Namsan Cottage provides all you need to relax and dine in comfort and style; the newly decorated and furnished lounge has a Laura Ashley leather sofa and two tub chairs, a discreetly placed flat screen HD TV with Freesat, DVD player and stereo. For a relaxing evening there is a selection of books, DVD’s, CD’s and games for all ages.
The dining area features a shabby chic style dining table and chairs which comfortably seats six adults. A high chair is provided if required. A patio door leads to the enclosed paved garden, complete with table and chairs for outdoor dining. The spacious kitchen has been completely renovated and re-equipped to handle all catering needs. Appliances include a gas hob, an electric oven, a microwave, a dishwasher, a fridge and a freezer. Neatly tucked away is a washing machine and tumble dryer. In the entry vestibule there is a WC with hand basin.
Upstairs
Namsan Cottage has three bedrooms; each of the two spacious double bedrooms has a king-sized bed whilst the third bedroom has a single bedroom. Each bedroom is tastefully and individually decorated, maintaining the inviting and relaxing ambiance evident throughout the cottage. The welcoming comforts of the bedrooms are matched by the high standard of linen and bedding that is provided. A travel cot is available upon request.
The bathroom on the first floor is in a traditional cottage style with wooden flooring. The bath has an overhead shower with hand basin and W.C. Luxury bath sheets and hand towels are provided.

At Namsan Cottage our aim has been to create relaxing, comfortable and stylish accommodation that we'd want to stay in ourselves.
We provide clean, crisp, good quality bed linen and towels; comfortable, high quality seating; a full set of crockery, utensils and glassware and, most important good, comfortable beds!
Namsan Cottage features include:

* Enclosed paved back garden with lighting and outdoor table and chairs.

* Namsan Cottage has a non-smoking policy and we do not allow pets in the property.
* A welcome pack of fresh provisions will be waiting for you on the day you arrive so you can unwind after your journey. This includes milk, tea, coffee, bread, biscuits, bacon and eggs.
* Our staircase is rather steep and the stairs rather shallow so may be unsuitable for some people.

Namsan Cottage is well equipped to cater for younger guests.
The following essential items are provided upon request: (Travel cot, Bed rail, Microwave steam sterilizer, Plug covers, Two stair gates, Pushchair, Highchair, Kids plastic plates, bowls, cups and cutlery.
To help ensure that children are entertained there is a selection of children’s toys, games, books and DVD’s.
Conditions
This tenancy agreed with this Property is for a Holiday Let as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Guest acknowledges that this Agreement is not an assured tenancy.
Due to the age of the property the staircase may be a little steeper and have less head room than in a modern house and therefore very young children or the elderly should be accompanied up and down the stairs at all times.
For the comfort of all guests staying in the property, there is strictly no smoking in the property.
Failure to observe our rules will result in the immediate forfeiture of your security deposit.

