The Old Barn is a lovely, converted Cotswold stone barn, peacefully located on a former farm, between the beautiful villages of Broadwell and The Oddingtons. The property is surrounded by glorious countryside and is close to the North Cotswold market towns of Stow-on-the-Wold, Moreton-in-Marsh, Bourton-on-the-Water and Chipping Norton, as well as being well placed for exploring the wider Cotswolds region and beyond.
The cottage has been lovingly converted from its origins as a barn and retains the original oak beams and Cotswold stone walls, which have been enhanced by oak floors and quality wooden furnishings. The character of the cottage is complemented by its modern facilities, including wireless internet access, a flatscreen TV with DVD player and a well presented kitchen.
The Old Barn sleeps a maximum of 5+2 people (one of the bedrooms contains two double beds – typically this room would sleep two guests, but it could sleep up to four), in three bedrooms, with two bathrooms. The property is primarily laid out on the ground floor, with just the master bedroom and en-suite bathroom on the first floor. There is a gravelled patio area outside the property and off street parking is available for two/three cars. The Old Barn is an ideal retreat for friends, couples or a family, looking for a peaceful getaway.
The front door of The Old Barn opens into the large kitchen. The following rooms are downstairs:
•Living room: A character filled room, with oak beams, whitewashed stone wall and an oak floor. There is also a Dimplex electric flame effect fire and the room contains comfy seating for up to seven guests;
•Kitchen/dining room: A beautiful farmhouse kitchen with oak beams and oak floor. The well presented kitchen contains an electric cooker, four ring electric hob, fridge with freezer compartment, toaster, kettle, microwave, dishwasher and washer dryer. There is a nice wooden table, with seating for up to six guests;
•Bedroom 2: Contains two double beds. Typically this room is used as a large twin room, however, the two beds can sleep up to four guests;
•Bedroom 3: Contains a single bed;
•Family bathroom: Contains a bath with overhead shower, toilet and wash basin.
Oak stairs lead up from the living room to the master bedroom:
•Master bedroom: A beautiful room in the eaves of the cottage, with large oak beams and an oak floor. The bedroom is open to the stairs down to the living room, however, there is a heavy curtain, to provide privacy. The room contains a double bed and has an en-suite bathroom, with a walk-in shower, toilet and hand basin.
Outside the front door of The Old Barn is a gravelled patio area, with an outdoor table and chairs.
For bookings commencing more than 12 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 12 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
The maximum occupancy of the property, including its grounds, is seven guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than seven guests at the property.
Regrettably, pets are not accepted.
Bed linen and towels:
Bed linen and towels are provided for guests.
Arrival and departure times:
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.
Bed sizes and configurations:
•Master bedroom: Double bed;
•Bedroom 2: 2x double beds;
•Bedroom 3: 1x single bed.
•Family bathroom: Bath with overhead shower, toilet and wash basin;
•En-suite bathroom: Walk-in shower, toilet and wash basin.
The property has an oil fired central heating system. Electricity and oil are included in the rental price.
The property has free wireless internet access and a TV with a DVD player. Please note that the wireless signal strength is not very strong.
There is no telephone at the property and guests should note that the mobile phone reception in the property can be variable.
The property has off street parking space for two/three cars.
Where a letting exceeds seven nights, a mid-stay clean, bed and towel change are included in the price. Additional housekeeping services may be available on request.
Child friendly facilities:
A travel cot (without linen) and a high chair are provided.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, milk, dishwasher tablets, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety:
The property has two floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. Two of the bedrooms and the family bathroom are on the ground floor.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
