Just open an interconnecting door and you have a fabulous arrangement for larger families, Hen Parties and Groups of friends.....two luxury Lodges (Ling Lodge & Lower Ling Lodge) that are one above the other become as one and effectively you now have one large House complete with wi-fi.

Upstairs is recently refurbished and redecorated and totally double glazed with countryside views from all of the rooms. A large Living area that boasts a newly fitted, beautifully appointed, kitchen complete with superb Italian Designer Halogen Hob, Inbuilt Fridge, Oven, Grill, Microwave, Extractor Unit and variable downlighting with dimmer switches. There is a Dining Table with four chairs and countryside views out over the fields. The Living Room area has two Settees that will comfortably seat four people, and they fold down quickly and effortlessly to form two very comfortable single Beds. There is a television and DVD Player. There is also a varied selection of Games and Books for those quieter moments.

A large double Bedroom, complete with a high quality Double Bed with a supremely comfortable mattress, and electric Blanket, is situated off this main Living Room. There are built in Wardrobes, complete with plenty of shelving, and a large chest of drawers. Also ample room for the large good quality Cot that we will happily supply at no extra charge if required.

Go through a further door and you are in a well appointed modern, spotlessly clean, white fully tiled en suite Bathroom that contains the WC, hand wash basin with cupboard under, and separate shower, shaver point, complimentary soap, shampoo, loo rolls, hair dryer etc

Downstairs is also a lovely size with two completely separate Double/Twin Bedrooms and another large separate Living area. This also is recently refurbished and redecorated, totally double glazed, and a very comfortable ground floor Lodge with countryside views from all of the rooms.

This Living area boasts a newly fitted, beautifully appointed, kitchen complete with superb Halogen Hob, Inbuilt Fridge, Oven, Grill, Microwave, Extractor Unit and variable chandelier and spotlighting with dimmer switches. There is a Dining Table that extends to seat ten people. The Living Room has comfortable seating and there is a large 32" LCD Flat Screen television with Freeview. We provide an iPod and iPhone charger and Docking Music Station. There is also a varied selection of Games and Books for those quieter moments.

There are two large Bedrooms both of which contain luxurious single Beds. These Beds are complete with high quality supremely comfortable new pocket sprung mattresses. One of these bedrooms has an en suite with fabulous walk in Power Shower, WC and Washbasin. The other large Bedroom has two single beds and also has bunk beds and so can easily become a wonderful Family/Friends Room for four people. There is also a Flat Screen TV and DVD Player in this room. Both bedrooms have wardrobes, complete with plenty of shelving, and large chests of drawers. Also ample room for the good quality Cot that we will happily supply at no extra charge if required.

There is another separate and beautifully appointed modern, spotlessly clean, fully tiled Bathroom that contains the WC, hand wash basin, yet another fabulous walk in Power Shower, complimentary soap, shampoo, loo rolls, hair dryer etc

Quality, freshly laundered Linen for all the beds are provided. China, kitchen utensils, crockery, cutlery etc are also supplied. The kitchen is well equipped and contains everything that you could possibly need for a very comfortable stay. A "Welcome Pack" full of all sorts of grocery goodies is provided with our compliments and you can buy the rest of your requirements from our lively local Grocery Store - or you may prefer to visit the 24 hour Tesco Store situated about five minutes drive away. An excellent Marks and Spencer Foodhall is also very close by.

There is a fabulous very large indoor Swimming Pool (42' x 16' approx) situated off the same Courtyard as the entrance to the Lodges. The Pool is available exclusively and privately to you for set hours each day when you rent the Lodge. You do not share the Pool with anyone else. The Pool area also has its own superb fully tiled Changing Rooms and a separate full wet room both with underfloor heating with shower, washbasin and wc also. This entire Pool complex is a massive 2000 square feet and was completely re-decorated and modernised recently..... There is loads of comfortable seating around the Pool where our guests can sit and read a good Book whilst the others in your group swim - most of our guests cannot resist a swim themselves though. The Pool is ideally suited for both adults and children alike and we all know how unpredictable the British weather can be and having an Indoor Swimming Pool is great for both sunny and rainy weather!

