Namsan Cottage is furnished and maintained to a high standard of comfort and convenience and welcomes up to five guests in a cosy, relaxing atmosphere. It has a roomy kitchen, generous through lounge and dining room with two double bedrooms and one single bedroom.

Lying within the conservation area of 'Old Town' near Holy Trinity church, where Shakespeare is buried, Namsan Cottage is perfectly located within a few minutes' walk of the centre of Stratford-upon-Avon, the renowned Royal Shakespeare Company (RSC) theatres, a wide variety of shops and a huge choice of restaurants, bars and cafés.

Namsan Cottage provides all you need to relax and dine in comfort and style; the newly decorated and furnished lounge has a Laura Ashley leather sofa and two tub chairs, a discreetly placed flat screen HD TV with Freesat, DVD player and stereo. For a relaxing evening there is a selection of books, DVD’s, CD’s and games for all ages.

The dining area features a shabby chic style dining table and chairs which comfortably seats six adults. A high chair is provided if required. A patio door leads to the enclosed paved garden, complete with table and chairs for outdoor dining. The spacious kitchen has been completely renovated and re-equipped to handle all catering needs. Appliances include a gas hob, an electric oven, a microwave, a dishwasher, a fridge and a freezer. Neatly tucked away is a washing machine and tumble dryer. In the entry vestibule there is a WC with hand basin.

Upstairs

Namsan Cottage has three bedrooms; each of the two spacious double bedrooms has a king-sized bed whilst the third bedroom has a single bedroom. Each bedroom is tastefully and individually decorated, maintaining the inviting and relaxing ambiance evident throughout the cottage. The welcoming comforts of the bedrooms are matched by the high standard of linen and bedding that is provided. A travel cot is available upon request.

The bathroom on the first floor is in a traditional cottage style with wooden flooring. The bath has an overhead shower with hand basin and W.C. Luxury bath sheets and hand towels are provided.

At Namsan Cottage our aim has been to create relaxing, comfortable and stylish accommodation that we'd want to stay in ourselves.

To help ensure that children are entertained there is a selection of children’s toys, games, books and DVD’s.

Conditions

This tenancy agreed with this Property is for a Holiday Let as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Guest acknowledges that this Agreement is not an assured tenancy.

Due to the age of the property the staircase may be a little steeper and have less head room than in a modern house and therefore very young children or the elderly should be accompanied up and down the stairs at all times.

For the comfort of all guests staying in the property, there is strictly no smoking in the property.

Failure to observe our rules will result in the immediate forfeiture of your security deposit.

The Central England / Cotswolds / Warwickshire region

Namsan Cottage is ideally located to explore Warwickshire, the Cotswolds and Oxfordshire. Within a short drive of Stratford-upon-Avon are the Cotswolds with many beautiful villages famous for the limestone cottages, local outdoor markets and outstanding countryside with spectacular views. There are many villages to visit within the Cotswolds, perfect for a day trip including Stow-on-the-Wold, Broadway, Chipping Campden and Morten-in-the-Marsh.

Birmingham, the UK’s 2nd city, is 50 minutes by train, offers a great variety of activities, from its beautiful shopping arcades such as the The Mailbox and The Bull Ring, to the Jewellery Quarter, where 40% of the UK’s jewellery originates from. Birmingham is home to the Birmingham Royal Ballet and the City of Birmingham Symphony Orchestra. If you’re looking for entertainment Birmingham has a number of options from the Sea Life Centre, an IMAX cinema to Cadbury’s World.

If you’re looking for activities for families, Hatton Farm Village, located in Warwick, offers an adventure playground, children’s shows, and the chance to see a variety of farm animals as well as walks across the Hatton Estate. Within 30 minutes drive is Evesham Country Park which boasts a miniature Steam Railway operating at weekends and school holiday, as well as the Ark Animal Sanctuary.

To enjoy the great weather why not visit one of the many beautiful houses and gardens nearby such as Stoneleigh Hall, Ragley Hall or National Trust Houses such as Charlecote Park, Packwood House and Baddesley Clinton.

The Stratford upon Avon / Stratford Old Town area

Stratford-upon-Avon, the birthplace of William Shakespeare, is steeped in history and offers a wide variety of activities from visiting one of the Shakespeare properties, golfing, taking an open tour bus or watching a performance at one of the famous Royal Shakespeare Company (RSC) Theatres.

There are numerous attractions within a few minutes’ walk of Namsan Cottage. Holy Trinity church, where Shakespeare is buried, is literally a stone’s throw away; from there you can walk along the River Avon into the centre of town or follow one of the footpaths into the countryside, or if you prefer try your hand at making a brass rubbing at the Brass Rubbing Centre. The Royal Shakespeare Company (RSC) theatres are located on the River Avon, offering both evening and matinee performances. If the weather is good why not hire a boat or take a river cruise or perhaps visit the butterfly farm.

