About the home

Posto Del Sole-Country House - sleeps up to 12 persons - is located just 7 miles from central Spoleto and has unbeatable mountain and valley panoramic views all around.

This 16C, beautifully restored, Umbrian farm-house consists of an upper half (APT HI) and a lower half (APT LO). The upper half comprises 2 self-contained apartments with a common verandah overlooking the pool and the mountains, both entrances being next door to each other so that there is easy access in and out of the both apartments. The lower half is 1 huge self-contained apartment.

Brillliant walking and biking territory, this is a film-makers dream, a children's paradise and a lovers' retreat.

A 20 minutes, spectacular drive to historic Spoleto, quiet and peaceful, except for bird-song, within a 1 hour drive of the Umbrian "hot-spots" eg Norcia, Trevi, Perugia, Orvierto, Montefalco, Casteluccio and Assisi etc., the villa has easy access to all amenities, including local markets for bargain hunting, and many excellent restaurants for eating out. And, it takes just over an hour by car or train to Rome from Spoleto.

Ideal for sporty types, families and lovers alike, with plenty in the surrounding area to see and do during your stay, the villa benefits from its own private pool, with extensive private grounds that embrace woods, mountains, pilgrim trails, biking circuits and running tracks.

There is a independant front entrance and a side entrance to the lower part of Posto Del Sole. And, there is another independant entrance, on the opposite side, up a few steps to the upper part of Posto Del Sole. The interiors of the apartments are traditionally Umbrian, beamed with terra cotta tiles throughout. Everywhere, the finish is immaculate. Well, what do you expect from a master builder, one of the finest builders in these parts, a builder, who has restored many historic villas in Spoleto, including the famous Rocca Dei Perugini.

Both upper and lower apartments have stunning, panoramic views, overlooking the pool and the mountains beyond.

The pool is for the exclusive use of the guests at Posto Del Sole. It is just a few metres from the villa and fenced to make it safe when young children may be around.

All around Posto Del Sole are extensive private grounds, where there are several seating areas in the shade in which to chill.

There are also many sun loungers around the pool.

Every window in the house has stunning views.

The grounds surrounding the pool and the villa are vast. You can walk or cycle for hours in any direction. Nearby is the famous Giro D'Italia cycle trail that was deliberately chosen for its beautiful location. The views from all round the house are stunning.

The track leading to Posto Del Sole is an un-made up road. However, I stress that it is NOT a "strada bianca" ie an unmade up road strewn with boulders and big stones, as with so many of these rough country lanes. The lane leading to Posto Del Sole has been flattened, about 1 mile long and is easily driveable with care. Your nearest restaurant is 4 miles away, passing through the world's most stunning scenery, central Spoleto is 7 miles away and your nearest supermarket is 5 miles away. Or, you can dine in our private restaurant, great food...truffles, local meats etc...in the nearby Villa Marianna, 1 mile away, through breath-takingly beautiful countryside. Very modest rates....about 15 - 25 euros/per person for lunch or dinner, to include unlimited wine ! Special rates for children under 10 years old.

The Umbria region

Unlike Tuscany, where Chianti has been dubbed, Chianti-shire, referring to the invasion of the Brits from the British home counties over the past 50 years, Umbria has remained “unpolluted” by tourism. Indeed, you can drive along stunningly beautiful country roads, over mountains and through valleys, and never see another car ! Naturally, this keeps the prices down since the many restaurants, trattorias and pizzerias, all competing with each other, depend on local trade the year round for their income.

A trip to Umbria is a trip back in time. Mediaeval mists stretch across endless landscapes. A land of traditions and rich culture. A magnificently, unspoiled area of rolling, forested hills, sprawling grassy meadows covered with flowers, olive groves, vineyards, lakes and valleys. Dotted with picturesque medieval villages, perched on hill-tops, Umbria is famous for its cuisine………….truffle, boar, porcini mushrooms, fine wines from Orvieto and Montefalco and the friendliness and hospitality of its people. Still, the most important topic of conversation is food. Everything stops for lunch, the most important meal of the day for young and old !

The Spoleto / Valico Dei Pellegrini area

The “hot-spots” of Umbria eg Perugia, Orvieto, Montefalco, Todi, Spello, Norcia, Casteluccio, Trevi, Gubbio, with Spoleto at their cultural centre, have festivals throughout the year, celebrating truffle, chocolate, various pastas, asparagus and boar – all in a context of song, dance, choral music and orchestra. The Spoleto festival is also known as the Festival of Two Worlds.

The Spoleto area is the most interesting place to stay in Umbria, not only because of its central location. It combines ancient and modern, simplicity and sophistication, town and country, and, the richest of cultural heritages, bound up in the handful of aristocratic families, who have owned and controlled Spoleto and its surrounding fiefdoms, since the turn of the century, with love and respect for their land. Now, the young ones are in power and are keen to reveal the secrets of their land to the rest of the world : their traditional farming methods, their cuisine and just the sheer, outstanding beauty of the place.

In particular, the Valico Dei Pellegrini ie the St Francis trekking area, has been opened up for the 1st time by us with our introduction of Vista Del Mondo-Country House, Posto Del Sole-Country House and Villa Marianna Manor House, all 3 occupying the same private mountain. The mid point of St Francis's trek is at the gate-post of Vista Del Mondo, just metres from Villa Marianna and 1 mile from Posto Del Sole. Here, a stone has been erected commemorating St Francis's mid point of his 5 mile journey between Rieti and Assisi, this being also the highest point of his trek, which was blessed by the Bishop of Spoleto and witnessed by us, the Mayor of Spoleto, various dignitories and the press, to mark the 1st ever opening of the oldest pilgrim trail in Umbria, maybe in Italy !

“Excellent place for lazy holidays” it's been an undoubted pleasure to spend our holidays in Posto Del Sole-Country House in Umbria. This is exactly what city guys need to rest a little. In the middle of Italy and in the middle of nowhere. Great hospitality, wonderful and extremely helpful owners.