Situated in a quiet country lane and perfectly situated for sightseeing, walking and many other Countryside pursuits, and yet so close to the vibrant buzz of Stratford upon Avon, The Cotswolds, and Warwick with its infamous Castle.

Wonderful Countryside walks begin from just outside the Property's Entrance Gates. There are several hundred acres of farmland and wonderful countryside to meander through, and we are a mere 200 yard gentle stroll from the Canal that flows right into the centre of Stratford Upon Avon and beyond. Private secure parking right outside your front door behind Electrically operated Gates. There is a children's Play Area including Swing, Slide and Monkey Bars in the Grounds.

The Owners live in their House within the Grounds with their two children and very friendly German Shepherd Dogs. If you are not keen on dogs please just advise us as the layout of the Property is such that it is not necessary for you to come into contact with them if you would rather not - we would advise though that many a nervous young person has been converted to ardent dog lovers after just a short while with our two!

There are several areas within the large garden where you may sit and enjoy a glass of wine and take in the countryside air. We are fortunate to have an acclaimed private Livery Stable (not open to the public) next door to our Property and so generally there is a large and varied assortment of beautiful horses milling around in the field adjacent to our grounds (they are wonderful to look at, but each is privately owned and so they are not unfortunately available to ride!) Horse riding is available a very short distance away however........

3 x Bathrooms and 3 Loos (2 en suite)

3 Bedrooms arranged as below:

1 x Double Bed

4 x Single Beds (proper full size single beds with top quality Mattresses that zip and link to make King Size Double Beds if preferred.)

1 x set of Bunk beds ie therefore two single Beds suitable for children or smaller Adults.

2 x comfortable single bed settees.

Hence 10 people can sleep comfortably!

~ An Iron and Ironing Board are available to use.

~ A Washing Machine is available to use for the odd wash in the Owners House for those staying for 2 weeks or more - by prior arrangement.

~ The Apartment has smoke detectors, fire extinguishers and fire blankets.

~ Certain peak holiday weeks of the Year (i.e. Christmas Week/New Year/Easter/Half Term and other major Holiday times) may be subject to an increased charge - this will be confirmed at time of Booking Enquiry.

~ Smoking is not allowed inside the Property but there is an area suitable for this right outside The Lodges front door.

As we know from our own Family holidays booking a Holiday Home with things to do when the great English weather turns wet and windy is very important. Holiday time is rare and usually hard earned - having a heated Indoor Swimming Pool means if it is wet, or even too hot for that matter(!), there is always something to do for everyone.....

We are in a small Hamlet equidistant between Stratford Upon Avon and Henley In Arden (3 miles from each.) We are very close to Warwick and the wonderful Warwick Castle. A short drive will take you to the beautiful Cotswolds. We are a mere 20 minute drive from the NEC.

Stratford Upon Avon is a beautiful Town and home, most obviously, to The Royal Shakespeare Theatre as well as William Shakespeare's Birthplace - and a total of five Houses connected with him to visit.

This whole area is steeped in History - National Trust Properties and Gardens, Heritage Properties, Landscaped Gardens, Castles, Canals, Moated Houses, Water Parks, Farm Parks, Arboreteums, Museums, Ramblers Walks..........You can play Golf, hire a Motor Boat or Rowing Boat, take a trip on a Barge, hire a Punt, go up in a Glider, visit a Haunted House, take a Balloon ride, walk the longest Aquaduct in Europe, go Clay Pigeon Shooting, buy scrumptious local produce at our superb Farmers Market, visit a local Brewery, enjoy a night at the Theatre, eat in the most wonderfully diverse array of Restaurants, Bars and Hotels - and all within a five minute car ride of The Lodge!

