About the home

Situated in a rural hamlet between Saint Antonin Noble Val and Penne, on the border of Tarn and Tarn et Garonne. There is a large garden with a wide choice of places to sit and enjoy the scenery. The private swimming pool has a child safe fence and gate with plenty of room for sunbathing and enjoys the unspoilt and idyllic countryside, surrounded by apple and pear orchards.

The local town, Saint Antonin Noble Val, is a leisurely 10 minute drive away giving access to supermarket, a couple of bars and restaurants, a cinema, pharmacy and medical centre, and an amazing market every Sunday morning.

The living room area has original exposed beams and stonework, there are also cast iron radiators and a lovely wood-burning fire. It offers two large comfy sofa's and occasional table. There is a spacious dining area leading into the open plan kitchen.

The well equipped kitchen has all you need to try your hand at French cuisine. A walk-in pantry provides you with food storage, and here you will also find the washing machine, tumble drier, fridge/freezer, dishwasher and another small fridge.

The TV room is leading off the main living area, offering English satellite TV, DVD, CD mini stereo and Bose docking station for your iPod. The sofa folds out into a comfy bed creating extra space for your family. Great place to chill out and catch up with your latest soaps, that's if you're not by the pool sipping cocktails.
A shower room modern, with washbasin and WC is also downstairs.

Upstairs has a large mezzanine master bedroom with a queen sized bed. There is a Velux window, where you can gaze at the stars on a clear night while drifting off to sleep.

And another two double bedrooms with original exposed beams and stonework. There is plenty of wardrobe and storage space in each bedroom. The main bathroom is adjacent to the last bedroom, with tub and shower, washbasin and WC.

Further details outdoors:
A spacious well maintained garden, curls around three sides of the house with fir trees bordering the orchards behind, giving you complete privacy.

The swimming pool is fenced in with plenty of room for sunbathing. There are lots of places to sit and relax in the garden, under the shady trees, by the rockery garden or next to the swimming pool. The pool is about 6 metres in length and 3 metres wide.

All prices are per week.
Changeover day is Saturday, arrival after 5pm and departure before 11am.

A returnable damage deposit of £100 is required.
To secure a booking, we would ask for a non-refundable deposit of 25% at the time of booking. The balance is payable no later than eight weeks before arrival.

For extended bookings, please enquire with owner for rates.
Linen is charged at £12.50 per person.

Baby equipment is available by request. Items include travel cot with fitted sheets, highchair, stair gates, Bumbo/snug infant seat, baby bath support seat, playmat and selection of toys.

In the surrounding regions of Tarn and Tarn et Garonne, there is lots to see and do. Whether you want to relax or have an adventure, there is something for everyone

There are 'water adventure theme parks' within easy reach, and a delightful riding centre in Caussade who offer hourly rides, day treks, longer hikes, etc.

During the summer season there are many small local festivals and events celebrating the local agricultural tradition, live music, dance and drama. The house is a very convenient base for exploring the beautiful region of South West France.

The St Antonin Noble Val / Penne, France area

The local town, Saint Antonin Noble Val, is a leisurely 10 minute drive away. The town dates back as far as the 8th century and is one of the oldest medieval towns to have survived the ravages of history. You will find some of the oldest and most beautiful examples of Romanesque civil architecture in France. In the area around the town you will find many bastides (fortified towns), Cordes sur Ciel, Najac, and Montauban to name a few.

The town was featured in the film adaptation of the Sebastian Faulks book, Charlotte Gray in 2005. Saint Antonin provides you with all the necessary needs; supermarket, a couple of bars and restaurants, a cinema, pharmacy and medical centre, and a stunning market every Sunday morning.

“The perfect place for a relaxing summer break” Having first discovered The Little Barn in 2008 I've returned 3 times. Inside the property is traditionally French and has been spotlessly clean at every visit. It is set in a tiny hamlet surrounded by picturesque French countryside it makes a perfect holiday destination. The local area is pure medieval and the nearby towns are lovely places to visit. For days when you want to stay home there's lounging by the pool, a BBQ and outdoor dining facilities for the hot summer evenings.
