About the home

This sumptuous and spacious villa, integrated into a Cork-Oak trees condominium with an 18 hole golf resort, is a mere 30 minutes away from the buzzing city and 10 minutes away from Ribatejo Wine Route. You can find the best beaches 45 minutes drive from the property. ( Troia, Caparica or Ericeira ).

The Villa is open plan, airy and spacious with 4 bedrooms (2 en-Suite and 2 Double), 4 Bath rooms, a large Living room and a fully equipped Kitchen. On the 1st floor mezzanine you can enjoy the snooker table, the library and a golf view balcony.

The private garden offers a 5x12 metre swimming pool (with a automatic submerged safety cover). Bicycles are also available.

An additional fee of 20€ per person per week is required for cleaning.

Smoking is allowed outside the House.

TREATMENT OF ACCOMMODATION

1.Guests undertakes to conduct himself as a good occupant and to employ the accommodation only for the purpose for which it is intended.

2.The guest must notify owner or it's representative immediately of any damage the occupant has caused to the accommodation or its contents. Guests shall be liable to the owner for such damage.

3.When leaving, the guests are obliged to leave the house as they've found it.

4.Please do not leave any electric device turned on when you leave the house.

5.The house will be cleaned prior to the arrival of each guest.

6.Pets are not allowed in the property.

Please send a copy of all guests ID cards or passport before you check in.

- Booking (down-payment): 30%
- Payment 30 days before arrival: 70%

Cancellations
In case of cancellation, the cancellation fee will be:
- Up to 30 days prior to arrival 50 % of the total amount.

- Refundable damage deposit required.

The Costa de Lisboa/Lisbon region

This is a very rich region in terms of nature and also all kinds of monuments that you can visit. Churches and Castles, Museums and Natural Parks, you can choose what you prefer.

- Bulls and Horses: Because is the region where the tradition of bullfights is more deeply rooted. In the vast plains of Ribatejo, here called "lezírias" (marshes), bulls are bred in total freedom, having always by their side the typical figure of the "Campino", a horseman who in festivity days wears its typical attire: white stockings up to the knee, red waistcoat and green cap on his head.

Outstanding holes include the 3rd, with its exit drive over the first of the course’s two lakes; the 7th, with a second shot over the other lake, and the 11th, with a spectacular view over the Vila Nova de Santo Estêvão development’s large reservoir.

Golfing at Ribagolfe (10 min driving): The two 18 hole courses, Ribagolfe I, designed by Peter Townsed and Ribagolfe II, designed by Michael King both former European Tour Players, offers the visitors the possibility to play as a chanpionship course in an pretty forest of cork oak-trees.

“Good times” Perfect villa for 2 families (4 adults and 4 children) very spacious with large lounge area, dvd player or pool table to amuse the kids when taking time out of the midday heat. The pool and outside gardens provided all we needed for fun in the sun. Local supermarket 10 min drive (a car is essential) and Lisbon 45 mins drive great Aquarium to take the kids out for a day, generally if you want to get away from it all including other tourists its a great place to holiday.

First of all I like to tell you how amazing your villa was. The layout is perfect for a large group and even if you had 8 people staying there I'm sure you'd all still have plenty of room.

The pool area is beautiful and the pool was great, very clean and in immaculate condition.
We loved our holiday and the villa and will definitely be recommending it to friends.

Although I'm not normally someone who likes to go to the same place twice it was a great, so relaxing in beautiful, peaceful surroundings and somewhere I may well come back to in the near future.

Thanks again for being a great owner and being helpful when we needed it.
