Outstanding luxury drawing room apartment with beautiful outlook to private gardens within 10-15 minutes walk to Princes Street.
This first floor apartment is within a converted town house circa 1890 and has been beautifully restored and decorated to a very high standard, retaining many period features including ornate cornicing and wooden panelling.
The apartment enjoys a quiet location on South Learmonth Gardens, a traditional cobbled street overlooking private gardens. The trendy area of Stockbridge with boutique shops and popular bars/restaurants is just a short stroll away. Trivia - South Learmonth Gardens was once home to Sir Ernest Shackleton, the Antarctic explorer.
The property consists of a large drawing (living) room, hallway, two double bedrooms, kitchen, bathroom and plenty of storage. The drawing room has a desk/study area.
Both bedrooms have large wardrobes and the apartment has ample storage for suitcases and luggage.
The rent includes bed linen and towels for all guests. Complimentary tea/coffee, biscuits and milk are provided for your arrival. A small amount of basic essentials, e.g. washing-up liquid, are provided which should be ample for a short stay (up to 4-5 days). The apartment has Wifi internet access, cable television and a telephone. For babies and young children, in the apartment there is a travel cot, high chair, foot-stool and children's bowls, plates, cups and cutlery, enough for two.
Two portable single guest beds are also available to allow maximum flexibility in sleeping arrangements or for up to two additional guests. If required to be used, please ensure the appropriate extras are selected at booking confirmation so that single-bed linen can be provided. A small additional charge will apply.
Guests also have access to the private Learmonth Gardens directly opposite the apartment.

All of the local area is within a parking zone which operates Mon-Fri, 8:30am-5:30pm, £1/hour, up to a maximum of 4 hours by coin meter. There is free parking outside these times. If you are going away for the whole day, Visitor Parking Permits (same cost as meter) are available on request..
There is also limited free parking in a lane at the rear of apartment on a first-come first-served basis.
The Midlothian region
Edinburgh is Scotland's historic capital city and a must-see for any visitor.
Aswell as visiting the main Edinburgh attractions such as the Castle, Princes Street, Royal Mile, etc, the apartment is located very close to the Water of Leith, a river that runs through the west of Edinburgh.
From the apartment you can access the Water of Leith walkway within a few minutes and have very pleasant walks in either direction.
My favourite is to walk north, stopping off at the Dean Gallery, then onto Murrayfield stadium, Scotland's home of rugby.

Wonderfully clean and stylish accommodation. Great location -short walk to Princes Street for fireworks.
This would not be suitable for someone with mobility problems as there are 41(ish) steps between kitchen and top floor.
We found the off road parking helpful.Mark was both effiecient and very pleasant to deal with- do ring 30 minutes before just to check he can be there we didn't and had a bit of a wait but this was our fault!
We would definitely stay again.Thank you

"Little paradise in new town"
great condition with everything you need. Great tips on what to see and so close to the main part of town.

Our recent stay at South Learmonth Gardens was wonderful. The location is superb-very short walk to the West End of Prince's Street, yet not on a busy street, and lovely view of the gardens. The unit itself was very clean and very well-appointed. Beds were comfortable, plenty of space for all of us, clean towels, WONDERFUL shower, Wi-Fi, telephone, TV, washing machine, cozy Kitchen served all our needs. Close to shops and restaurants. The home managers could not have been more helpful and accommodating. We will definitely stay here again! Highly recommend this rental.

"Very well organized accommodation in a convenient location"
The apartment was in a very good condition, well organized for a short stay. The building and area was beautiful and convenient location for sight seeing. The owner was very considerate and helpful.
