This unique self-catering holiday house is situated in the rural, Limousin region of central France - 'the land of a thousand lakes'.
The house has been entirely renovated and furnished to a high standard and we think that it has something really special to offer our guests. You'll love the contemporary, uncluttered feel of the interior, which is tastefully furnished to a high standard, with many original features and wood flooring throughout.
Guests can choose from 6 lovely bedrooms, 5 of which have private shower / bathrooms. Furthermore, one of the ground-floor bedrooms / bathroom is accessible to wheelchair users. There is also a large private garden and dining terrace (complete with patio furniture and dining table), with views out onto open countryside and buttercup meadows.

The Limousin / Auvergne / Haute-Vienne region
Limousin has been called the 'French Lake District' and will offer you some of the most unspoilt, natural landscapes in France. You are never far from a lake or meandering country walks across rolling hills and forests – come and experience a slower pace of life and true, rural French culture.
We are surrounded by swimming lakes, beaches and outdoor swimming pools. The beautiful Lake Vassiviere, Europe's largest man-made lake, is only 45 minutes away and is also the site of the national contemporary art gallery. Please ask us for details of some of the best lakes or outdoor pools to visit, especially for those with young children.
Bird-watchers and wildlife enthusiasts will not be disappointed – hoopoes, eagles, buzzards, wild boar, martens, red squirrels are all common here. Please contact us at any time for an up-to-date list of bird sightings.
For the outdoor enthusiast and those of you who enjoy countryside rambling, there are numerous activities in the surrounding region. We can tell you all about our favourite walks, beauty spots and places to watch birds. If you enjoy cycling holidays, bicycle hire is available within the village and there are many local routes through quiet country villages.
The abundance of lakes and rivers within Limousin also means that including the fantastic canoeing and sailing locations, it is also a great location for a fishing holiday in France.
We are also only 30 mins away from the attractive city of Limoges - famous for its porcelain and old quarter. Discover the abundance of interesting boutiques, medieval churches, restaurants and antique markets. St Germain les Belles is a perfect example of a fine Limousin village - peaceful, attractive and nestling in beautiful countryside. It also boasts many attractions: · Tranquil village lake, sandy beach and children's play area, with supervised swimming and pedalo hire throughout the summer. The bar / restaurant is open to the public in the summer and has some fantastic themed nights with live music. · Bar-restaurants and several shops selling delicious local produce. · Typically French, winding, narrow streets and historic buildings, including the beautiful 14th century medieval village church. · Festivals, markets, dances, cinema showings, children's activities... · The village also boasts a bank, a railway service to Limoges, an estate agent, a petrol station, a pharmacy and 2 recycling points.
How to get there
35 km south of the 'capital' of the Haute-Vienne - Limoges - the village of St Germain Les Belles is conveniently located just 10 minutes drive from the A20 (junction 42), the main route from Paris to the south of France.
Our nearest airports are Limoges (40 minutes) and Bergerac (2 hours) and both are accessible through Flybe and Ryanair (flying from numerous UK airports).
Please contact if you would like us to pick you up from the airport. We can also recommend Hertz Car Hire at Limoges airport - the office is located in the small building opposite the terminal and their representative speaks English.

• Certain items of furniture have been hand-crafted by a local business, using sustainable wood sourced from their own forest. • We also only use (and provide) environmentally-friendly cleaning products. • All linen, towels, electricity, wood for the stove and heating are included in the price of the rental. • We offer a free cleaning / linen change service for holiday lettings of over one week. • Every room has central heating and double-glazing, making this a fantastic holiday destination in winter too! • Child-friendly holiday accommodation – we can provide useful items that will help you to enjoy your stay e.g. cots, toys, baby bath, stair gate, high chair... Just make sure you ask when booking. • Depending on the season, we enjoy providing free vegetables and free-range eggs from our own small- holding, just up the road! • We also host Organic Gardening Residential Courses at certain times of the year. • We can arrange tasty home-cooked meals to be delivered right to your doorstep!
Choose from 6 bedrooms…
• Every bedroom has 2 single beds (which can also be made up as 'doubles' to suit your requirements), making the room layout very convenient when planning a trip with a large group of friends. • Beds can also be added or taken away from the rooms, should one guest require a single room - just enquire on booking. • Five of the bedrooms have private en suites (one with bath) and heated towel rails. • Please ask if you have any questions about the ground-floor ‘wheelchair accessible’ bedroom and bathroom. • Just across the hall is 'bedroom number 6' - if guests do not need this during their stay and are visiting with children, we can transform it into a playroom with toys, books, child’s beds (should they be needed) and extra seating.
The Lounge
• Our cosy lounge is situated right next to the kitchen and guests love the ‘communal feel’ that this creates. There is satellite television, a DVD player, films for you to enjoy, books for your to curl up with and games for all the family. There are also 2 sofa-beds, should you need extra sleeping space during your holiday. • There is also a wood-burning stove, which really adds to the cosy feel of this room. • Wheelchair users can access the garden / terrace through the patio doors (with lovely views!) and access ramp.
The Kitchen
• The large kitchen is very well-equipped. You will find a dishwasher, microwave, fridge/freezer, big gas oven, kettle and toaster. There are also loads of crockery, cutlery, glasses, mugs, coffee cups, cooking pans and other useful items at your disposal. • At the centre of the room is the huge kitchen table, with seating for up to 14 people. The numerous restaurants within the locality are a useful option but our kitchen really is the perfect place for groups who plan on cooking and eating in.
Further details outdoors: • Although the house is in the heart of the village, you will have the best of both worlds, as once you step out of the back door, the peaceful views of open countryside really make you feel like you are in a more remote spot. • The attractive terrace (with barbecue) is a wonderful location for a relaxing drink or meal on a warm summer's evening. There are reclining seats, a large dining table / benches and parasol if you need some more shade. • The terrace is entirely accessible for wheelchairs and we have created a paved access ramp from the patio doors. • The terrace leads out onto the large, private and family-friendly garden lawn, also a great spot for watching wild birds. • New for 2009! Small vegetable plot – encourage your group members to pick strawberries and to help themselves to what’s in season!

We are flexible about arrival and departure days AND depending on the month, if you do not stay for a whole week, you do not pay for a whole week!
Also depending on the month, there is the possibility that individual rooms can be rented – please enquire for availability or have a look at our rental rates.
We ask for a 25% deposit to secure all bookings. We will then send out our booking form and ask for the balance to be completed 8 weeks prior to your holiday.

Individual Room Rates...
Depending on the month, there is the possibility that individual rooms can be rented. Please enquire about availability and refer to the rental rates for '2 persons' for prices.
All rooms can sleep 2 people and a third bed can be added to 3 of the rooms (to make a family room) at no extra charge. The maximum adult capacity is 14 - this figure does not include infants and we are happy to add baby cots at no extra charge.
We ask for a 25% deposit for all bookings and that full payment is received 8 weeks prior to your departure date.

Any dates between 23-29 August, just €160 per night! Maximum 14 guests. Minimum stay 3 nights.
Book a 7-night break in September or October and get the 7th night for free! That's just €860 for a week's holiday, for up to 14 people.