Within Stratford centre there are a number of Shakespeare properties and historic buildings, such as Shakespeare’s birthplace, New Place with its beautiful gardens, Harvard House a sixteenth century town house, owned by Harvard University due to its links with John Harvard the founder of Harvard University.

If you like to eat out, Stratford-upon-Avon offers visitors a good variety of restaurants, cafes, tea-rooms and bars; there is something for every taste. At Namsan Cottage you are within stumbling distance (106 steps!) of the “West End” pub, which has one of the best reputations in Stratford upon Avon.

Within a few minute’s drive of Namsan Cottage you can visit Anne Hathaway’s Cottage with its beautiful gardens, Mary Arden’s Farm, an ideal place for families where you can see Falconry displays and are taken back in time to the 16th century.

There is a race course at Stratford-upon-Avon that has regular Sunday races. The Greenway trail an ideal place for walking or cycling, which is a few minutes’ walk from Namsan Cottage, takes you through beautiful country side, passing the race course onto Long Marston via Milcote village. Bikes can be hired at the entrance of the Greenway trail and there are various cycle routes suiting all ages.

By air - car hire and taxis are available at Birmingham International Airport which is approximately 35 minutes drive from Namsan Cottage. We can arrange a taxi to meet you at Arrivals and take you to Namsan Cottage. Just let us know and we can obtain a quotation for you - you pay the taxi driver direct (approx cost as of May 2010 is GBP50-60).

By train - taxis are available at Stratford railway station - a few minutes from Namsan Cottage. There is a direct line from London Marylebone - journey time about 2 hours.

By coach - the coach station is in the town centre, a few minutes by taxi from Namsan Cottage.

The cottage is a real good base to explore Stratford upon Avon and surrounding area . We went to all of the sights associated with . Shakespeare and our time weren't long enough to see everything . “A lovely well-maintained cottage in a fabulous location” We were impressed by the size, comfort and facilities at this cottage, depite being in the town centre! The kitchen was very well equipped and the small garden at the back was a bonus too. The cottage is like the Tardis! Lots of toys and books to entertain the young ones. Lovely restaurants within walking distance. Would highly recommend this cottage.

“Well-equipped cottage in great location” We had a lovely week in this cottage that met all of our Christmas needs. It's very well-equipped, we did some Christmas cooking and everything we needed was there. The location is great with an easy walk into Stratford town centre or along the Greenway. I would definitely stay there again.

“Great property in a wonderful location” As a regular visitor to Stratford Upon Avon I often book self-catering accommodation if available for a period of less than a week. Namsan cottage is by far the best to date, the house is spacious and well-equipped and the location wonderful being on a quiet street in the old town with very little 'passing' traffic. The welcome pack provided was very helpful as we arrived late and would not have wanted to shop at that time. We hosted an early Xmas meal for family one evening and the cottage easily accommodated seven of us for dinner. The master bedroom is extremely spacious and well-equipped with storage, we did not use the other 2 bedrooms which consist of a good size double and a single. I have no hesitation in recommending this for quality of accommodation and location and the garden at the rear would be a great spot in the summer.

“Comfortable, Cosy and Fab Location” I would absolutely recommend that anyone travelling to Stratford upon Avon consider Namsan Cottage. I went with friends for the weekend but the cottage is well equipped to handle a family for a week or so. The caretaker Gillian is lovely and brought us a little welcome pack of staple food including a loaf of bread, some bacon, milk, butter, eggs, tea and coffee. There's no need to bring washing up liquid, dishcloths, dishwasher tablets, hand soap or toilet rolls... all those things are provided. As are utensils, glasses, plates etc. Towels are also included (and they are nice bath towels not grubby white ones that look like they've seen better days). The beds are gloriously comfy and large! The water pressure in the shower was good. The cottage is extremely well placed in a quiet neighbourhood (Newtown), but only minutes walking distance from town. The taxi driver that brought us from the train station (it was raining heavily when we arrived - you could walk although probably a little far if you have a lot of luggage) told us that we were in the posh end of town! The only constructive criticism I would add is that we struggled to connect to the wifi which was frustrating, I'm not sure if we were doing anything wrong but we couldn't seem to connect. The house was very cold when we arrived, perhaps no one had stayed for a few days. It was December and it had been particularly cold for a couple of weeks. The house took a day and a half before it was comfortable, given that we were only there for 2 days that was a little disappointing. Nonetheless Namsan Cottage is comfortable, cosy and in a fab location!!!

“A wonderful family friendly home away from home” We had a great week at this beautifully maintained house while visiting my family in Stratford. It is a really comfortable and homely holiday let - much better than most. It's also very spacious for the area which it is in. The location couldn't be better, being in Stratford's old town, and easy walking distance from everything. Good towels, bed linen etc, which really makes a difference. If I have to provide some constructive critisism, the only thing would be that it was a bit lacking in kitchen utensils etc (no working corkscrew - disaster!). Also the welcome pack was a really nice idea, but could have better reflected the high quality produce available locally. Other than that it really was perfect.

