Home description
Enjoying stunning views over Spoleto, Il Sogno (meaning "The Dream" in Italian) is a beautiful self-catering apartment. The apartment is located in a converted farmhouse and whilst it retains many of its original features (such as the stone walls and wood beamed ceilings) it has been fitted out in a contemporary style to the highest standard.
The apartment also enjoys access to a shared private salt-water swimming pool with a hydro-massage area and a well-equipped gym in the grounds.
The apartment is just outside of Spoleto in a quiet location backing on to a forested hilltop (where, in season, you can find wild asparagus and mushrooms). The centre of Spoleto is about a 10 minute walk away.

The Umbria region
About Umbria: At the centre of Italy, Umbria is also known as Italy's "green heart" because of its verdant landscapes. It is a region of varying scenery from the rolling hills of the Spoleto valley which are covered in olive groves, vineyards and fields of sunflowers to the soaring peaks of the Sibillini mountains. It is a land rich in art and history from its hilltop towns to isolated monasteries and castles which stud the landscape. Umbria also is home of some of the best food in Italy and is famed for its excellent extravirgin olive oils, cured meats, truffles and wines.
Places of interest and things to do in Umbria: As Umbria is a relatively small area it is easy to explore from a base in Spoleto. As well as the world-famous sights of Assisi, Spoleto, Todi and Perugia, Umbria has many beautiful smaller towns such as Bevagna, Montefalco, Spello and Trevi which remain relatively unknown. There are numerous festivals throughout the year from "sagra" where you can sample local produce in the small towns and villages to internationally renowned arts and music festivals such as the Spoleto Festival and Umbria Jazz.
Weather in Umbria: Summer in Umbria is marked by long sunny days. The afternoons can be relatively hot but this can provide the perfect excuse to relax while sipping a glass of wine by the pool or in a shady piazza. Autumn and Spring are both cooler times of the year to visit Umbria and can be the most pleasant time for sightseeing. Temperatures in winter can sometimes get close to freezing but the air is crisp and dry and nothing beats an evening with friends in front of the fire in a local trattoria.

Spoleto area
History and sights of Spoleto: Spoleto traces its history back to pre-Roman times and enjoys an international reputation thanks in part to the visits of the "Grand Tourists" in the 19th century and to its international arts festival which has taken place annually at the end of June and beginning of July for over 50 years.
There is much to explore in the streets and piazzas of Spoleto itself but many of the main sights such as the Rocca (fortress), the Ponte delle Torri (aqueduct) and the Duomo (cathedral) can be viewed from the poolside.
Things to do around Spoleto: Spoleto is surrounded by beautiful countryside where you can enjoy hiking, bicycle rides, horse riding and rafting. You can also visit the excellent wineries in Montefalco, Torgiano and Orvieto, olive oil mills in Trevi or even accompany a truffle hunter and his dog on their daily forage in the nearby Valnerina area. The famous towns of Perugia, Assisi, Spello, Todi and Norcia are all within easy reach of Spoleto as is the Monte Sibillini national park.
Shopping and Eating in Spoleto: Spoleto and its environs has many excellent restaurants, from humble pizzerias to fine dining and everything in between. As well as the shops and delicatessens in the centre of Spoleto there is a large supermarket and a pharmacy less than a kilometre away from the property.
How to get there
Arriving by air: -To Perugia: Ryanair flies to Perugia airport (approx 45 mins away) and you can rent a car or take a taxi from there.
-To Rome: There are many flights per day with both scheduled and low-cost airlines to Rome (approx 2 hours away). From Rome you can either rent a car or take the train to Spoleto.
-To other airports: You can also fly to Ancona (approx 2 hours away) or Pescara (approx 2.5 hours away).
Arriving by train: Spoleto train station is on the main line between Rome and Ancona. It takes approximately one and a half hours from Rome to Spoleto. We are then about 5 minutes taxi ride from the station.
Arriving by car: Follow the directions for Collerisana/Ospitale (hospital). The turn off for the property is after the hospital but before you get to Collerisana. If you are arriving by car let us know and we can send you directions.

Further details indoors: The apartment is located in an old farmhouse which has been carefully restored and fitted out to the highest standard. Whilst many of the original features (such as the stone walls and beamed ceilings) have been maintained the apartment has been furnished with contemporary designer furniture and lighting.
The living/dining area has a well-equipped kitchenette (with a fridge, an oven and a stove) a very comfortable bed settee and a television (which does not compare to the magnificent views). The apartment has a newly fitted bathroom with a walk-in shower.
You will also have access to the well-equipped gym on the property which is kitted out with excellent Techogym equipment (running machine, stationery cycle, weights machines, Swiss ball etc). Note that the gym is not supervised and you should not use it unless you are in suitable physical condition and are able to operate all the equipment correctly.
Further details outdoors: The 17 by 6 metre swimming pool is salt water (so it doesn't contain harsh chemicals like chlorine) and has a built in hydro-massage area.
The area around the pool has a number of benches, deck chairs and sunbeds. Although the apartments are beside the pool there are also additional showering and toilet facilities by the pool. Note that, as is the case with most outdoor swimming pools in Italy, the pool is open only from May to October.
The grounds are fully landscaped with olive and fruit trees. There are also several sculptured olive wood benches scattered around the grounds where you can relax and take in the views.
The forest behind the house is great for walking and hiking and is the starting point for several trails. In season you might also be lucky enough to find mushrooms, wild asparagus and blackberries in the area around.
Horse riding can be booked nearby and mountain bike rental is also available. There are children's toys, a swing and slide in the garden as well as two small football nets.
Note that the swimming pool is 0.8m deep at the hydro-massage and 1.6m deep at the other end. The swimming pool is not supervised or fenced and so in particular is not suitable for unaccompanied children.
Spoleto can be reached on foot either along the elegant covered colonnade which starts near the end of the lane to the house and runs right up to the one of the ancient gates to the city or through the tranquil forest path which runs behind the property.
Alternatively there is a bus stop near the end of the lane with regular services which pass through the centre of Spoleto (and also go to the train station).

On your arrival there will be coffee, tea, juice, milk and bottled water waiting for you. We can also pre-arrange a shopping order if you send us your list before arrival.
If we have enough notice we can usually arrange just about any specific requests you may have (for example tickets, tours, airport pick-ups). Sometimes however we will charge a fee for this service.
Conditions
40% of the rental fee is due at the time of reservation in order to secure the booking. The balance of 60% of the rental fee is due at least 30 days before the start of the rental period.
A refundable security deposit of €150 per apartment is payable with the final balance, this will be refunded upon a final inspection of the apartment.
Cancellation Policy: If you have to cancel your stay prior to arrival, there will be a charge which varies according to the period of notice you give, based on a percentage of the total price payable:
Up to 56 days before arrival: 10% Between 56 and 29 days: 40% Between 28 and 15 days: 60% Between 14 days and 3 days: 80% Within 48 hours: 100% No show: 100%
