Quietly located in the village centre of St Mawes, behind the quayside and the Victory Inn, Rosslyn is a traditional cob-walled fisherman's cottage with private gardens overlooking the village towards the beach, the Percuil River and the National Trust headland beyond.

Situated on the tip of the Roseland Peninsula, St Mawes is a renowned beauty spot with facilities for sailing and fishing; sand and shingle beaches; lovely pubs and restaurants; tennis; beautiful walks; and close to Falmouth, Truro and St Austell for shopping.

There are sightseeing trips by boat to The Fal and Frenchman's Creek in high season, fishing boat trips and a regular ferry across to Falmouth throughout the year. The Eden Project is nearby, near St Austell and there are many other places of interest to visit within easy reach such as St Just, St Ives, The Lizard and Land's End.

Rosslyn provides flexible accommodation with three bedrooms, carpeted throughout (except kitchen and bathroom) and with storage heating and Dimplex radiators.

The three bedrooms and dining/family room each have partial views of the estuary/sea and there are pretty gardens front and back and a sunny barbecue patio with a garden bench and table for eating 'al fresco'.

The shops, restaurants, pubs and waterfront are only a short walk down some steps, making this traditional cottage a perfect holiday home.

•Dining Room - Open plan leading directly off kitchen, this can be used as a family room. Low beamed ceilings, tiled fireplace (not in use), alcove cupboards and window seat overlooking garden.

•Bathroom - Bath and wall-mounted shower, W.C., light and shaver point over basin.

•Barbecue - Provided for outside use.


•Bedroom 1 - Queen-sized double bed with sprung mattress, wardrobe and two chests of drawers. Restricted water/beach views across the front garden.

•Bedroom 2 - Large Double/Twin* + extra beds* . Lovely views towards Summers Beach, small fireplace (not in use) built in cupboard and chest of drawers.

(*two 3ft John Lewis singles which can be zipped together to form a large double + each has extra single bed underneath with fold up legs and a proper mattress, which can also be put into the double bedroom as a spare bed)

•Bedroom 3 - Very small single bedroom with 2'6" single bed with storage underneath. Good water views over village from window seat.

St Mawes

St Mawes, on the Roseland peninsula in South West Cornwall, is a south- facing suntrap looking towards the National Trust headland and lighthouse of St Anthony's Head, with its King Henry VIII castle guarding the harbour access to Falmouth (just a short ride away on a delightful passenger ferry).

Traditionally a small sheltered fishing harbour, St Mawes is now a renowned and fashionable sailing/ family holiday paradise with an abundance of river estuaries to explore. It offers you lovely beaches and walks, pubs and restaurants and is close to a host of other beauty spots, picturesque villages, dramatic clifftop walks, subtropical gardens and holiday fun, both on and off the water.

As well as fishing and crab catching from the quayside, there are fishing trips by boat and sailing clubs to suit all ages and experience, as well as dinghy/windsurf hire nearby and kayaks available from the quayside.

Golf and horseriding are easily accessible and for art lovers there are local galleries and also the Tate in St Ives, with the cliffside Minak Theatre near Penzance to visit on a summer evening if you feel like seeing a play in the most dramatic of settings!

There are local shops in the village and Truro and Falmouth are both within easy reach for more extensive shopping and facilities such as golf, swimming pools and cinemas.

"Definitely recommend staying at Rosslyn, St Mawes"

We have been returning to Rosslyn Cottage in St Mawes every Spring since 2008. It’s a charming cottage in a wonderful location and with fantastic views over the estuary. The terrace in the front garden is perfect for eating out, there is a well-used BBQ, and great front and rear gardens. The house is only 5 minutes walk from pubs, shops and the harbour and it caters perfectly to the needs of a young family. The Roseland peninsula is beautiful with some fantastic beaches and St Mawes and Rosslyn cottage are a great place to call home during our stay. Spending a week at Rosslyn Cottage is definitely a must on our yearly to do list! :-) The Kerswell Family, London

"Great location and well equipped family for a relaxing break"

Great location in the middle of St Mawes - minutes to the beach, ferries, shops and cafes/restaurants. Plenty of room even for a big family, with a terrace for eating out on and a garden stretching up the hill behind (be warned, St Mawes is hilly - you'll need to strong arms for hills and steps if you've buggies to push!). Well equipped, although slightly let down by coin-operated electricity and a couple of the beds (sounds like these have been replaced for 2013...). No parking at the house but reasonably-priced long-term parking 10mins walk away.

Electricity and internet/wi-fi are now included in the rental price along with bed linen + cleaning before and after your stay - and new John Lewis beds in the twin room with quality sprung mattresses (which can zip up to make a double) + spare beds underneath (also with sprung mattresses).

"Fantastic place to stay, would recommend staying."

First visit to St Mawes, fantastic place to stay & lots to do. Rosslyn cottage is ideally located, short walk to harbour front & cafes/shops. Great views from cottage. A lovely private garden at front of cottage, great for morning coffee lounging or evening BBQs! Would definitely return to St Mawes & Rosslyn cottage.

"lovely location - fine cottage"

had a great week at Rosslyn. perfect spot above st. mawes, 2 minute walk downhill into town. sea views from house and front garden. parking a slight pain as it's on a narrow lane but once you're in all the facilities are there. would recommend.

"Character Cottage in great location"

We enjoyed a 3 night stay in Rosslyn, it was well equipped and the night storage heating was very efficient. It was a short walk to the Victory Inn where we had an excellent lunch of moules and chips with a lovely bottle of Cornish white wine. For winter lets it would be a benefit to have an electric flame effect fire in the living room or similar.
