Includes panoramic views from balcony, parking, fully fitted kitchen, modern bathroom with under-floor heating, plasma screen TV with satellite access to CNN news, safe, timber flooring, use of private outside sun area overlooking Lake Wolfgangsee, lift, sauna, secure locker room, laundry and drying rooms and onsite management services.
Situated in the heart of Austrias lake district, the accommodation offers an ideal base for summer or winter ski holidays. Within easy walking distance of local amenities and the picturesque town of St Gilgen, home to Mozarts mother. The town offers a wide range of facilities from boat and cycle hire, the gondola taking you on to the Zwolferhorm mountain and well marked walking tracks, swimming pool, paragliding, scuba diving and steam boat trips across the lake to St Wolfgang and Strobl. During December, traditional christmas markets are held at all the towns around the lake and are accessed steamer boat. St Gilgen offers a wide variety of restaurants, banks, internet cafe and coffee houses.

Standard service charges payable to house manager in euros during stay which includes:
- €35 end of stay studio cleaning fee
- €20 linen and laundery fee (based on 2 people sharing). Linen includes bedding, bath, hand and tea towels. For a two week stay where a change of linen is requested, an additional fee of €20 applies.

20% non refundable deposit required at time of booking to secure. If payment made within 4 weeks of booking date, full payment required at time of booking. Final balance due 8 weeks before booking date.
Damage and key deposit of £80 payable with final payment. Returned on return of the keys and confirmation the studio has been left in a satisfactory condition.
An additional statutory tourist tax is due at €1.15 per day/per person. This will be collected during your stay and paid for you by the House Manager.

St Gilgen - is a lively, traditional and truly picturesque town, with its many fresco painted traditional buildings centred round the attractive Rathaus (Town Hall) and double-onion domed church. The town is situated in an open, spacious and sunny valley on the western side of Lake Wolfgangsee, surrounded by a breathtaking mountain range including the Shafberg and Zwolferhorn mountains, and is a great base from which to visit other local attractions such as St Wolgang, the royal spa town of Bad Ischl and the historic Hallstat a work heritage site. The famous city of Salzberg is only a 50 minute bus ride away with a regular service.
The areas main Postalm ski area is accessible by ski bus (40mins) from the town and is ideal for begineers. The Dachstein West Ski area is approx 1 hour away with over 140 KM of ski tracks, more suitable for intermediary skiiers.
The St Gilgen area
There is pleasant waterfront promenade where you’ll find many restaurants, coffee houses and bars to sit and pass the time of day watching the waterskiing, windsurfing and boat trippers arriving from St Wolfgang. In the evenings the village brass band plays regular concerts here and during July and August, colourful folklore evenings take place in a lake side restaurant.
Walking - The town is perfect for walkers with 80km of marked paths in and around St Gilgen, all easily accessible from the centre of the resort. The local Gondola takes you to the top of the Zwolferhorn Mountain at 1,522 metres, where you will find a number of traditional Austrian hostelries with fantastic panoramic views, before making your descent by foot, gondola, or if you are feeling adventurous paraglider. There are a number of marked routes to make your descent (allow 2-2.5 hrs). Other popular walks include the three hour walk through peaceful woods to St Wolfgang where no vehicles are permitted. Walking maps are available at the Tourist Information office.
Wolfgangsee Lake – is the hub of many activities. You can take the lake steamers across the 11km Wolfgangsee lake to explore other lakeside villages including the charming and historic town of St Wolfgang, famous for its ancient pilgrimage church and frescoed old buildings. Here you can take a horse and carriage ride around the town or ride on the Schafbergbahm steam mountain railway to the top of the Shafberg mountain to enjoy the spectacular panoramic views. Music is very popular in St Wolfgang with regular light classical, folklore and operatic concerts and twice weekly concerts held in the village square. You can also continue on the ferry to visit the lovely town of Strobl with its lakeside promenade.

We spent a week in this small but beutifully maintained modern studio appartment for two people. The very comfortable drop down bed was easy to lower and raise.There was everything in the kitchen one needed for self catering The bathroom was very modern with a super shower . With the cable T V we were able to view BBC. From the balcony there were terrific views of Lake Wolfgangsee. Use of a car would be needed by most people as it's a good walk up from the town . We found the Spar at bottom of the hill stock everything we needed. We found Hallstatt - a World Heritage site - well worth a visit , and of course , St Wolfgang |

this lovely studio apartment is just perfect for us which is why we have returned three times.Spacious and light with a good size bathroom and excellent shower. Large balcony with the most stunning views of lake and mountains...it truly is a getaway from it all but with all local amenites to hand. Two large supermarkets close by and the town easily walkable providing a good choice of restaurants and cafes and of course the lake and boat trips.Walks galore from the door step and we use public transport which is a very good service, under an hour to Salzburg and Bad Ischl....both offering a wide variety of interests. |

we have friends who have an apartment nearby and so already knew what the area can offer; great views and lots of outdoor activity as well as fairly close to Salzburg, a long term favourite city. For this visit we were there for the sking c 30 mins away and good fun, we normally do lots of walking, cycling and playing about on/in the water. the apartment is modern, well thought through and well equipped, dealing with the leaseholder was easy |

1). Additional services charges to the rental fee apply as detailed below. These are payable locally to
the house manager:
- €35 end of stay apartment cleaning charge
- €20 linen hire and laundry fee based on 2 people sharing (linen includes bedding, bath, hand and tea
towels). For a two week stay an additional fee of €20 applies for replacement linen.
2). Refundable key and damage deposit - an £80 damage and key bond is payable at the time of booking. This is refunded upon the safe return of the keys and inspection check by the house manager.
3). Short breaks are available subject to availability.
Please note: A tourist tax of €1.15 euros is payable per person/per day, within 3 days of arriving into the country under austrian law. This is seperate to the accomodation and service fees and will be collected and paid by the house manager to the town hall, upon arrival.