There are few finer places in the UK to go shopping than Stratford Upon Avon, Warwick, Leamington Spa, Birmingham and all of these places are just a short distance away. What could be better than going out for the day into the hustle and bustle of these major Towns and then returning to the Lodge to change for Dinner out at one of our superb Local restaurants. Whether you wish for simple English food or perhaps Chinese, Greek, Caribbean, Italian, Thai, French - these, and more, are all available a short distance away.

There is more to see and do than we have managed in the years that we have lived here, and we will happily recommend to you days out based around your personal preferences.

Stratford-upon-Avon

Being only 20 miles from central Birmingham, 3 miles from Stratford Upon Avon and Henley In Arden, very close to Warwick and Leamington Spa, and only a short car journey from the Cotswolds there are umpteen things happening throughout the Year around and about in the area.

You will find in the Apartment loads of local information and ideas of things to do to help plan your time here. A superb day out may include visiting infamous Broadway in the Cotswolds or the beautiful and historic Towns of Chipping Campden or Bourton on the Water.

The Website www.visitstratforduponavon.co.uk gives a brief outline of some of the many places to visit, and things to do, in beautiful Stratford Upon Avon.

One of our well known local Pubs/Restaurants is "The Kings Head" in Aston Cantlow, famous for its Duck Suppers - voted the Best Warwickshire Country Pub for several years. Another local Pub, just about half a mile away, does fabulous full take away Meals that many of our Guests have sampled and say are excellent - no need for anyone to cook then! Domino’s Pizza will even deliver a fabulous Pizza or chicken Wings and potato skins if you do not wish to leave the comfort of the Lodge! Everything you need is catered for locally. We have Village Shops close by and there is a 24hour Tesco just a few minutes away.

There are many other fabulous Restaurants locally, several spectacular Golf Courses, and many superb country walks - also we are on the edge of the Cotswolds with its endless superb days out and historic and romantic places to visit.....Warwick, Leamington Spa and Oxford are all a short drive away - and why not spend one day at Bicester Shopping Village snapping up those wonderful designer bargains! Perhaps a Days Horse Racing at either Stratford or Warwick Race Courses.

"Great indoor pool...but!"

Thank you very much indeed for taking the time to write a Review. We are delighted that you all had a good time despite some niggles as you say. Might be worth us addressing those……Sound between Lodges is never an issue as we don't let out one Lodge at the same time as the other in order to ensure complete comfort and privacy for our Guests, so no praying needed!
The small circular Pool drain cover plug is due next week as I told you when you asked me. It had just broken before you arrived and a replacement is being made as the Pool Suppliers don't have one in stock.
I have just checked lights and a wire has come adrift in a light Dimmer switch – Electrician coming Tuesday. Would have been useful if you could have told us this before you left rather than through Trip Advisor so we could have got it sorted before our next Guest arrives!
I've just checked all of the TV Remotes and they are working fine. A battery was the wrong way around in one of the Remotes though.
All of our Showers have Shower/Bath Mats. We think you are referring to something that goes inside the Shower though. If we get asked again we will certainly get some and would be delighted to do so - though in truth we haven't ever been asked for them in the past 7 years.
Niggles aside, we were delighted that you thought all was very nice indeed! Thank you.

"Christmas Family getaway"

The Ling Lodges can cater for 10 people and 9 of us stayed over Christmas/Boxing Day. Although there is bedding enough for all 9 of us, we all felt pretty cramped in, and the quality of the mattresses… More

