Terrazza Verde, a light, attractive and comfortable apartment with a very pretty terrace is located in a pedestrian area, in the buzziest part of old Spoleto. Medieval alleys, cobbled streets, tunnelled alley-ways, ancient churches and monuments as well as fashion shops, wine-bars and excellent restaurants, both gourmet and rustic, form the tiny city of Spoleto, perched on a hill and surrounded by mountains.
Sitting at a bar, at the top, outside the famous Rocca, dizzily surveying the world at your feet or, walking across the Roman aquaduct into the rugged mountains, you could be forgiven for thinking you had died and gone to Heaven, such is the beauty of this magical place, whose origins predate Rome.

Terrazza Verde is beautifully and comfortably furnished with beige leather, squashy furniture. Leading from the living room is a child-proof, very pretty terrace with hill views, furnished with a table and chairs to enable you to dine al fresco. With one large double and one twin bedroom, the apartment is ideal for families, with plenty in the surrounding area to see and do during your stay.
Comfortable and spacious, this apt is ideal for lovers and families alike. You will find it equipped with everything you might need for your stay.....washing machine, ironing facilities, unlimited hot-water etc plus a Welcome Pack, containing everything for the weary traveller who doesn't want to shop, immediately s/he has arrived.
And, being situated in the famous Rocca dei Perugini, one of the oldest palazzos in Spoleto, fabulously restored just a few years ago, you know you are in the most sought after part of old Spoleto. This where where the passaggiata begins and ends because this is where the action is! So, if you intend being "in town", book here, be cheek by jowl with it all and don't miss out !

There is a local tennis club within walking distance. And, there are many swimming pools in and around Spoleto. We provide an information sheet, that will be in the apartment when you arrive, on all the local facilities such as pools, markets, restaurants, walks, places to visit and so on.
Here, you have all the amenities to hand, including the local Friday market for bargain hunting, local pools, tennis courts and, if you have a car, the riding stables are 10 mins drive away.

All for free.
Beware of owners who charge extra in winter for heating costs - it could well turn out to be more then you're paying in rental costs - gas and electricity charges are exorbitant in Italy.

We also provide a mobile phone for a refundable deposit of 100 euros - at the end of your stay you return the phone, we return the deposit ! This can save a lot of money on international phone-calls when you're only wanting to phone the local restaurant !
If you decide not to hire a car, then, if you phone Laurie, my husband, an hour or so in advance of your arrival on (0039) 349 739 3501, he can usually pick you up from Spoleto station and take you straight to the apartment. He can also, usually, deliver you back to the station of your departure day. I say "usually" just in case our car ihappens to be unavailable.
If you arrange to hire a car locally in Spoleto, then many of our guests use AVIS and, PROVIDING YOU BOOK THROUGH THEIR LOCAL SPOLETO OFFICE, AVIS will meet you at Spoleto station with the car or send a cab for you FREE OF CHARGE.

Unlike Tuscany, where Chianti has been dubbed, Chianti-shire, referring to the invasion of the Brits from the British home counties over the past 50 years, Umbria has remained “unpolluted” by tourism. Indeed, you can drive along stunningly beautiful country roads, over mountains and through valleys, and never see another car ! Naturally, this keeps the prices down since the many restaurants, trattorias and pizzerias, all competing with each other, depend on local trade the year round for their income.
A trip to Umbria is a trip back in time. Mediaeval mists stretch across endless landscapes. A land of traditions and rich culture. A magnificently, unspoiled area of rolling, forested hills, sprawling grassy meadows covered with flowers, olive groves, vineyards, lakes and valleys. Dotted with picturesque medieval villages, perched on hill-tops, Umbria is famous for its cuisine………….truffle, boar, porcini mushrooms, fine wines from Orvieto and Montefalco and the friendliness and hospitality of its people. Still, the most important topic of conversation is food. Everything stops for lunch, the most important meal of the day for young and old !
The “hot-spots” of Umbria eg Perugia, Orvieto, Montefalco, Todi, Spello, Norcia, Casteluccio, Trevi, Gubbio, with Spoleto at their cultural centre, have festivals throughout the year, celebrating truffle, chocolate, various pastas, asparagus and boar – all in a context of song, dance, choral music and orchestra. The Spoleto festival is also known as the Festival of Two Worlds.
But, Spoleto is the most interesting place to stay in Umbria, not only because of its central location. It combines ancient and modern, simplicity and sophistication, town and country, and, the richest of cultural heritages, bound up in the handful of aristocratic families, who have owned and controlled Spoleto, since the turn of the century, with love and respect for their land. Now, the young ones are in power and are keen to open up Spoleto to the rest of the world, to show off their traditional farming methods, their cuisine and just the sheer beauty of the place.
To stay anywhere else, you risk missing the ultimate experience, the complex mix of food, fashion, religion, architecture, bars, churches, museums, art galleries, arched, cobbled streets, older than Rome…all to be found in and around this most famous city of all, Spoleto, the city of the rich and famous and, up until now, Italy’s best kept secret !
The Spoleto / Central Spoleto area
Spoleto is close to Assisi, Foligno, Trevi, Bevagna, Perugia, Todi, Orvieto, San Gemini, and Gubbio. It is about 1.5 hours to Lake Bolsena, Lake Trasimeno, Rome, 5 hours to Venice, 4 hours to Naples and 2.5 hours to Pisa, Sienna and Florence.
At the end of the 6C, Spoleto became the residence of one of the most important Dukes of Longobardi. And, the town that centuries ago had heroically driven back Hannibal became self-governed. But, later, it was invaded by the Barbarians.
Importantly, both these battles took place on the door-step of the Rocca dei Perugini, the palazzo that houses Terrazza Verde, a palazzo that the Perugini built in order to rule the conquered Spoletini. But, the Spoletini fought back, pouring hot burning oil upon the heads of the unfortunate Perugini, killing them outright. This took place a few metres up the road from the Rocca dei Perugini at the Torre Del’Olio. And, after two years of blood-shed, the Spoletini regained Spoleto.
Spoleto boasts numerous world famous institutions such as The Italian Centre for Studies on the Early Middle Ages, the Festival of Two Worlds (colloquially known as the Spoleto Festival) and The Experimental Opera Theatre. And, if you walk for a few minutes up to the Cathedral (the Duomo), you’ll see an example of what is arguably the most beautiful piazza in the whole of Italy – the very piazza that was featured in one of Brigitte Bardot’s early films and where her character lived and died.
Within this medieval setting, you can enjoy the finest wines, the best truffles and the most mouth-watering olive-oils in Italy in the myriad of bars and restaurants scattered in and around the tiny, arched streets. You can savour some of the best cooking in the world here. You can sit for hours in the piazzas, sipping real cappuccino and enjoying ice-creams to die for. And, for the really irreverent among you, there are always the shops and, not-to-be missed by any self-respecting Italian, that most famous of all Italian activities, the passeggiata that takes place between 5.30pm and 7.30pm, come rain or shine !!! Here you will see a total cross-section of Italian life from the very young to the very old, families, lovers, shoppers and many observers – the Italians love to watch each other !
