Ash Park is about ½ mile from East Prawle village. Nestled into a rocky hillside, it has 180 degree uninterrupted views over farmland and coastline to the sea (the coastguard cottages at Prawle Point the only other habitation at all near). It is the sunniest of south-facing houses, imaginatively designed, set in the most beautiful, 3 acre landscaped, originally Hillier designed, garden (with gardener happy to chat 'plants' to you as he works!); pond (unnetted, water plants), lawns, winding paths and steps, huge rocks, herbaceous borders, many semi-tropical plants and trees (including palms, phormiums, ochiums, bananas, embothrium), a kidney-shaped, outdoor heated swimming pool (fenced, 27' x 12' x 2'9" to 5'6" deep, available 23 May to 12 September), two west-facing York stone terraces (furniture) and balustrade.

Built in 1982, the house has excellent standard of bathrooms and kitchen fittings - all top rate - and huge picture windows, bringing the views and garden into the house. The sweeping drive leads to 5 wide steps up to a verandah and front door into spacious, open hall, light streaming down over the staircase. Off the hall is the large elegant main drawing room with carved slate fireplace (gas fire) and expansive white American-shuttered picture windows with breathtaking views over the coast and sea. This room opens to sunroom with door to balcony.

Next door is the dining room with mahogany dining table seating 10, big windows (views), and swing door into the excellent, well-fitted, west-facing kitchen (dishwasher, microwave, Aga plus ceramic hob/double electric oven, tiled floor, white cupboards, granite worktop, TV, breakfast table/chairs). Glazed doors to terrace and swimming pool. Utility area with washing machine, tumble drier, fridge, freezer and walk-in cupboards; boot room. Off the entrance hall is a second sitting room with large brick fireplace (gas fire), splendid mahogany bookcase and, opposite it, a twin bedroom with balcony (furniture), views over garden to sea, and separate shower-room (suite) across the hall.

Elegant cantilevered stairs up to a large landing, off which three excellent bedrooms with built-in wardrobes/furniture – the east-facing master double (6' bed) with large en suite bathroom (suite); a second double bedroom (5' bed) with separate bathroom (suite plus separate shower); and a large west-facing bedroom with twin beds and sofa bed and en suite shower-room (corner shower, suite).

Available from April to October is a further twin bedroom, accessed by steps from the kitchen and terrace by the swimming pool, with en suite shower-room (suite) - not quite as luxurious and best for teenagers. Games room in garage (table tennis, table football, skittles). 2 TVs/DVD. N.B. Difficult garden for small children. Damages Deposit £500. Weekend breaks available 17 October to 1 March. Best for maximum of 10 adults and 2 children; accommodates maximum of 10 during winter months. For position, interior and garden, this is one of the best houses we have ever seen; delighted it is with us.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Start Bay

East Prawle: village (shop, pub, good food café) a mile from the sea in the middle of an unspoilt peninsula (farmland, cliffs, coves, beaches). Superb scenery, cliff-birdwatching and walks - coast path to little sandy cove beaches (nearest 1 mile). East Portlemouth (small village, ferry to Salcombe), easy 3½ mile walk. Kingsbridge by road, 9 miles.
