger welcome hamper is included for week long stays. If you are pressed for time, the owner can organise a full grocery shop for you for your arrival. This should be requested at the time of booking and a surcharge of £10 will apply in addition to the cost of the groceries to cover time and travel.
Two adult bicycles are available for use if required.
All bedlinen, towels, gas, electricity, hot water and central heating are included in the rental price.
Well behaved pets are welcome by prior arrangement at extra cost.
A Mamas & Papas travel cot/playpen and a high chair are available if required.
For special occasions, chocolates, fresh flowers or champagne can be organised for your arrival at extra cost.
Babysitting, petsitting and taxi services can be provided by the owner at extra cost.
Conditions
This tenancy agreed with this Property is for a Holiday Let as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Guest acknowledges that this Agreement is not an assured tenancy.
Due to the age of the property the staircase may be a little steeper and have less head room than in a modern house and therefore very young children or the elderly should be accompanied up and down the stairs at all times.
For the comfort of all guests staying in the property, there is strictly no smoking in the property.
Well behaved pets may be allowed at the owners discretion but strictly only on the ground floor and in the enclosed garden and not on the furniture or upstairs.
There are candles around the property for decoration and to create ambience during bathing, dinner or relaxing. You may light the candles, however, and without exception, they must be supervised at all times by a responsible adult, if you exit the room, they must be extinguished. Unsupervised candles can cause fires.
Failure to observe house rules will result in the immediate forfeiture of your security deposit.

WEEKLY BREAKS:
Weekly lettings generally run from 5pm on the day of arrival to 10.30pm on day of departure. Usually the check in day is Friday or Saturday but this is flexible depending on other bookings at the time. Please feel free to contact the owner with your requirements.
SHORT BREAKS:
The property is popular with week long breaks. Short breaks of 3 days and above may be available throughout the year but usually only if odd days fall between weekly bookings and at the owners discretion. Bookings for short breaks will not be taken more than two weeks before the actual stay date.
Approximate prices for short breaks are:
3 nights - 60% of the weekly cost
4 nights - 70% of the weekly cost
5 nights - 80% of the weekly cost
6 nights will be charged as a week
The owner reserves the right to adjust prices for available weeks shown without notice.
BOOKINGS:
A booking shall only be considered "confirmed" when the owner is in receipt of the booking form and payment. A confirmation will be sent.
PAYMENTS:
Payments accepted by cheque, cash, bankers draft, bank transfer, postal order or paypal in GBP.
Payments made by wire transfer from overseas will be subject to an additional £10 fee to cover the cost of bank commission charges.
Initial 50% payment required at the time of booking with the remaining 50% balance payable 6 weeks before occupation. Please note that no reminder will be issued regarding this balance and therefore if the payment is not received, it will be assumed that you wish to cancel the booking.
If the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking.
CANCELLATIONS:
In the unlikely event that you need to cancel your holiday, you should let the owner know immediately who will attempt to re-let the property. If the property is successfully let 75% of the monies paid will be refunded and 25% will be retained to cover administrative and advertising costs. If the property is not re-let, all monies paid will be forfeited.
SECURITY DEPOSIT:
A security deposit of £150 will be taken at the time of booking to cover the cost of any breakages, cleaning, loss of parking permit or house keys etc. This will be refunded within 14 days of the end of the letting period.
