ENJOY PEACE AND TRANQUILITY. Enter this charming VisitBritain 4Star Gold Award single storey cottage through its porch and hallway to a delightful high-ceilinged sitting room with a comfortable suite, natural stone fireplace and woodburning stove. Off the hall are the bathroom, which has an instantaneous electric shower above the bath, shaver point and heated towel rail.

There are two pretty bedrooms, one with a double bed and one with twin beds, all of which are of good quality and have feather pillows, mattress and pillow protectors, duvets and spare blankets. Bed linen is included in the rental and beds will be made up in readiness for your arrival. Each bedroom has a pine fitted wardrobe and bedside lighting.

From the sitting room, sliding doors lead to a bright Victorian style conservatory/ dining room with further doors to a lovely private enclosed garden with lawn, shrubs and terrace and unspoilt views to the South and West. A decorative archway from the sitting room gives access to the fully fitted pine kitchen, equipped with an electric fan oven/ceramic hob, refrigerator, freezer, dishwasher and microwave.

Each cottage at Hawksland Mill has a steam iron, ironing board, clothes line and garden furniture. Additional facilities not in the cottage include a coin-operated washing machine and tumble dryer and ample secure storage for bicycles, surf boards, roof racks and travelling equipment. We also provide re-cycling facilities.

Our cottages are situated in an area of outstanding natural beauty in Cornwall and provides cosy, quality, well-equipped accommodation and a perfect retreat at any time of the year in the glorious North Cornwall countryside. The cottages are set in a courtyard in a quiet country lane and surrounded by

farmland. They are within easy reach of many beautiful sandy beaches and coves and magnificent coastal walks, where you can enjoy spectacular views of the cliffs and seabird activity from the coastal paths.

The nearby Camel Estuary offers sailing, windsurfing, water skiing, canoeing and rowing. A disused railway line has been transformed into an extremely pleasing route along the Estuary from Padstow to Wadebridge and onward to Bodmin for walking and cycling. A visit to ‘The Camel Trail’ is a must! Leat Cottage is just three miles from the friendly town of Wadebridge, which offers all the amenities of banks, bakers, butchers, greengrocers, post office and many interesting independent shops, together with supermarkets and the John Betjeman Centre. Everyone likes to visit the ancient fishing port of Padstow with its fascinating harbour, shops and renowned seafood, which is five miles away. There are stately homes and gardens such as Pencarrow, Lanhydrock, and Trerice within easy reach and the moors of Bodmin and woods at Cardinham provide further interest. There is a wide choice of restaurants to suit all tastes in the immediate vicinity.

"Friendly and immaculate, brilliantly located cottage with beautiful peaceful surroundings and lovely views."

We stayed in Well Cottage during the school holidays. It was very comfortable and well equipped and Richard and Jane were welcoming and helpful. With several beaches a short drive away it was a lovely base to enjoy the area from. In an effort to voice possible improvements there were a couple of things we noted that could enhance the place further: the wifi didn't work with our iPhones or iPad - which wasnt a big deal but was noticeable and might be a bigger drawback for some. The shower was low pressure- others might not be bothered by this. I was! Electricity had to be paid for on leaving. Although this was a nominal extra charge it was at the back of our minds throughout the week- (however this awareness/concern with energy used furthered the owners' commitment to saving energy/using solar power where possible etc and so on reflection is perhaps no bad thing! Finally a pint of milk and a couple of tea bags on arrival would have been most welcome after a long journey to get there. On the whole though - a wonderful week in a lovely cottage owned by lovely people. Would definitely highly recommend it!

Management strive to achieve maximum satisfaction, and it is necessary for the guest to advise us of any kind of problem with equipment and facilities. The shower over the bath is a thermostatically controlled mains pressure unit and in full working order. Its operation is dependent on the mains water pressure and the problem was due to a fall in pressure over which we have no control. The shower unit is protective under such conditions to avoid scalding. We clearly display our terms, which include charges for electricity consumed during the stay and charged at cost, as we consider this the fairest policy, as all our cottages have individual meters - the guests only pay for what they use and on this occasion, with a family of four, the cost was £6-39 over a period of eight days. We rent out self-catering accommodation, and in our travel directions notify guests that they will be passing a Tesco store just two miles away en route to Hawksland Mill, thus enabling them to purchase groceries and refreshments exactly to their choice. We concentrate on the quality and standards of our accommodation with emphasis on cleanliness. Guests should be aware that wifi reception has limitations on mobiles and tablets, which have small aerials, and laptops are advised, as our properties have very thick traditional stone walls.

"Great Tranquil Location and Great Base for Seeing North Cornwall"

We had a great stay at Hawksland Mill Cottages owned by a lovely couple Richard and Jane, we rented Well Cottage, very impressed on arrival, has all the amenities you require, had a conservatory attached, and a lovely view is across towards Padstow, the location is just off the A39 a few miles outside Padstow and has good access just down a narrow lane, no traffic noise is heard, it is lovely and peaceful. This was a great base for what we wanted to do , Camel Estuary is a short drive away, a must for cyclist, Wadebridge is 2 miles down the road with Tesco near by, we toured the North Cornwall Coast area. The cottage was clean and well presented, what we did find is that for ourselves the mattress on the bed was to soft for me and my partner, the shower does not regulate properly but this did not matter has we enjoyed lovely soaks in a lovely bath, this cottage had everything we required and would defiantly go back if I visit this area again. Thanks Richard and Jane for a Lovely stay.

It is lovely to receive these compliments. We have good quality beds and the mattresses are not hard and not soft, but an average stiffness, which pleases most visitors. "Very comfortable and convenient cottage"

Great location - near to the A39 (but far enough away so that there is no road noise!). 5-10 minutes in to Wadebridge - where there is a Tesco and bike hire - easy, flat ride along the Camel Trail in to Padstow. Great beaches nearby of course - Porthcothan to the south west was our favourite, and to the north - Polzeath - all brilliant for surfing and body-boarding. Surf's Up surf school at Polzeath was great. Cottage is very smart - spotlessly clean and in immaculate condition throughout. Well-equipped kitchen - not huge, but completely fine. Comfortable sofa and two arm chairs, good sized flat screen TV with DVD. Dining table in the conservatory which was great for dining with two messy kids - easy to wipe floor! Nice private garden with garden furniture and clothes dryer plus great views over the corn fields and to the sea beyond - spectacular sunsets! The owners were very friendly and welcoming, and answered any queries.
