This lovely little two bedroom bungalow is deceptively spacious. The accommodation comprises two double bedrooms, main bathroom and open-plan kitchen/living/dining area. The house is situated at the far end of Hepburn Gardens, about a 15 minute walk from the town centre. Lade Braes Walk can be accessed from the bottom of the garden and is a wonderful path along which to access the town, taking you past many of St Andrews' wonderful old private houses while surrounded by the area's seasonal flora and fauna. Its location means that it is far enough from the centre of town to be peaceful but close enough that the town's many attractions (whether they are historic or sporting) are still within easy reach on foot or by car. A driveway leads up to the house which sits beside another small bungalow and there is ample space for two cars to park. The entrance to the property is to the right.

On entering the house, you will find yourself in a spacious hallway which leads onto all of the rooms. To the left is the bathroom which is tiled throughout and comprises a bath with shower above, toilet and wash hand basin. It also boasts a heated towel rail and there is a power outlet for an electric shaver. Next door is the first of the two double bedrooms - the two are almost identical, with built-in wardrobes a desk and chair.

The open-plan kitchen/living room/dining area really is the hub of this house. The living area has several comfortable seats and there is a feature fireplace. It is also equipped with a flat screen television which has Freeview channels and there is also a DVD player. The dining table has seating for 4 and is positioned for easy access to the galley kitchen. Stylish and modern, it is fully equipped with electric oven and hob, microwave and dishwasher (there is also a washing machine and tumble dryer in the house). The large open-plan space is flooded with light on sunny days thanks to several large windows which look out onto the patio and garden beyond. It also has access out to the garden through a small conservatory which has a table and chairs - making it the perfect place to relax and admire the stunning garden.