Thank you for taking the time to do a Review. You will be pleased to hear that the Mattresses on the Bunk Beds are being changed any day now. We change all of the mattresses throughout the Lodge every 18 months as a matter of course in order to ensure our Guests have a good nights sleep......it is worth noting however that the Family that left the day before you arrived commented on how comfortable all of the Beds were - hey ho, we all seem to like different types of Mattress so this is one we'll probably never win!
We have noted your observations re Baking Trays etc and Jan is out buying new ones as I write this. We agree that they looked a bit tired! We seem to have so many people come and stay and so few vacant periods nowadays that we sometimes forget that pots and pans and things get used a lot more than normal and might need replacing more frequently. Jan is also going to buy a couple of extra pans to put in to help with cooking for larger Groups as we know that you had 14 people in total in the Lodge for Boxing Day which would make our Lodge a bit cramped as 10 people is really what we are designed for.
We are however delighted that you enjoyed the Pool so much. Many of our Families who return year after year enjoy this so much and it is lovely for us to see it getting used and people having so much fun......

Thank you for leaving your lovely Review and we are delighted as always that everyone had such a good time. Timings of leaving and arriving are dictated by us having the time to clean the Lodge ready for our next Guests but even though we are always very busy with people coming and going we always to our best to accommodate individual requirements.
There are always loads of things happening in and around Stratford and Warwick and we are always happy if asked to give local advice as to all of the things that our Guests can do!

Amazing surroundings, homely interior, spacious outdoors, easily accessible.

Great for fun get-a-ways or relaxing holidays.

I went with 8 friends and we all had a lovely time. Would recommend this holiday lodge highly.

"Great place for a family Christmas break!"

To avoid arguments of whose turn it was to host Christmas, we rented Ling Lodge. The booking and Admin was smooth & painless.

Nine of us (OAPs to teenagers) descended on Ling Lodge and were warmly welcomed by Jan. We had a great time. Everthing in the Lodge was great. The weather was cold, wet and windy, but inside we were all warm and cosy.

The heated inoor swimming pool was fantastic. We had exclusive use of the pool from 9 - 5pm daily! The pool was immaculately maintained.

David and Jan are great landlords - made us feel welcome and always available to help.

One thing though - it would be great to have wi-fi/broadband

We are delighted that you all had such a good time and enjoyed your stay with us so much.....Have a great 2014!

"Brilliant way to start and end a new year"

My friends and I stayed at the Ling Lodges at the end of 2013 for new years. When we got there, we were greeted with such lovely, funny people and was given a tour of where we were staying and how things worked and if we ever had any problems, help was never too far away. The Lodge was amazing! I cannot give this place enough praise. The website doesn't really show off how good the place really is, which is a shame.

You all seemed to enjoy the New Year celebrations very much and we are absolutely delighted that you all enjoyed your stay in The Lodge.

"Successful weekend!"

To keep it short and sweet; the house is just as pictured and offered everything stated. We had a large group and we were easily accommodated. The pool, although it had slight restrictions, was just what the group wanted. The cottage is far enough removed from the main house that our noise didn't disturb. The pub is a 15min walk away serving very reasonable food and Stafford is a superb town offering a good selections of pubs and restaurants. All in all, the weekend was a great success for a reunion of old friends.

We know that you would have swum all day and all night but we do just need a few hours to add chemicals to the Pool and get it cleaned to keep it safe, and it might be worth mentioning to any Readers that we think you meant Stratford rather than Stafford which is miles away!

"Spectacular lodge and location!"

Ten of us stayed here for my best friend's hen do and we had the most amazing time! Lodge was very comfortable and clean and the swimming pool provided a great activity. We were lucky with the weather and able to make use of the large table and chairs outside which was very relaxing. Seating 10 in the living room is a little tight if for the whole evening but on the whole plenty of space in the rooms. There are also several bathrooms/showers which was great as we weren't all dodging in and out of one bathroom. David and Jan were very accommodating and helped make our stay even more special. The welcome goodies were really thoughtful and such a kind gesture.

The countryside around is stunning and would definitely recommend for group stays and families as well.

Only one minor suggestion - it would be good if the kitchen had a couple of larger pans/pots and some heavy duty cork mats (or similar) for putting hot things on the table - it would make cooking and serving for large groups easier
