There are two entrances to the upper apartment, one from the front entrance and a further exit/entrance leading from the kitchen down into the garden.
Hallway and entrance leading to an open plan lounge and dining room with seating for 6/8 people. Flat screen TV, DVD, incorporated sound system supplied by satellite dish with free to air channels.
The villa is bright and sunny and the lounge area leads on to a small balcony which has seating for two people.
Fully fitted American style galley kitchen with dishwasher, electric oven, microwave oven and fridge/freezer.
There are three large double bedrooms, one with en-suite shower room. Each bedroom has an insectocutor and a fan.
Bedroom 1 has a large size double bed, wardrobe facilities, side tables and table lamps. This master bedroom has an en-suite shower room, washbasin and WC.
Bedroom 2 has two single beds, wardrobe facilities, side tables and table lamps.
Bedroom 3 is a family bedroom with a king sized double bed [and if needed the cot can be put here] with side tables and lamps.
Bathroom with bath and shower unit and wash basin. Separate WC & washbasin.
GROUND FLOOR APARTMENT
This apartment can accommodate up to 8 people at a squeeze.
Entrance via front patio door into a large lounge with TV, DVD, and Free to air Satellite channels.
Fully fitted kitchen with microwave oven, dishwasher & large fridge/freezer.
The dining table can be extended so 12-16 people can sit around it - just great for the larger family gatherings.
One of the settees can be made into a double bed if needed.
Bedroom 1 has its own entrance and has one single bed and one double bed, with side table, bedside lamp and wardrobe facilities.
Bedroom 2 has one set of full sized bunk beds with a single bunk bed, but a second one can be placed above if required - side tables, bedside lamp & wardrobe facilities.
Shower room with shower, hand basin and a separate WC.
From a central passageway there is a door leading to the garden and patio areas, and a further shower room & laundry room.
Outside:
Swimming pool with pool light and automatic safety cover – the pool area is lovely for relaxing around in the evening!
Patio with sunloungers and a second larger patio with BBQ and table and chairs for 12 people.
The surrounding private garden area is filled with exotic plants and fruit trees.

The property can be rented as a whole or can be separated into two apartments making it ideal for two families or a larger party to share whilst retaining privacy. Accommodating 6/8 guests in the upper apartment and 4/7 guests in the lower apartment. The whole villa can accommodate up to 15 guests.

If you wish to book this villa, we require a 30% deposit at the time of booking. The balance is payable 8 weeks before the date of arrival.
A security deposit is payable prior to arrival and will be returned after departure on verification that there have been no damages or breakages.
Please note that this property has been visited personally by one of our staff and given our seal of approval. We can also answer any queries you may have and you can be sure that the wonderful villa you see in the photos does NOT have a nightclub next door to it!
This villa has our Upgraded rating which means that the owners offer the best service possible and that we can guarantee that the bedding and towels are good quality, there are pool towels available for you, there will be a Welcome Pack on arrival and where there are local contacts on hand to deal with any problems arising at the house. All Upgraded properties have satellite TV with UK channels and/or internet access and/or air-conditioning or fans in every bedroom and a Travel Guide binder with ideas of things to do in the area etc. Free cot and highchair if required

Shopping for your arrival - just ask if you would like us to do an initial shop for you so you have your first evening’s meal ready waiting for you in the fridge for your arrival as well as a nice cold supply of wine and beer! Don’t forget that most supermarkets in this area are closed on Sundays so you will either have to travel around to find one which is open or to eat out until you can get to the shops on Monday.

The Languedoc-Roussillon / Pyrenees-Orientales region
The village of St Cyprien is steeped in history and atmosphere - the village dates from the 18th century and is typical of an old Catalan village.
There are various special events held in the main square throughout the year which is only a few minutes walk from the house. The village has an abundance of shops - butchers, bakers, newspaper shops, hairdressers, a beauty parlour, a mini-supermarket, 3 restaurants, 2 pizza takeaways and various bars.
There is a market every Thursday and two wine shops where you can buy wine directly from the producer. The village has an indoor swimming pool which is heated and open all year.
It is only 32kms from the Spanish border by road where Buffet restaurants at E15.00 with ad lib wine and even champagne, may be enjoyed amongst other things. An experience not to be missed!

There is a market which is held on a Thursday in the square around the Maries {Mayors} office. There are two wine shops and in one of these you can buy wine directly from the producer. The village has an indoor swimming pool which is heated and open all year.
It is just 32kms from the Spanish border by road where Buffet restaurants at E15.00 with ad lib wine and even champagne, may be enjoyed amongst other things. That is certainly an experience not to be missed.
St Cyprien has an International Golf Course with the odd lagoon incorporated within, Horse-riding, Go-Carting, Fishing, Water sports of every description, Diving, Boat trips, Boat hire Charter, Bird watching on the Canet lagoon colonised by pink flamingos, Wine-tasting at the nearby Chateau's, Sigean African Wildlife reserve on 645 acres, or why not take the yellow train from Villefranche-de-conflent to 5,000ft above sea level for some of the most spectacular views in Europe.
Mountain Walking, Water-rafting, Hang gliding, or take in the spas of Amelie-les-bains, visit the wonderful resort of Collioure where many artists such as Matisse and Derain have been inspired by the picturesque landscape.
Try all the wonderful restaurants and bars that St Cyprian Marina has to offer – or in season why not go to the beautiful beach bar restaurants and watch the sunset – let the children play in the sand after dinner while you relax with a glass of wine.
It is around 40 minutes from the Spanish border and an hour and a half away from Barcelona and Andorra so why not pay a visit to Spain and take advantage of the tax free shopping that parts of Spain can offer! Or if all this is just all too much just relax by the pool or on the miles of Sandy beaches.
For the young ones there is an Aqualand or Argeles Adventure Park and on St Cyprien port in the summer there is a fair! There are also children's rides available near some of the restaurants and don't forget the miles of sandy beaches and the beautiful blue Mediterranean Sea there is to play in !! Depending on the time of year and on which weeks you are here there are also many firework displays and fetes!
Perpignan is the nearest airport which is only 30 minutes away [Girona an hour and a half] the Villa is also easily reachable from Toulouse, Carcassonne, Nimes and Montpellier Aiports.
It is also easily accessible by the fast track rail service from Paris and Barcelona. Lastly if you are a driver then from Calais it is 750 miles or 1200kms by autoroute all the way - that is an 11 to 12 hour journey, passing through the Massive Centrale and crossing the famous Millau bridge.

Air travel to the Languedoc has become affordable since low cost carriers like Ryanair, Flybe and EasyJet entered the market a few years ago. You can find return flights to the region for as little as £30 return including airport taxes. There are many airports in the area served by low cost carriers:- Montpellier, Beziers, Nimes, Perpignan, Carcassonne, Toulouse and even Girona, just one hour over the border in Spain.

We recommend the A75 autoroute which is free south of Clermont Ferrand and there is no longer a bottle-neck at Millau since the spectacular Millau viaduct has been opened.
Because there are generally tolls to pay the motorways feel much less busy than the UK. They are well serviced with frequent rest areas with toilets and telephones as well as bigger, fully equipped service areas with fuel, food and in many cases lodging. The speed limit in good weather is 130 kph (approx 80-85 mph) so you get there quicker too.
