Stay in a modern apartment with 2 sets of French windows onto a balcony facing the park, plenty of light and a roof-terrace high enough to make you feel on top of the world but not too high as to lose touch with every fascinating scenic view in whatever direction your gaze is drawn.
Directly across the road, you walk through Spoleto's small central park with bars, climbing frames, swings, trees and picnic areas, directly into Piazza Mercato, the home of the impressively restored 12C Roman Forum, where you can see the caves in which the Christians were locked and chained to the walls before being thrown to the lions. Nowadays, the entertainment that takes place in the grand Forum is a little less blood-thirsty ! Here, there are also bars, restaurants and the Tourist Office.
To be in Spoleto is to be in the centre of Italy - nowhere is too far to reach from Spoleto. The closest places are Perugia, Orvieto, Spello, Todi, Trevi, Assisi, Bevagna, Montefalco and Rome. Most places are within a 15 - 30 mins drive. Rome is just over an hour by train.
Spoleto is akin to a giant fairy-tale castle. This is a place largely owned by the nobility of Italy. Like the other noble city, Venice, it is a place to experience before you die. Venice has the water but, Spoleto has the mountains. Both have a huge cultural heritage - Spoleto even pre-dates Rome. And, while Venice has always encouraged tourism, it is only in recent times that Spoleto has offered herself the whole year round. She used to confine herself to simply 3 weeks of the year, when she hosted the famous "2 worlds festival". Now, you find restaurants, specialist shops selling fine wines, cheeses and truffle, fashion shops, art galleries, churches and museums galore, not to mention coffee bars in every piazza and on every street corner.
Yes, Spoleto has transformed itself into an accessible and relaxing place to be. Certainly, it has become "the darling of Italy" - its main visitor still being Italian. Nonetheless, more foreigners are discovering Spoleto for themselves.
And, staying in Penthouse On The Park, you can take the bus to the train-station - the bus-stop is directly across the road - and from here, you can reach practically anywhere in Italy. You could even get to Venice in about 5 hours !!!
For those of you who enjoy activity holidays, you need never be short of things to do. There is an up-market tennis club just 2 minutes walk uo the road and there are riding stables about 15 minutes away by car, up in the mountains, where you can book an hour or all day, if you wish - there are rules about eligibility - the Spoleto tourist office will have the facts !

3 bathrooms in total - 1 with full-size tub + hand-held shower (en suite), 1 with half-size tub + hand-held shower (en suite)and 1 with shower unit (on ground floor).
A modern penthouse apartment with 2 sets of French Windows opening onto a long balcony, overlooking the park, and a wonderful roof terrace that seats 8 with spectacular 360 deg panoramic views of mountains, valleys, farm-land and the park.
The apartment is stylishly furnished with 2 squashy leather sofas, a fully fitted kitchen and dining for up to 6 persons. There is a single bed unobtrusively placed behind one of the sofas.
The 2nd bedroom is on what was once a mezzanine floor but which has now been walled in and has just a very small railed opening at the front, which has a fitted curtain that can be kept tight shut. So, it is completely private and you cannot be spotted from below !!
Both bedrooms have large double beds and are ensuite. The 3rd bathroom with a shower unit and a washing machine is just off the large sitting/dining room.
The living area is spacious, light and airy. And, there is air-con.

The terrace seats 6 for dining and there is plenty of space for sunbathing on this very sunny terrace - an ideal spot to arrive home to after a tiring day sight-seeing, pour yourself a glass of Orvieto, chill-out to the sun setting over the mountains and revel in the amazing panoramic country views.
And, of course, being situated in the city centre of Spoleto, just 3 minutes walk, passing 3 restaurants along the way, you will find yourself in the midst of a mind-boggling choice of specialist shops....wine, truffles, clothes, art-works etc, restaurants and bars as well as parks, museums and churches to meander around.
For those of you who may not wish to hire a car, you can get to practically anywhere in Italy by train or bus from Spoleto - the timetables are comprehensively spelt out on the internet. Though, if you prefer to have a car, it is possible to park in the street, just down the hill or hire our private 1 car garage, next to the lift up to the apartment for 50 euros a week.
There is a local tennis club within walking distance. And, there are many swimming pools in and around Spoleto. We provide an information sheet, that will be in the apartment when you arrive, on all the local facilities such as pools, markets, restaurants, walks, places to visit and so on.

We provide all utilties gas c/h, unlimited hot water etc plus towels, linen (beach towels, if requested) etc plus a Welcome Pack…wine, bread, butter, milk, tea, coffee, sugar, all the condiments, fruit, pasta, olive oil etc….enough for our guests not to have to worry about food shopping before settling in ! All for free.
Beware of owners who charge extra in winter for heating costs - it could well turn out to be more then you're paying in rental costs - gas and electricity charges are exorbitant in Italy.

If you decide not to hire a car, then, if you phone Laurie, my husband, an hour or so in advance of your arrival on (0039) 349 739 3501, he can usually pick you up from Spoleto station and take you straight to the apartment. He can also, usually, deliver you back to the station of your departure day. I say "usually" just in case our car ihappens to be unavailable.
If you arrange to hire a car locally in Spoleto, then many of our guests use AVIS and, PROVIDING YOU BOOK THROUGH THEIR LOCAL SPOLETO OFFICE, AVIS will meet you at Spoleto station with the car or send a cab for you FREE OF CHARGE.
