On arrival at Balclevie there is a covered pull in off the road for 2 cars and plenty of space for bike storage.

On entering the front door there is an extensive hall way with parquet flooring and a number of storage cupboards for clubs, coats, cases etc.

Lounge / Dining Room

This large room is L shaped with amazing picture windows and patio doors out to the beautiful extensive garden which is bordered by the loch. With ample comfortable sofas and armchairs there are 2 seating areas. All which have stunning views. The parquet florring continues into this rrom with occasional rugs. There is TV with video and DVD player plus freeview box with digital channels and a selection of videos. Also a sound system. The dining area seats 6 comfortably. There is a hatch through to the kitchen for ease of food serving and clearing the table.


The main bathroom is at the end of the hall and is furnished with bath and shower over bath, wc and whb.


Adjacent to the lounge is the kitchen complete with breakfast bar ( seats 2) for that breakfast on the move. A door out to the back garden and outdoor seating on the patio allows early morning breakfasts on the patio enjoying the sunshine, the garden and the view.The kitchen is fully furnished with gas hob, electric oven and separate grill, dishwasher, washing machine ( there is a washing line in the garden for drying), microwave and a full complement of pots, pans, dishes, cutlery etc.

Bedroom 1

A large twin bedroom with views out of the windows to the garden and loch beyond. There is plenty of bedroom furniture for unpacking and storing your luggage.

Bedroom 2 with ensuite

A large master bedroom with double bed and fitted wardrobes. There is a seating area by the window for a quiet moment enjoying the view. An ensuite bathroom with shower and whb and wc is adjoining the bedroom

Bedroom 3

The smaller bedroom with comfortable adult sized bunk beds, bedroom furniture and fitted wardrobe. This bedroom is to the front of the house


Off road parking for 2 cars and a covered area for bikes. Extensive garden ground with ample garden furniture

The garden leads down to the loch and there is no fencing between the garden and the loch so children must be supervised.

Kilconquhar loch has many water plants but there is no longer fishing. There are many different species of birds and wild fowl and Fife Bird Club have a hide at the end of the loch. Geese often spend the winter on the loch and it is also home to many swans.

The Fife region

Kilconquhar is a very pretty village with Barnyards beside it. It lies beside Kilconquhar Loch to the north of Elie. Records go back to the 12th Century and over the centuries there have been many different spellings of the name. It does seem that the name derives from Kil which is a name associated with early churches and Kilconquhar which comes from Conquhar or Connacher.

Kilconquhar loch has many water plants but there is no longer fishing. There are many different species of birds and wild fowl and Fife Bird Club have a hide at the end of the loch. Geese often spend the winter on the loch and it is also home to many swans. "The Loch, which is a beautiful sheet of water, lying close to the village and church, covers fully 96 acres. It abounds with water-plants of many kinds, and is said to swarm with pike and eel. It has long been a favourite haunt of swans, and its glassy surface is generally dotted with these majestic sailors."Winter 2010 saw the loch freeze and curling took place for the first time for years and local clubs participated. The Loch is a Site of Special Scientific Interest which is a designation denoting a protected area.

The Scottish Wildlife Trust Barnyards Marsh can be visited. It has boardwalk through parts of it and you can view the various species of sedges, plants, insects and birds. The main entrance is situated opposite Kinneuchar Inn beside the Car Park.

St Andrews

The church which was built in 1820-21 is adjacent to the loch and is a handsome building with a high tower. In the Church yard can be seen the remains of the old church.

Our village is in a conservation area and there are many listed buildings and houses. There are now no shops or businesses apart from Kinneuchar Inn. However in years gone by the village had a number of shops and businesses.

The booklet "Kilconquhar: A Hidden Gem" which has been published by the Beautiful Kilconquhar group gives details of a walk around Kilconquhar with information of past life in our village with anecdotes from local people. It is available from Kinneuchar Inn or by contacting 01333 340888.
