Many original features retained within the property, yet combined with modern furnishings & rooms light and bright, with beautiful arched windows on the top floor giving views. WIFI

Bedroom I : Double bed with ensuite (walk~in shower, basin, WC ) & separate Dressing Room

SECOND FLOOR

Lounge / dining area with chimney, flat screen TV with Canal Sat (french channels with English news channel) , DVD player, music centre. Sectioned area at end of lounge with single sofa bed (as this is set on a different floor to parents bedroom, this would not suit a small child).

GROUND FLOOR

Double bed with en suite bathroom (bath with shower attachement, basin & WC).

Large glazed doors onto the garden, offering its own SEPARATE entrance, thus giving total independence.

(Washing machine also located on this floor)

Garden(180m2), mostly laid to lawn with shrubs. Gravelled area just inside the double gates for parking of 2 cars.

The garden is walled and offering more privacy for a town house.

External dining table (for 6 persons). Sun loungers & cushions available, together with 'backyard (rustique) BBQ'

Take morning coffee on the balcony terrace, front of house / afternoon tea in the garden.

Easy parking either within gardens (gated) for 2 cars or in the quiet side~street immediately beside (where parking is free).

IMPORTANT : Parents of young children should be aware that there is a low wall along one side of the garden running above a small canal. (wall app. 1 ft high). Also the pitch of the internal stairs may not be suitable for children under 5 years.

The Midi-Pyrenees region

This area was at the heart of ‘The Hundred Years War’ and touched by the Cathars, Huguenots and the Knights Templar.

The area is steeped in this history and still enjoy a quiet simplicity, together with friendly local people who have a warmth to match their lovely countryside. The area is unspoilt by the over-crowding of tourists experienced nowadays in many parts of France.

Local attractions

Nearby are Medieval villages, Bastide towns, Chateaux, Abbeys, Churches and magnificent natural sites of outstanding beauty; whether it be wooded valleys or the meandering River Aveyron with its dramatic gorges.

Also Nearby are wine growing regions ~ ideal for a half day excursion to sample some of the local wines.

Horse riding, canoeing, cycling, fishing, bird watching, rock climbing, tree wire, paragliding, wine tasting, museums, tennis and of course walking. Golf is available at Albi (18-hole delightful course), where there is also a water-park for children.

An afternoon's excursion by canoe through the Aveyron Gorge is considered a 'must' by nearly all guests.

A number of local villages and towns have interesting and colourful markets.

Be sure not to miss the local market in St Antonin held on Sunday mornings and Villefranche de Rouergue on Thursdays.

Excursions by car

Within short driving distances, excursions can also be made to a number of fascinating towns and villages including Cordes sur Ciel ~ a medieval bastide town whose history includes the Cathars and Huguenots; Albi with its Toulouse Lautrec Museum; Najac, voted one of the most beautiful villages in France; Cahors & Gaillac, for their wines; St Antonin Noble Val fabulous in its own right and film location for ‘Charlotte Gray’; Montricoux ~ the Château, an old seat of the Templar Knights and Bruniquel all of which are well worth a visit.

The larger towns house excellent restaurants to cater for all budgets.

The property is located in the Aveyron Gorge region and the wonderful town of St Antonin Noble Val, a 13th Century medieval town & voted one of the most beautiful in France (just over 1 hour from Toulouse and the International Airport).

The medieval town of St. Antonin has all the shops necessary to cater for your everyday needs together with restaurants, cafes & bars. Steeped in history, this little town has much to offer with its quaint, narrow cobbled streets & medieval buildings & infamous Sunday morning market.

This beautiful and as yet relatively undiscovered area of south-west France is steeped in history with bastide towns & villages & the wine growing regions nearby.
