This beautiful, recently built (2005) four-bedroom villa with pool is just 500 metres from all the shops, restaurants and the town centre of Vence.
It is approximately 200 sq metres and comprises of a large living room, a separate dining room, a beautifully appointed kitchen, a utility room, 4 bedrooms, 3 bath/shower rooms, 2 independent WCs, a very large terrace, beautifully landscaped gardens, a private swimming pool and parking for two cars.
The villa is in a quiet location yet within walking distance of the town. It has quick and easy access to the coast and is ideally placed to visit Nice and the Cote d’Azur.
It has a maximum occupancy of 8 people (plus babies) and would be perfect for a large family, two small families or a group of friends.

Sightseeing is endless; The nearest places of interest are the old town of Vence; the Matisse chapel in Vence; the art galleries of St Paul de Vence; the pretty village of Tourettes-sur-Loup; the perched village of Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the “Croisette” and town of Cannes; the village and glass makers of Biot; the marine park at Marineland near Antibes.
Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, watching the French ‘joie de vivre’ and boules in the square, or just good old relaxing by the pool!
St Paul de Vence / Vence area
Local shops, restaurants and boulangeries can be found approximately 500 metres away, and a large supermarket is just 1 km away. The villa is superbly located within walking distance of the town centre, so it’s easy if you want to shop for fresh food each day. Then of course there is the obligatory trip to the boulangerie each morning! Another good thing, there’s no debate over who’s driving if you want to enjoy a glass of wine or two! There are lots of specialists shops in Vence too, like wine shops, delicatessens, cheese shops, patisseries and art galleries.
Local markets are held in the town’s main square and in the old town. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.
Sporting activities in the area are abundant– there is golf, tennis, fishing, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular. The town of Vence also boasts 2 outdoor swimming pools, which are open from May to September.
Beaches can be found close by in Cagnes-sur-Mer (15km) and Nice (18km).
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. There is a good bus service (500 metres from the villa), which has routes around the region, to the airport and Nice. The nearest train station is at Cagnes-sur-Mer approximately 12km away. A car would be useful but is not essential here
How to get there
By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.
By Air – Nice-Cote d’Azur is the nearest international airport - approximately 15 kilometres away. There are daily flights from the UK with British Airways, British Midland, Easyjet and Jet2. There are regular bus services from the airport to Vence town centre.
By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice.

It is furnished with stylish cream leather sofas, a coffee table and various pieces of antique furniture and art. There is a television area at one end, with a flat-screen TV (French), a video, a DVD player and a Hi-Fi. From the living room there are doors leading out to the terrace and pool. Dining room: is large, and is independent from the living room, adjacent to the kitchen. It has a dining table and chairs for 6 people, and doors leading to the terrace. Kitchen: is large, bright and beautifully appointed. It is very well equipped for cooking and dining and has an oven, gas hob, microwave, dishwasher, American style fridge freezer (with ice maker), a coffee machine and a Hi-Fi. There is a small table and chairs for 3 people and doors leading out onto the terrace. Utility room: is adjacent to the kitchen and is well equipped with a washing machine, a dryer, an iron and ironing board. Bedrooms: there are 4 bedrooms in total at this property. The master bedroom is upstairs on the first floor and has a king size bed (180x200), an en-suite bathroom, a small sea view and a television. There is a bedroom on the ground floor with a double bed (140x200), an en-suite shower room and doors leading to the terrace. There is another bedroom on the first floor with twin single beds and an en-suite shower room. The final bedroom is furnished as a study/bedroom with a sofa bed suitable for 2 people. Bathrooms: there are 3 bathrooms in total and 2 independent WCs. The master bedroom has a very stylish en-suite bathroom with a bath, a separate shower, 2 large washbasins, a hairdryer and a Hi-Fi! The double and twin bedrooms both have their own en-suite shower rooms with a shower cubicle and washbasin. The independent WCs are each on the ground and first floor levels. Other rooms: The study/bedroom is fully equipped with a desk, a computer and Internet connection - *please request the computer facilities when making your reservation.
Further details outdoors: Outside: there are secure, electric gates to the villa and a drive leading down to a covered parking area for 2 cars. The south facing gardens are beautifully maintained with trees, flowers, palms, lawns and a children’s climbing frame – they are totally contained for children. The large, sunny terrace runs the length of the house down to the pool, with access from the kitchen, dining room, living room and ground floor bedroom. It has a table and chairs outside the kitchen and a sofa and 2 sunloungers outside the living room – there is also a barbeque. This villa is very private and secure. Swimming pool: is private to the villa, approximately 9 x 4.5 metres and is contained within railings.

Gas, electric & water: are all included in the rental cost. End-of-stay cleaning: the owner gives you the choice to either pay an end-of-stay cleaning charge of 150 euros, or to clean the villa yourself provided you leave it in the same clean condition in which you found it. Bed & bathroom linen: are all included in the rental cost. Taxe de Séjour: in France, it is necessary to pay a “Taxe de Séjour” at the end of your stay. On this property it is 1.25 Euros per person (over 12 yrs old), per day, and is payable directly to the owner. Damage deposit: The owner requests a damage deposit of 2000 Euros on arrival, and they will ask you to verify and sign an ‘Inventory’ which lists the contents of the villa and their condition. The damage deposit will be refunded to you at the end of your stay, less the replacement cost of any breakages. Change over day: is a Saturday and the owners prefer a minimum stay of 2 weeks duration. Long weekend stays: are not possible at this property – sorry. Pets: are permitted at this property upon request – please ask for details Smoking: is not permitted inside this property – sorry.
