Set in an area of outstanding natural beauty it's elevated position high up on Alne Hills affords breathtaking views of Warwickshires magnificent countryside, flanked on one side by ancient woodland the stage is set for your idyllic country holiday.
The bespoke kitchen is fully equipped including granite worksurfaces, gas range cooker, cooks island with chopping block, microwave and dishwasher.
A dining/breakfast area is incorporated into the kitchen, along with one side of the double sided log burner.
The marble floor runs throughout the kitchen,and continues into the cosy lounge, curl up on the sumptuous sofa in front of the log burner, for your entertainment a plasma tv, and dvd are provided.
From the lounge oak glazed doors which open out onto the patio area with BBQ for alfresco dinning and to help you un-wind at the end of your day, door from lounge to snug/tv room
Up stairs the emphasis is on the Luxurious Master suite with walk-in wardrobe, bathroom with his and her wash hand basins, walk in shower room, deep bathing tub and w/c. The master suite has a king bed and its own private balcony.
Three further bedrooms 2 share the luxury family bathroom, 1 en-suite both with kingsize beds all beds can be made up as singles.

On The approach to Mutton Barn, you leave the public highway a category D road over a cattle grid and climb gently up a farm track (The Heart Of England Way) follow the track firstly through the new plantation the track then hugs the edge of the ancient Alne Woods as you turn the corner at the top of Alne Hills you will be greeted by Mutton Barn and the magnificent views before you.
The area is a walkers and cyclers paradise with The Heart Of England Way and the Arden Way at the garden gate, it is your gateway to over 125 miles of footpaths and bridle ways.
The barn stands on its own and is surrounded on all sides by beautiful countryside. Deemed as an area of outstanding natural beauty Alne Hills benefits from an abundance of native wildlife,
Watch Barn Owl Tv ! Owl cam installed 9/2/12 so you can now watch a marriage made in Heaven from the Mutton Barn lounge.
Buzzards fly high above often accompanied by other birds of prey, The resident Barn Owls hunt daily and we hope for a parliament of owletts again in 2011,
Watch as Deer wandering from the wood to feed in early morning and at dusk these include Red, Roe, Fallow and Muntjac.
Awaken to the sound of curlew as they warble over the hills.

Stratford upon Avon is 7 miles away Set in on the banks of the River Avon, the town of Stratford-Upon-Avon is steeped in history and culture. As the birthplace William Shakespeare, this is a popular tourist destination and is home to the world famous Royal Shakespeare company and its theatres.
The town boasts a variety of shopping and leisure facilities and has many quality restaurants and brasseries.
Within a short drive are the beautiful Cotswold villages of Chipping Campden and Broadway internationally renowned Hidcote Manor Garden, Moreton-in-Marsh with its famous Tuesday outdoor market, beautiful Batsford Arboretum; and not forgetting Warwick famous for its antique shops, tea rooms and magnificent medieval castle.
There are many outstanding National Trust houses and gardens nearby, including Charlecote Park, Packwood House, Baddesley Clinton, Upton House and Coughton Court.

Alcester is the quintessential English market town, an architectural gem with a lively community feel set in the attractive, rolling 'Shakespeare's Countryside', just seven miles west of Stratford-on-Avon, home of the Bard.
Situated on the River Arrow, its medieval street pattern survives almost intact, along with many ancient properties including the wonderful church of St Nicholas with its 14th century tower and the early 17th century town hall.

A wonderful property set in a magical location. If you love peace and quiet and open countryside then you will love this place. We have 2 dogs and they had their own outdoor shower area! Just perfect for washing them off before allowing them into the house. Beautiful woodland with lots of wildlife to watch just from your back door. Two good pubs within walking distance - both allow dogs in the beer gardens. We felt like we'd found a new friend in Paul who is really passionate about the countryside (especially owls!!) and also about Mutton Barn. The property is wonderful and done out to a really high standard. Plenty of places to relax in the grounds of the property, with loungers, outdoor table and chairs, a balcony and soon a rooftop terrace. All perfect for enjoying the sunshine and idyllic views. There are lots of places to visit nearby, but we didn't feel we needed to..we just really enjoyed being in and around the property. We loved it and will be returning next year... Best book quick though because this is bound to become a property that's much in demand!! Response: The perfect result! a happy customer who wants to return and book early. We stayed at Mutton Barn whilst attending a family wedding. It is approached via a small track and is not visible until you round a bend by the wood. Our first impression was one of pleasure that it looked so neat and well kept. upon entering this turned to amazement at the quality of finish and the attention to detail. Everything we needed was supplied, from the welcome pack, including wine, to the satnav ready programmed with the local sights and necessities such as Waitrose! We were soon met by Paul who spent some time with us extolling the intricacies of the environmentally friendly features. Power for the house is supplied by a generator and batteries , but we were never aware of this. Paul was always available at the end of a phone and could not do enough to help us without being at all intrusive. At breakfast we watched deer passing by on the track and a Hare jumping in the field. The Barn is dog friendly an our Labrador enjoyed long morning walks across the local meadows and woodland. Because we were going to a wedding we could not really do the facilities justice and will have to return in the future. A magical place. |

Met on arrival by owner Paul & shown around & how to use appliances . Accommodation was very well appointed , clean & in very good order . Great welcome pack provided , with all essentials there on arrival . Very quiet peaceful location , very relaxing with a wonderful view . |

~ A 30% non refundable Deposit or £150 (whichever is the greater) is required at the time of booking as a guarantee for all Bookings taken.The balance for your stay is due 45 before your stay commences. For breaks booked within 45 days of arrival the whole balance will be due upon Booking.
~ A refundable breakage Deposit of £150 is required and will be returned within 10 days of you leaving assuming any damages/breakages are replaced and It is important that you note that any breakages/damages that cost more than the value of any such Deposit given to us must also be paid for in full.(we are not concerned with minor breakages such as cups etc..)
~ We cannot emphasise enough that no booking is confirmed until we have received your Deposit. Only when we receive your Deposit will we mark our Availability Calendar as being booked for you.
~ We accept payment in GB Pounds either by cheque, cash or Bank Transfer.
~ Finally, do not forget to purchase independent travel insurance for you and your Party - to cover any medical treatment, personal accident, luggage lost in transit, theft, transport delays, etc. You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
