Guimondiere is a 2 storey spacious family holiday home with 3 double bedrooms and a shower room/toilet on each floor. There is the potential to sleep up to 10 people with additional bed space in the form of a double sofa bed in the comfortable tv lounge and room for a cot/single bed in the dressing area attached to one of the upstairs bedrooms.

The kitchen/diner is a large country kitchen with a vaulted ceiling, wood burning range cooker and fully equipped modern units with all the usual appliances. French doors lead out into the garden for easy outdoor dining and a short walk up the garden path leads to a new pool with its own terrace and bbq overlooking the countryside. The solar heated pool measures 7.30 x 4m. It is an above ground pool which is set down behind enclosing stone walls leaving it completely private and sheltered.

The owners live in an adjacent property and are on hand should they be required however Guimondiere has been landscaped to offer everyone maximum privacy and tranquility. There is a large barn next to the gite which offers indoor games such as table tennis, pool, darts and skittles and there is a range of indoor board games, books, jigsaws etc. in the gite. There is a small summerhouse in the garden, perfect for a teenage den or to take afternoon tea. Well behaved dogs are welcome as there are livestock on the property and the owners' friendly dog.

Guimondiere is a perfect country holiday retreat in an area of outstanding natural beauty set on the border between Mayenne and Sarthe. It is an excellent base for day trips as well as being somewhere to just rest, relax and take time out over meals with friends/family.

Sleeping accommodation could be organised within reason to suit the party, one upstairs bedroom currently has 2 single beds, the other is a double but with enough room in the dressing area to accommodate a cot or a small put- u- up type bed. The downstairs lounge has a comfortable double sofa bed and the downstairs bedroom has a double bed and a small french bed/canape. A single couple party only will be accommodated in the downstairs area.

The lounge is the oldest part of the house with exposed beams, fireplace and wood burning stove which very quickly warms the space on cooler days, perfect for those wishing to relax in front of the tv, listen to music etc. There is a 40" flat tv screen with a humax box with recording facility. British channels are available on this system and there are french channels available on a small wall mounted tv in the kitchen.

The kitchen/diner is large, light and airy with a vaulted ceiling and an Esse Ironheart woodburning cooker. This can be used for cooking and for heating the space otherwise the oak kitchen has all mod cons including an electric oven, gas hob and microwave and plenty of dining room space. The kitchen is well equipped for the provision of large family meals/picnics.

Guimondiere is surrounded by mature trees and is set in its own grounds with a rear garden, fruit garden, boules pitch, sun terrace, sunken pool area, games barn, sunhouse and well. There is a gravelled courtyard at the front of the property with garden furniture set under trees for those really hot days. Large pots outside the kitchen door have most culinary herbs you might wish to use.

Guimondiere is a lovely place to relax over leisurely meals, enjoy watching local wildlife, listen to the sounds of the birds and the countryside, go for walks down ancient tracks, off road cycle through the forests nearby or fishing at the local lake a few minutes away.

The owners' livestock includes charming little Quessaint sheep and chickens all housed in secure paddocks. Guests can help themselves to fresh eggs from the coop if the chickens are being obliging. There is a friendly 6 year old female dog " guarding" Guimondiere who likes the company of most other creatures. The owners can provide free seasonal vegetable baskets from their own vegetable plot which would include salad, tomatoes, green beans, courgettes etc depending on availability, weather, time of year etc.

The outside area includes a fenced and secure back lawn with trees for shade and garden furniture immediately outside the kitchen french doors. There is a flat lawned area leading up to the pool which has a boules pitch and space for short tennis/badminton.

The pool area is set in the sunniest part of the property and catches the sun all day. Slate steps lead down into the pool enclosure. Around the pool enclosure is an extended slate terraced area complete with sunloungers, table and chairs with views over the surrounding countryside.

A refundable £150 or euro equivalent for a breakages/damage deposit is required either prior to or on arrival.