Namsan Cottage is ideally located to explore Warwickshire, the Cotswolds and Oxfordshire. Within a short drive of Stratford-upon-Avon are the Cotswolds with many beautiful villages famous for the limestone cottages, local outdoor markets and outstanding countryside with spectacular views. There are many villages to visit within the Cotswolds, perfect for a day trip including Stow-on-the-Wold, Broadway, Chipping Campden and Morten-in-the-Marsh.
Birmingham, the UK’s 2nd city, is 50 minutes by train, offers a great variety of activities, from its beautiful shopping arcades such as the The Mailbox and The Bull Ring, to the Jewellery Quarter, where 40% of the UK’s jewellery originates from. Birmingham is home to the Birmingham Royal Ballet and the City of Birmingham Symphony Orchestra. If you’re looking for entertainment Birmingham has a number of options from the Sea Life Centre, an IMAX cinema to Cadbury’s World.
If you’re looking for activities for families, Hatton Farm Village, located in Warwick, offers an adventure playground, children’s shows, and the chance to see a variety of farm animals as well as walks across the Hatton Estate. Within 30 minutes drive is Evesham Country Park which boasts a miniature Steam Railway operating at weekends and school holiday, as well as the Ark Animal Sanctuary.
To enjoy the great weather why not visit one of the many beautiful houses and gardens nearby such as Stoneleigh Hall, Ragley Hall or National Trust Houses such as Charlecote Park, Packwood House and Baddesley Clinton.
The Stratford upon Avon / Stratford Old Town area
Stratford-upon-Avon, the birthplace of William Shakespeare, is steeped in history and offers a wide variety of activities from visiting one of the Shakespeare properties, golfing, taking an open tour bus or watching a performance at one of the famous Royal Shakespeare Company (RSC) Theatres.
There are numerous attractions within a few minutes’ walk of Namsan Cottage. Holy Trinity church, where Shakespeare is buried, is literally a stone’s throw away; from there you can walk along the River Avon into the centre of town or follow one of the footpaths into the countryside, or if you prefer try your hand at making a brass rubbing at the Brass Rubbing Centre. The Royal Shakespeare Company (RSC) theatres are located on the River Avon, offering both evening and matinee performances. If the weather is good why not hire a boat or take a river cruise or perhaps visit the butterfly farm.
Within Stratford centre there are a number of Shakespeare properties and historic buildings, such as Shakespeare’s birthplace, New Place with its beautiful gardens, Harvard House a sixteenth century town house, owned by Harvard University due to its links with John Harvard the founder of Harvard University.
If you like to eat out, Stratford-upon-Avon offers visitors a good variety of restaurants, cafes, tea-rooms and bars; there is something for every taste. At Namsan Cottage you are within stumbling distance (106 steps!) of the “West End” pub, which has one of the best reputations in Stratford upon Avon.
Within a few minute’s drive of Namsan Cottage you can visit Anne Hathaway’s Cottage with its beautiful gardens, Mary Arden’s Farm, an ideal place for families where you can see Falconry displays and are taken back in time to the 16th century.
There is a race course at Stratford-upon-Avon that has regular Sunday races. The Greenway trail an ideal place for walking or cycling, which is a few minutes’ walk from Namsan Cottage, takes you through beautiful country side, passing the race course onto Long Marston via Milcote village. Bikes can be hired at the entrance of the Greenway trail and there are various cycle routes suiting all ages.

By air - car hire and taxis are available at Birmingham International Airport which is approximately 35 minutes drive from Namsan Cottage. We can arrange a taxi to meet you at Arrivals and take you to Namsan Cottage. Just let us know and we can obtain a quotation for you - you pay the taxi driver direct (approx cost as of May 2010 is GBP50-60).
By train - taxis are available at Stratford railway station - a few minutes from Namsan Cottage. There is a direct line from London Marylebone - journey time about 2 hours.
By coach - the coach station is in the town centre, a few minutes by taxi from Namsan Cottage.

What a lovely quiet, clean, comfortably and peaceful cottage with easy Parking with permit supplied Everything that you require has been thought off and provided in this lovely cottage From the minute we walked in we felt at home. The cottage is a real good base to explore Stratford upon Avon and surrounding area . We went to all of the sights associated with . Shakespeare and our time weren't long enough to see everything . Would definitely recommend a stay at this cottage We will be back |

We were impressed by the size, comfort and facilities at this cottage, depite being in the town centre! The kitchen was very well equipped and the small garden at the back was a bonus too. The cottage is like the Tardis! Lots of toys and books to entertain the young ones. Lovely restaurants within walking distance. Would highly recommend this cottage. |

Namsan Cottage is available for a minimum of 2 nights throughout the year with the exception of July and August.
Weekly and longer holiday lets are based on a Friday to Friday stay; if you would like an alternative day please contact us regarding possibilities.
Shorter breaks of less than 3 nights will be considered at short notice during mid and low season depending on availability. Please contact us for further information.
Namsan Cottage is available from 3pm on day of arrival and we ask guests to vacate the property no later than 10am on your departure day.

Availability notes:
BOOKINGS:
A booking shall only be considered "confirmed" when the owner is in receipt of the booking form, deposit and acceptance of our terms and conditions. A confirmation will be sent.
PAYMENTS:
Payments accepted by bank transfer, credit and debit cards or paypal in GBP.
Payments made by wire transfer from overseas will be subject to an additional £10 fee to cover the cost of bank commission charges. PayPal payments will be subject to an additional 5% fee.
Initial 50% payment required at the time of booking with the remaining 50% balance payable 6 weeks before occupation. Please note that no reminder will be issued regarding this balance and therefore if the payment is not received, it will be assumed that you wish to cancel the booking.
If the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking.
CANCELLATIONS:
In the unlikely event that you need to cancel your holiday, you should let us know immediately as we will attempt to re-let the property. If the property is successfully let 75% of the received payment will be refunded and 25% will be retained to cover administration costs. If the property is not re-let, all monies paid will be forfeited.
SECURITY DEPOSIT:
A security deposit of £150 will be taken at the time of booking to cover the cost of any breakages, cleaning, loss of parking permit or house keys etc. This will be refunded within 14 days after your departure.
