The Midi-Pyrenees / Tarn-et-Garonne region
Laumiere Haute is situated in the Midi-Pyrénées, which is one of the sunniest regions in France. On average, temperatures are more than 25°C for 60-80 days a year. Even in October, the temperatures can be as high as 20°C.
St Antonin Noble Val / Espinas area
A little history... St-Antonin-Noble-Val was named after "Saint-Antonin the evangelist" and also the town's magnificent riverside location - its "Nobilis Vallis" (noble valley). Because the town straddles the River Aveyron, many deadly battles have been fought here over the years.
Architecture "La Maison des Consuls" in St-Antonin-Noble-Val is the oldest civic building in France; medieval houses line the streets of the town; many original architectural features can be seen in the "place de la Halle".
Things to see & do Explore the "Roc d'Anglars" and the Aveyron gorges; walk along the Aveyron & Bonnette rivers; visit the "Maison de l'Amour" & "Grotte du Bosc".
A short walk away is the small village of Espinas, which has a beautiful church, a private art gallery, a bar and approximately 50 residents who are all very friendly and welcoming!

Further details indoors: Laumiere Haute has three spacious bedrooms and can accommodate up to six people, plus a baby. The cottage has been completely refurbished and has double-glazing throughout.
The open-plan lounge is furnished with comfortable seating and is equipped with a Jotul wood-burning stove, a television (English & French channels), a DVD player, a PlayStation and a music system.
Further details outdoors: Set in landscaped grounds of about 1½ acres, Laumiere Haute has a delightful swimming pool (8m x 4m; depth 1¼m), which is open from May until October. Sunloungers are provided, along with a solar-heated poolside shower, a pool slide and a variety of children's pool toys & inflatables.Table tennis on the terrace. The patio and terraces are equipped with garden furniture and a barbecue for those sunny breakfasts, lazy lunches and starlit suppers...
... and should you wish to work up a good appetite, how about a game of badminton, table tennis, boules or swing ball?
Conditions
1. To reserve the property, you should complete and sign the Booking Form and return it with payment of the initial non-refundable deposit. Following receipt of the Booking Form and deposit, we will send a Confirmation Statement.
2. The balance of the rent, together with the security deposit (see Clause 3), is payable not less than 8 weeks before the start of the rental period. Reservations made within 8 weeks of the start of the rental period require full payment at the time of the booking.
3. A security deposit is required in case of, for example, damage to the property or its contents - this amount will be included in the pricing details on the Booking Form. However, the sum reserved by this Clause shall not limit the Client's liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within 3 weeks after the end of the rental period.
4. Subject to Clauses 1 & 2 above, in the event of a cancellation refunds of amounts paid (excluding initial deposit) will be made if the Owner is able to re-let the property. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability, etc, since these are not covered by the Owner's insurance.
5. The maximum number to reside at any time at the property must not exceed that as indicated on the Booking Form (including all children), unless the Owner has given written permission prior to arrival.
6. The Client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. If the property is left in an unacceptable condition, then the Owner will make a retention from the security deposit to cover additional cleaning costs.
7. The Client shall report to the Owner or the Owner's Representative without delay any defects in the property or breakdown in equipment, plant, machinery or appliances in the property, gardens or swimming pool, and arrangements for repair and/or replacement will be made as soon as possible.
8. Whenever the Client is absent from the property, the Client undertakes to ensure all doors and windows are properly secured to meet the Owner's insurance stipulations. Also, in the event of a storm, the Client undertakes to unplug electrical appliances, such as telephone/TV and music centre etc.
9. The Owner shall not be liable to the Client for: * any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property, gardens or swimming pool
* any loss, damage or injury which is the result of negligence on the part of the Client
* any loss, damage or inconvenience caused to or suffered by the Client if the property 'shall be destroyed or substantially damaged' before the start of the rental period and in any such event, the Owner shall, within 7 days of notification to the Client, refund to the Client all sums previously paid in respect of the rental property
10. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.
11. In the unlikely event that the Client needs to complain, the Client should immediately contact the Owner or the Owner's Representative so that the grievance may be settled during the stay. If the Owner or the Owner's Representative has not been given the opportunity to put matters right during the Client's stay, the Owner cannot accept complaints made after the Client has returned home.
12. The swimming pool will be open for use between mid-May and mid-September each year. The property complies with the French laws relating to pool safety and the Client is responsible for making themselves aware of the simple safety instructions which are in place at the property.
13. The Owner is nearby but you are guaranteed exclusive use of the property, the swimming pool and the 1.5 acre grounds. Your privacy is guaranteed.
14. There is a "no smoking" policy inside the property.
15. A charge of 50GBP per night from September through to May applies to 2 people sharing double bedroom with own shower room and toilet. Meals can be provided at extra cost. Please contact owner.
This contract shall be governed by French law in every particular, including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract may be brought in any Court of competent jurisdiction in France.
