Sandridge Barton is a sensational property: position, view, house, standard, privacy, large indoor heated swimming pool, full-sized snooker table; what more does one want?

It is 1½ miles from Stoke Gabriel. A quarter of a mile of private drive takes you gently down the valley to the south-facing, original Georgian house with in-keeping extensions. It looks over its enclosed garden (table/chairs, barbecue) with running stream (unfenced, children beware), down to three ponds and partly wooded valley leading to the wide estuary of the river Dart. It is a fine view; all the fields and woods that run to the river are part of the estate, excellent particularly for bird life (shelduck on the ponds, egrets nest on the estuary). Behind the house are former barns; the nearest barn is now a large estate office (phone, office available for use by arrangement, table tennis), and next door the excellent snooker room with full-sized table. You are welcome to walk the estate, adhering to the country code - some excellent beech and oak woods (bluebells).

The house - which has large rooms, filled with light - is a spacious, comfortable home.

Ground floor: flagstone-floored entrance hall off which an elegant drawing room (comfortable seating for 8) with white marble open fireplace, double French doors leading to the terrace overlooking the garden, much comfort.

Along the corridor, a formal dining room seating 8 with ornamental fireplace and 5 steps up (lockable doors) to the swimming pool. Large L-shaped dining/snug/fitted kitchen with dining table comfortably seating 8 (10 chairs), and snug area with big open fireplace, flagstoned floor, soft sofas, TV/Sky/DVD/video and double doors to patio. Excellent, well-equipped fitted, handmade kitchen with wood floor, double Belfast sink, dishwasher, microwave, 4-door Aga, oven, freezer, larder fridge, 'island' with 2-ring ceramic hob. Utility room with fridge-freezer, washing machine, tumble drier, Sheila Maid. Separate loo (washbasin). From the utility room, stairs (stairgate) down to a more basic (3 star) annexe with double bed, TV and en suite bathroom (suite), and door to garden.

Upstairs, the extremely spacious double-windowed master double bedroom looking to the river with 6' sleigh bed, VDU/DVD/video and luxurious en suite bathroom with large power-shower, central bath plus hand-shower, basin and separate loo. From this bathroom, a cast iron spiral staircase leads directly down to the swimming pool. Another double bedroom and a twin room face the river. At the back of the house are a twin bedroom and a single with pull-out 2'6" truckle bed. Two more bathrooms (suites plus hand-showers). Lower floor: from the hall a staircase leads down to the low former cellar - now a children's playroom with comfy chairs, flagstoned floor (rugs), TV/DVD, French doors to terrace.

The indoor heated swimming pool is magnificent, built to fit into the Georgian style of the house - columns, animal murals, a large glass domed ceiling over the mosaic-lined pool (30' x 15' x 4'9" deep), two large French windows leading to the terrace overlooking the valley, so plenty of lounging space. There is a changing room (towels provided) with loo and washbasin, and a shower.This is a marvellous place, everything included. No pets permitted in the house, but there are kennels available. Damages Deposit £500.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Stoke Gabriel

Stoke Gabriel: pretty and beautifully situated village (three pubs, PO, shops, restaurant, medieval church) sloping to a little quay (good crabbing) and creek (boats) off the river Dart estuary. Sandy beaches at Torbay, and Totnes (attractive old town on the Dart), each 4 miles. Brixham, good golf (Churston) and car ferry to Dartmouth (town), 5 miles.

"A wonderful location, well equipped and perfect for a large group"

We have just had a great time - wonderful views, peaceful, but close to amenities in Stoke Gabriel (2 miles), Totnes (5 miles). Paignton (3 miles), such as shops, places of interest and water sports … More
