The Portico (apartment)

Home description

"The Portico" can houses a maximum of 2 adults and 2 children. It faces on a large courtyard made of ancient tiles and surronded by walls with an ample portico, covered with jasmine. The courtyard is great for al fresco dining and sun bath.

The apartment is 60 sq. metres and comprises a large and very high sitting room with a very comfortable double bed settee and a kitchen area, a double bedroom with shower bathroom. The floor is in old terracotta tiles and the ceiling is beamed. It is excellent for couples, also with little children.

The position is excellent to reach the most important artistic sites of Umbria, and is recommendet to people who want to enjoy the calm and the quite and are interested to cultural attractions.

The Umbria region

Umbria region is ideal for people that are fascinated by landscapes and campaniles, fertile fields and picturesque woodlands, towns and villages with ancient palaces, churches and towers and castles. The house is situated on the edge of the historic centre of Poreta (12 kilometres from Spoleto) a small village which retains the character and charm of this region and has a 14th century castle overlooking it.

Spoleto / Poreta area

The village is found beside "The road of the extra-virgin olive" oil which goes from Spoleto to Assisi. All the hills on the east side of this road are characterized by olive groves, which probably date from the roman period, terraced with stone walls. The landscape is dominated by the silver green colour of these trees which rises to a brilliant green of pine woods and oaks on the higher slopes. There are numerous castles still inhabited on the tops of the hills.

Reaching the hill of Montefalco you see long rows of cultivated grapes and this is "The road of the Sagrantino" along which there are many small cantinas still producing the special D.O.C.G. wine.

Following the rivers which flow through the nearby Valnerina, you can find the best examples of Romanesque churches in Umbria.

How to get there

Perugia S. Egidio is the nearest airport , 50 km (Alitalia + Ryan Air), but Roma Fiumicino and Roma Ciampino have a lot of international flights: here you can also take the train to Spoleto and rent a car (Spoleto is 1 hour and 15 minutes from Rome, both by the car or the train).

The apartment is finely furnished with antique furniture and have every modern comfort, sufficient for a long stay: kitchen with working hob, oven and dishwasher; a utility room with washing machine; television and DVD player. Kitchen, bathroom, bed and lounges are brand new, because the villa was recently restored.

The home also has private parking and the outside areas have deck chairs, summer umbrellas, tables, seats and a small barbecue.

RENTAL CONDITIONS

The price is referred to 2 adults, alone or with children up to 6 years old. For children over six year old there is an extra fee. Please, enquire.

THE PRICE INCLUDES: rental rate, taxes, uses, a wheekly change of: linen, towels, table clotes; the use of all garden's furniture, use of bicicles, woods for barbecue.
The final cleaning is also comprised.
During the coldest winter period an extra fee for heating can be required.

RESERVATION POLICY

The reservation will be confirmed after the receivment of:
1 - your written agreement to the detailed rental conditions we sent to you;
2 - the 30% of the total amount, by bank money transfer or postal order.

CANCELLATION POLICY

· The cancellation request have to be in form of email, or fax , we do not accept cancellation requests by phone.

·The cancellation policy have some penalty fees.

· It is important for us that you respect your reservation as completely as possible. So, in the case you mind to leave earlier you have to pay for all the days you reserved.

Penalty fees

· If you cancel your reservation more than 30 days before arriving, there is only the penalty fee that the banks require to send back money.
Alternatively, you can have a "virtual voucher" to spend in six mounts starting from your arrival date, without any fee. You can also give it to friends or relatives.

· In the case we receive your request for cancellation from 30 to 1 days before the arrival date , the penalty fee you must pay will be the amount of the reservation rate (30% of the total amount).

· In the case we receive your request for cancellation the check-in day itself, or in the case you not respect your reservation without any advise (no-show), the penalty fee will you must pay will be the total amount of the stay.

Guestbook

Thank you once again for your great hospitality. We were very well looked after, particularly in the food department with your cakes and groceries.

We did stay in other places, but the things that stood our for us in Poreta were its proximity to so many interesting places, and the great food there, particularly the olive oil.

We will certainly recommend your place to anyone we know going to Italy.