Report any breakages immediately so we can ensure your holiday continues to be enjoyable. This deposit will be returned promptly on departure following satisfactory inspection of the property and its contents.

The accommodation must be left as you find it however if you wish a cleaning charge of 50 euros can be paid and the property will be cleaned for you.

20% non returnable deposit is required to secure the booking then full payment to be made 8 weeks prior to arrival. Should the booking be made within this period then the total cost is required at time of booking.

Payment details will be provided on booking.

Cancellation of the booking by the holiday maker should be made in writing. If cancellation is notified prior to 8 weeks before booking commencement the holidaymakers' liability is limited to forfeit of the deposit. If cancellation is effected within the 8 week period then the cost of the entire booking is forfeit. It is highly recommended that travel insurance is taken out to cover any losses in unforeseen circumstances.

The Loire Valley region

Guimondiere sits on the boundary of the counties of the Mayenne and the Sarthe in region of the Pays de Loire. It is near to Alencon (20 minute drive - famous for its lace making history and museum) and the pretty villages of the Sarthe. St Aubin du Desert is only a few miles from the Orne region in Normandy, beautiful and historic with world war 2 heritage sites, medieval plantagenet towns and churches. The towns of Mayenne and Alencon have ancient buildings, museums, chateaux, weekly markets and 40 minutes away is Le Mans (home to motor racing and incredible summer son et lumiere in the old quarter of the town) with all the amenities of a busy city and a great Sunday morning food market and brocante. Pretty much everywhere you go in this region the car parking is free.

Further afield is the rest of France! A couple of hours to Brittany or south into the heart of the Loire Valley, Paris can be reached by train from Le Mans in a couple of hours for a good day trip. The climate here is similar to that in the south of Britain albeit it can be several degrees hotter in summer.

St Aubin du Desert

WHAT THERE IS LOCALLY - practically every village and small town at the weekends have a summer fete/ vide grenier (similar to a car boot sale) which means there are all kinds of events within striking distance that are genuinely rural for example agricultural shows, food and drink fairs, classic car shows - all sorts of things too numerous to mention. The local tourist offices can offer comprehensive information on musical events, gardens, zoos, roman ruins, theme parks etc. The owners have a small cache of up to date local information with leaflets, maps etc. Villaines La Juhel itself is the nearest small town (6k) with a large supermarket, pharmacie and other usual small shops.

A few minutes drive from the doorstep of Guimondiere are hundreds of kilometers of forests and woods to hike, cycle, ride through. The Alpes Mancelles is an area of outstanding natural beauty and just a few minutes away with St Leonard du Bois, a famous pretty village carved out of the rock on a river with a challenging Tree Climbing and river kayaking courses. St Ceneri le Gerei listed as one of the prettiest villages in France has beautiful gardens and houses with an arts and craft event during the year when local artists display their work. Sille le Guillaume is a 15 minute drive and boasts a huge lake and beach with cycle trails through the forest, amenities for small children like pony rides, pedaloes, crazy golf, tennis courts, tree course, fishing, boat hire, bars and restaurants. Averton, a village 5 minutes away, has a big leisure lake with fitness trails, fishing, BBQ areas, parkland, huge BMX course, great playground for small children with modern slides and swings of all descriptions. Fresnay sur Sarthe (15 min drive) is a lovely medieval 'petit cite de caractere' with a typical square, views over the river, ancient buildings and a traditional little market every Saturday morning after which you can take coffee at a bar in the square, sit outside and watch the world go by.

The summer holidays here in the heart of the french countryside are all about simple pursuits with small markets and village fetes, local cultural events, vide greniers, long lunches, leisurely picnics, meals in the garden around the BBQ and the pool, boules or other games on site in the evenings, french food and wine from the local supermarkets or from one of several nearby restaurant/bistro/cafe bars. There are local places of interest to visit as well as attractive villages and small towns. (What you will not find locally;- lots of night life, traffic noise, light pollution or endless shopping malls full of consumer durables!)