“Fantastic Accommodation in a Superb Location” This super accommodation is in a fantastic location. It was like a home away from home. The cottage had every thing the discerning traveller needs. We had fantastic weather during our stay and were able to make use of the garden every day. I would highly recommend this to anyone who plan to use Staford-Upon-Avon as a base to explore the lovely surrounding area. I would like say a special thanks to Helen the owner who made the booking process as easy as possible. We did have a few minor issues during our stay, however these were resolved quickly and efficiently. All in all one of the more enjoyable holidays I have ever experienced.

“Fantastic cottage in great location” We booked this cottage as we had friends staying over from South Africa for 2 weeks and no room for them at our house. We were so glad we did. They really enjoyed staying there and commented that everything they could think of was provided for. It was very cold in the time they were here but the cottage was always warm and cosy. It was very clean and the kitchen and bathroom in particular are to a very high standard with the rest of the rooms also having a lovely individual and homely feel. The parking permit for the road was very useful and generally the parking was good and if you couldn't park on the road the adjacent roads had parking less than a minutes walk. All in all a lovely holiday cottage very highly recommended.

“Home from home. Absolutely perfect - loved it and did not want to leave!” Namsan was such a lovely place to stay and I would happily recommend it to others. It's location was great, a short walk into town past Trinity church, the river and the RSC. We were given excellent advice on parking for our second car (parking permit for the first included) and it really was no trouble for the length of time we were there. It is so close yet also quite peaceful. The cottage itself was pefect for our party (4 adults and a 19mth old). It was really well equipped and we kept on finding things after thinking 'we need one of those!' Our little girl loved the toy cupboard which kept her thouroughly occupied and I have to say that all childcare requirements had been well covered, even down to a pushchair! It felt very safe for her. There were lots of little touches that made it really comfortable along with the beds and towels and linen provided. We all felt very at home (we had real house envy!) There was plenty of space and a big enough outside space although a little too cold that time of year to sit outside :) I would have no hesitation telling people to stay at Namsan and would love to go back. The booking process was very easy and the owner Helen could not have been more helpful. There were no problems at all and we were given the key and a friendly welcome when we arrived (the card and gift for the birthday girl was a thoughtful and well received gesture!) Namsan ticked all the boxes for us and we really enjoyed our time there. It was perfect :)

“Good for the theatre” The cottage is in the lovely Old Town, quiet, easy walk to theatre and shops. It is clean and well modernised, well equipped and warm. The lounge, dining area and kitchen are great, comfortable for 5 adults to cook, eat, drink and be merry. Very little on the down side: the stairs are somewhat steep, as one would expect in a lovely older property; and the cooker hob is below the standard of the rest of the place. The cottage includes one parking permit which is great as parking is an issue in the area. Stratford is not visitor-friendly, not making it clear that one has to move ones car completely out of a zone to avoid a 2-hour overstay ticket. It is not sufficient to move the car a street or two away. We've stayed twice already and will be going back, hopefully regularly :)

“Perfect. Great location and layout.” Perfect holiday location. Walking distance to central Stratford-Upon-Avon but far enough to avoid the crowds during busy summer time. The river is a short stroll away and the West End pub just down the street. Great for a family of 4. One bedroom is quite small with a twin bed but it's perfect for kids. All bedrooms have windows and are bright and cheerful. Great patio garden area and full kitchen.

Namsan Cottage is available from 3pm on day of arrival and we ask guests to vacate the property no later than 10am on your departure day.

Availability notes:

BOOKINGS:

A booking shall only be considered "confirmed" when the owner is in receipt of the booking form, deposit and acceptance of our terms and conditions. A confirmation will be sent.


PAYMENTS:

Payments accepted by bank transfer, credit and debit cards or paypal in GBP.

Payments made by wire transfer from overseas will be subject to an additional £10 fee to cover the cost of bank commission charges. PayPal payments will be subject to an additional 5% fee.

Initial 50% payment required at the time of booking with the remaining 50% balance payable 6 weeks before occupation. Please note that no reminder will be issued regarding this balance and therefore if the payment is not received, it will be assumed that you wish to cancel the booking.

If the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking.


CANCELLATIONS:

In the unlikely event that you need to cancel your holiday, you should let us know immediately as we will attempt to re-let the property. If the property is successfully let 75% of the received payment will be refunded and 25% will be retained to cover administration costs. If the property is not re-let, all monies paid will be forfeited.


SECURITY DEPOSIT:

A security deposit of £150 will be taken at the time of booking to cover the cost of any breakages, cleaning, loss of parking permit or house keys etc. This will be refunded within 14 days after your departure.
