Really lovely cottage, clean, comfortable with modern cottage designer interior, On the ground floor the light open entrance hallway leads to a spacious large open-plan living/dining-room and kitchen. A feature split stable door opens at the rear of the cottage to an enclosed courtyard.
The kitchen area has modern fully fitted units and ceramic floor. Dishwasher, washing machine, fridge, microwave, kettle toaster, supply of glasses, plates, cups, pots, pans, cookware, crockery, cutlery, utensils, iron, ironing board etc. the list is endless.... There is use of a large freezer and tumble dryer if required.
Bonus of a ground floor twin bedroom with en-suite bathroom which has a corner shower, sink and w.c. heated towel rail. In the bedroom there is a hairdryer and built-in wardrobe plus drawer unit and bedside cabinets with lamps.
Imagine a spacious relaxing comfortable lounge area with wall mounted 42inch Plasma TV with Free view positioned over a feature fire place with electric log burner stove. There are 3 large leather sofas providing plenty of sitting and relaxing space. One of the sofa's incorporates a sofa bed for additional sleeping. Occasional furniture including traditional side unit, side tables and lamp.
From the hallway you proceed up the carpeted staircase which is a modern normal width to the upper floor of this lovely cottage where traditional beamed ceilings add to the natural beauty of Falstaff Cottage.
The Master Bedroom is naturally light, from the window you can see lovely views of the original farm house dating back over 400 years plus country field. This lovely cottage bedroom has a double bed with feature frame headboard, side units with lamps, floor standing mirror, built in wardrobes, vanity table and chair.
3rd Bedroom has beamed features, a single bed with leather headboard, bedside cabinet & built in wardrobe.
Family Bathroom with bath with electric shower over, Shower clear screen, toilet, sink, tiled walls with marble tiled floor.
Plenty of parking space for several vehicles.

Central England with easy access to the motorway network.
Arden Hill Farm in an elevated position overlooking extensive and stunning countryside, with views extending as far as the Malvern Hills. Just 3 miles north of Stratford and close to several Shakespeare sites, including Mary Arden's house, 1 mile, and the world renowned RSC. In Stratford itself guided bus tours take visitors around the town, and boat trips on the river are popular for sightseeing. Golf, horse riding and gliding are all available locally. A visit to the historic county town of Warwick should not be missed with its magnificent medieval castle, and Kenilworth Castle is only a few miles further. There are many fine gardens and stately homes with National Trust properties including Coughton Court and Charlecote Park, which are within half an hour's drive. Local pubs, inns and restaurants offer meals of high recommendation to suit all tastes. We had a wonderful weekend staying at Falstaff Cottage. We did not need anything. Everything was provided. Lovely setting, very clean. So easy to book, excellent service from Antonia. The taxi service recommended was brilliant. Richard was helpful and prompt. Looking at dates for next year for our annual trip to Stratford.

"Pretty in a glance, but terrible"
On Fallstaff website the property is rates as five stars, thus the reason why we booked it. Overall it is probably not even 3 stars worth. Where should I start... Cleanliness: Although floors are washed, there is cobwebs in the ceilings and marks on the carpets, which gives an overall feeling that the place is dirty. The pan in the kitchen was so dirty that we tried to clean it, but at the end went to the shop to buy ourselves one to use. The "luxury" sleeping couch was so dirty, that and wobbly that the people using it ended up sleeping on the sofa's. Electrical hazard big time!!!! On first evening I showered and the floor was flooded with water due to the broken shower trap. As I was wiping it up with a towel afterwards, I bumped into the electrical towel rail (which was on) and the electrical cord broke free from the old selotype by which is was repaired. Luckily it did not go into the water, as I would have been electrocuted! No more showering for us that evening with that shower. Next morning when my husband complained the owner stated that we can not get our money back and that there is no other accommodation they can offer. After having words, she then send our the handy man to fix. The other electrical towel rail in the other bathroom was also broken at the wire. I must give them credit that they replaced both the towel rails and fixed the shower. I just don't understand why they did not do it in the first place and why it was fixed with sylotype. Is these places not suppose to be inspected! Basically very little worked in this place. We had to ask for them to buy new remotes and a digital box, because we were unable to use the telly. The heater in the main bedroom was making large banging noises and thus, I rather did not use that. And do not even get me started on the oven in the kitchen, which sounds like a airplane on lift off when it is used. I wanted to iron my clothes, but decided against it, after I found two irons where the plastic at the bottom where the electrical cords go in, was broken. Thus again, big risk of getting electrocuted. O yes, and we could not get any wireless working. This was not an enjoyable stay at all and the only thing the owner could say was "sorry, there is nothing I can do". At least they fixed some of the things, but that is not my idea of a holiday.
