La Roseraie is a beautiful 19th century Manoir in the picturesque Manche region of Normandy, near to the Loire and Brittany. On the edge of a small village in rolling countryside on an acre of secluded beautiful gardens with an orchard, lawns and 150 year old trees.
The house has been elegantly restored by an interior designer and can accommodate up to 8 people in four comfortable bedrooms, each full of character and charm. The house retains elegant period features such as doors, oak parquet floors, and beautiful marble fireplaces, and most rooms have high ceilings and large, bright windows making it well lit and airy. The house is arranged over two levels and is well laid out for two families. La Roseraie will make an excellent base for a super holiday in Normandy mixing sightseeing, gastronomy, and relaxing.

The upper floor of the house forms two large suites, one in each wing, with the family bathroom in the centre. On one side is 'La Verte' a large double bedroom which leads through to the children's bedroom (1double, 1 single bed) and an en-suite shower room. On the other is 'La Toile', a double bedroom which leads through to a hall with wardrobes and storage, a separate en suite shower / wc room, and a door into 'La Jaune', also a double bedroom. All rooms are light and spacious with beautiful views over the garden to farmland beyond. The family bathroom has a roll-top bath from where a relaxing time can be had whilst taking in the view!
A large stone fireplace dominates the kitchen and breakfast room. The charming and well equipped kitchen is set up for serious cooking with a large range cooker with two ovens, two separate sink areas, and plenty of worktop space. Naturally there is also a fridge freezer, dishwasher and other essential appliances. The breakfast area is light and airy and has a large farmhouse table for those long evening meals by the fire.
The separate dining room is perfect for family gatherings and gives a more formal option for special meals- just add candles!
The salon is a splendid large room with stunning features typical of the rest of the house- large bright windows overlooking the lawns, oak parquet floor, panelling, and an ornate high ceiling. Ideal for relaxing, we have a TV with DVD player with a well-stocked DVD library. The house also has plenty of books, games, and leaflets of local interest.

Outside we have the 'Preaux', a superb purpose built outdoor dining area, seating 8, giving stunning views over the garden but with shelter allowing for comfortable lingering evenings with friends.
- Security deposit: £300. This must be paid 2 weeks prior to arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: Pillows, duvets, linen and towels are provided.
- Energy costs: Electricity (incl H/W) included in the rental price. Oil CH at cost.
- End of stay cleaning: House should be cleaned thoroughly and left as found on arrival. Please ask for a quote if you would rather have the cleaning done for you.
- Arrival time: 4pm onwards.
- Departure time: 10am.
- Pets: Up to 2 dogs are OK. additional charge of £20 per animal.
- Smoking: No smoking in the property.
The Basse-Normandie region
Normandy needs little introduction but has an enchanting blend of history, culture, gastronomy and beautiful coastline. It offers a pace and quality of life that is rarely found in the UK any more. The climate is better than Southern England with summers 4-5 degrees warmer, as highs over Biscay tend to dominate the region's weather.
La Roseraie offers you a rural retreat with only a 40 minute drive to a range of magnificent beaches. If sight seeing is your thing then there is lots of choice including world heritage sites such as Mont St Michel, the walled city of St Malo, and the historic landing beaches. More locally a range of fun activities are on offer, including- L’Ange Michel a leisure park for children; lakes within 10km provide opportunities for boating and fishing; Bellefontaine offers an unusual and charming miniature world for children; and there is horse riding within a 10 minute walk of the house. Local restaurants and weekly farmers markets will enable to you try the delicious local produce- cider, cured meats, butter, cream, and cheese.
The property is on the edge of a village with a small shop/bar/cafe for essentials. The countryside is rolling, verdant and unspoilt. Leading out from the village is a network of local walking/running routes, plus a dismantled railway line for cycling and exploring south into Brittany, and Grand Randonnee footpaths.
Just down the road is the picturesque town of St Hilaire du Harcouet with one of the biggest markets in the area on a Wednesday morning, taking over most of the town centre. The town has all amenities including some great restaurants, bars, and cafes. It also has a beautiful park with two adjoining lakes and a children's playground. There is a new indoor pool with a spa and a water slide. Crazy golf is available with clubs and balls for hire from a nearby bar.
The town of Mortain 20 minutes away offers a great outdoor pool, stunning scenery and beautiful waterfalls.
The Cherbourg peninsula has some of the best beaches such as; Bec D’Andaine, Genets, St. Jean le Thomas, Carolles & Jullouville. All these provide sandy beaches. Many have facilities for eating and drinking. Views across the Bay of Mt St Michel and the Mount itself. Horse & Pony riding is available or for the daring, a guided tour across the sand flats.
If you head further west you will discover more beaches as you head towards Cancale and St Malo. Look out for Port St Mer – a beautiful cove with some good restaurants and activities for children during the summer.

"Great garden and roomy house"
Loads of space inside and out for energetic children to enjoy. We enjoyed our trips to Mont St Michel (despite the crowds), summer sledging and velo-railing and for a family day out Fougeres is great… More

"What a wonderful garden!"
We have just returned from a very enjoyable stay at La Roseraie. We travelled with friends who have small children. The house was perfect for them, a huge bedroom full of toys (they were boys) and they just loved the garden, which has many nooks and crannies. The adults also appreciated the garden and we made great use of the outside eating area, particularly on warm days. The house itself is big and airy and has everything provided for a lovely stay.
