- Set in a small residential close in the village of Tredrizzick between Rock and St Minver

- Ample parking for two cars

- Shower room W.C. with hand basin and heated towel rail

- Split-level living room with a lounge and two steps leading down to the dining area which has a small wood burner

- Archway to the adjoining kitchen with modern fitted units

- Sliding doors open to the large sun terrace

UPSTAIRS

- Wooden open tread stairs wind up from the hallway to the first floor landing

- Bathroom W.C. with hand basin and corner bath

- Two cottage style bedrooms with a double and twin beds respectively

GARDEN

- Enclosed garden at the rear is sheltered with extensive lawns, mature shrubs and views over the adjoining countryside

LOCAL AREA

- Post office and pub at St Minver, three quarters of a mile away

- Nearest local shops are at Rock about one mile

- Rock beach is about 1.5 miles away, and has a foot ferry operating to Padstow

- Polzeath is just under 3 miles by road or a 30 minute walk across the fields

- Port Isaac is within a ten minute drive, as is the shopping town of Wadebridge

-The Camel Trail, ideal for walkers and cyclists, is close by

- The owners have an unobtrusive annexe attached to the side of the house with its own entrance and parking
