Home description
This apartment is on the ground floor of an ancient padronal villa dating from 1700. The villa was built around a pre-existing tower of the 1600’s, which originally housed doves in the upper floor; the internal areas are arranged around some splendid walled courtyards. The restoration work was finished in march 2006, respecting the aesthetic quality and spaces of the original building. The apartment is finely furnished with antique furniture and have every modern comfort, sufficient for a long stay: kitchen with working hob, oven and dishwasher; a utility room with washing machine and cloth-dryer; television and DVD player. The apartment also has private parking and the use of the outside areas, with deck chairs, summer umbrellas, tables, seats and a small barbecue. Our guests are also given the produce of the vegetable garden and orchard according to season.

Those who love nature, the old traditions, tranquillity and the enjoyment of life , can only feel at home and love Umbria, the green heart of Italy. A beautiful combination of rural and natural landscape constitutes one of its principal attractions. It's a region which offers natural panoramas of a particular beauty, characterized by green valleys and rolling hills, uncontamined areas in which you can find rural houses, medieval villages, benedectine abbey, romanesque churches, Etruscan and roman sites that remind us of the many historical passages that have seen Umbria as protagonist through the centuries.
Spoleto / Poreta area
The house is situated on the edge of the historic centre of Poreta (12 kilometres from Spoleto) a small village which retains the character and charm of this region and has a 14th century castle overlooking it. The village is found beside The road of the extra-virgin olive oil which goes from Spoleto to Assisi. All the hills on the east side of this road are characterized by olive groves, which probably date from the roman period, terraced with stone walls. The landscape is dominated by the silver green colour of these trees which rises to a brilliant green of pine woods and oaks on the higher slopes. There are numerous castles still inhabited on the tops of the hills. Reaching the hill of Montefalco you see long rows of cultivated grapes and this is The road of the Sagrantino along which there are many small cantinas still producing the special D.O.C.G. wine. Following the rivers which flow through the nearby Valnerina, you can find the best examples of Romanesque churches in Umbria. The place is great for people who love the peaceful and relax of the countryside and at the same time want to visit all the historic and artistic sites of Umbria (Spoleto, Assisi, Perugia, Deruta, Montefalco, Bevagna, Spello, Norcia, Cascia, Amelia, Narni) and of the south part of Tuscany (Arezzo, Cortona, Siena), and cities like Florence (2 hours) and Rome (1 hour and 30 minutes both by the train or tha car).
How to get there
Perugia is the nearest airport , 50 km (Alitalia + Ryan Air), but Roma Fiumicino has the most international flights: there you can also take the train to Spoleto and rent a car (Spoleto is 1 hour and 30 minutes from Rome, both by the car or the train).

Further details indoors: The apartment faces on the south side of the villa, is 80 sq. metres and consists of a large arched sitting room with a double bed settee, a kitchen, a double bedroom, another bedroom with two single beds, a shower bathroom also equipped for handicapped persons.
Further details outdoors: The entrance to this flat is through the main courtyard which is cobbled and has the same name, "the lemon courtyard", due to the presence of these beautiful plants. The courtyard is great for al fresco dining and to have a sun bath. There are deckchairs, sun ombrellas, a table with 6 chairs.

THE PRICE INCLUDES: rental rate, taxes, uses, a wheekly change of: linen, towels, table clotes; the use of all garden's furniture, use of bicicles, woods for barbecue. The final cleaning is also comprised. During the coldest winter period an extra fee for heating can be required. Avalaible for free, on request: cot or child bed, high chair, push-chair.
GIFT: our extravirgin olive oil and some produces for Italian breakfast (milk, coffe, tea, confiture or fruit, sugar, fresh cakes...). Some produces of the vegetable garden, according to season.

RESERVATION POLICY The reservation will be confirmed after the receivment of: 1 - your written agreement to the detailed rental conditions we sent to you; 2 - the 30% of the total amount, by bank money transfer or postal order.
CANCELLATION POLICY · The cancellation request have to be in form of email, or fax , we do not accept cancellation requests by phone. ·The cancellation policy have some penalty fees. · It is important for us that you respect your reservation as completely as possible. So, in the case you mind to leave earlier you have to pay for all the days you reserved.
Penalty fees · If you cancel your reservation more than 30 days before arriving, there is only the penalty fee that the banks require to send back money. Alternatively, you can have a "virtual voucher" to spend in six mounts starting from your arrival date, without any fee. You can also give it to friends or relatives. · In the case we receive your request for cancellation from 30 to 1 days before the arrival date , the penalty fee you must pay will be the amount of the reservation rate (30% of the total amount). · In the case we receive your request for cancellation the check-in day itself, or in the case you not respect your reservation without any advise (no-show), the penalty fee will you must pay will be the total amount of the stay.

We have been renting our property olny since September 2006. We have had visistors from Italy, England, France and USA. Many guests want to come back next year, someone has already came back or has sent to us friends and relatives. We can give references on request.
