A pretty Listed grade II cottage nestled in the centre of the conservation town of Stamford. The house itself is in situated overlooking the towns meadows and river, only a two minute walk from the George Hotel, an important local landmark. The property has been sympathetically renovated and tastefully furnished to retain a feeling of history yet providing a cosy and comfortable retreat in a tucked away location. This cottage is ideal for two to four people holidaying together, wishing to experience true town and country living.

The living accommodation comprises a fully fitted kitchen to include dishwasher, washer dryer and Nespresso coffee machine. A dining/breakfast room, living room with French doors leading to a south facing sun room and double doors leading to a small courtyard garden complete with stone table and seating. The décor oozes country cottage charm using Laura Ashley furnishings and fabrics throughout and local artist Karen Neal prints dotted around. Upstairs, there are two bedrooms with vaulted beamed ceilings. The master bedroom having far-reaching views over the town meadows has a comfortable double bed, whilst the second bedroom has a beautifully crafted Laura Ashley Classic Day bed with trundle. The bathroom is fitted with a shower over the bath. Babies and toddlers can be catered for too. Facilities include a travel cot, high chair and stairgate. We can also recommend a local baby-sitter (this should be arranged in advance of guests' arrival).

The hustle and bustle of town life is close at hand and everything is on the doorstep. From one of England's oldest street markets to antique shops, the town offers an eclectic array of boutiques, independent cafes and restaurants; catering for a wide range of tastes and the best real ale pubs in the region! For those who just want a night in...M & S & Waitrose are just a short walk away. It's quite possible to spend a few days browsing the area without even using your car!

The famous George Hotel, which was once an important coaching inn on the Old North Road is a must see and only a stones throw away.

The surrounding area offers many attractions from water sports, bird watching, cycling and fishing at Rutland Water to the renowned Shakespeare productions and plays at Tolethorpe Hall's open air theatre. There is of course Burghley House, one of the largest and grandest houses of the first Elizabethan Age with its beautiful park on the southern fringe of the town. Also several other historic houses are within easy reach.

The Lincolnshire region

Stamford is one of Britain's finest conservation stone towns. First time visitors will be taken aback by the towns vast array of medieval and Georgian buildings, which have provided the backdrop for several films and costume dramas including Pride and Prejudice, The Golden Bowl and Middlemarch.

In and around Stamford there are plenty of historic and interesting places to visit including the many ornate churches, Browne's Hospital, St George's Square, St Mary's Street, Barn Hill and High Street St. Martin's.

The town has been named as the best place to live in Britain by The Sunday Times! Reporter Matt Rudd commented in the supplement, titled Best Places to Live in Britain. "Across the green of Stamford's famous water meadows, young families and couples enjoy the day, sipping takeaway coffees from the cosy independent cafes, such as the Fine Food Store, that line the gloriously Georgian high street."

“The town has starred in period dramas from Middlemarch to Pride and Prejudice, just one lucky by-product of Stamford being named Britain's first conservation area. The architecture and honey-stone streets really are magnificent, but that's not all Stamford has to recommend it; this friendly town offers good organic produce as well as designer boutiques.”

There is a broad range of activities available in the area, these include the following:

* Burghley House is an historic Elizabethan House (circa 1587) set amongst the beautiful surroundings of Burghley Park situated on it's outskirts of the town. It features a serpentine park that was designed by Lancelot Brown in 1754, a gothic greenhouse, stables and a picturesque summerhouse beside the scenic lake. The park is also home to the world renowned 3 day event Burghley Horse Trials which brings visitors to the town from around the world.

* Bird watching, sailing, kayaking, wind surfing, fishing and bike hire at Rutland Water.

* Fineshade Woods offers fantastic walks, bike hire and bird watching

* Burghley Golf Course, Greetham Valley, Luffenham Heath, Stapleford Park are all within the nearby vicinity.

* Riverside walks directly from the property as well as many lovely trails and footpaths nearby.

* Horse riding

This is just a flavour of activities - there's so much more, from flower shows to food and craft fairs.........
