All the apartments are in the heart of the historical centre. A very central but quiet location. They have been recently restored in Umbrian traditional style, with wooden beams at sight and terracotta tiles, interiors are elegant and comfortable, kitchens are fully equipped, bathrooms have windows, showers and washing machines.
Duca, Dama and Cavaliere are in the same building, they are very close so that, in case of need, can be rented together as it was a larger apartment for 6 people, or 2 of them can be rented by a family consisting of 4 people that needs 2 bedrooms and 2 bathrooms. Il Priore is in a different period building in Spoleto downtown, a few mins walking distance.
The apartments offer a nice view over the sky, the ancient top roofs and the dome of a medieval church. La Dama (sleeps 2) is a cute studio on the third and top floor of the building, with panoramic windows on all sides, flat screen TV in front of the double bed, kitchenette and beautiful bathroom with shower. Il Duca (sleeps 2) is a larger beautiful apartment on the second floor, it has a dining room with sofa, table with four seats, flat screen Tv, DVD reader, kitchenette, bathroom with shower and a romantic bedroom. Il Cavaliere (sleeps 2) is very similar, it is a cute loft on the second floor with a skylight on the roof just over the double bed, from where you can see the dome of the nearby church. It has a kitchenette, a small dining area with table, a cute sofa and a flat screen TV, the bathroom is very comfortable with window and glass shower. These 3 apartments have a shared area (but private, not allowed to other people living in the building) on the second floor, where there is a table with the Guest Book, some guides and news about Events or guided tours, a small Library in English and a nice balcony with flowers and chairs where guests can sit and have a glass of wine or read a book adimiring the alley, the sky and the ancient church nearby.
Il Priore (sleeps 2+2) is an elegant large apartment in one of the most beautiful locations of Spoleto downtown, near Torre dell'Olio, a medieval high tower in a charming area with shops, monuments, churches and restaurants. It can be rented by a family or by a couple of guests that needs more space. It is on the second floor of an ancient building, spanning over the arch of the walkway (in the related web album you can see the windows with red flowers) and extends over one floor for a net area of 125 square metres. It is comprised of a spacious living room with arches resting on corbles, sofa and flat screen TV; 2 large bedrooms, each furnished with queen bed, a second living room/study, an eat-in kitchen with dining area, and one bathroom with shower. Interiors are sunny and the view from windows is very characteristic: ancient roofs, trees, people walking, ancient stone walls, remains of old towers dating back to ancient ages when Spoleto was a noble and powerfull town.

The apartments are newly restored and traditionally furnished: pavements in ancient terracotta tiles and traditional ceiling with wooden beams and terracotta tiles at sight. Light coloured walls, traditional curtains, hand made tailored furnishing. High quality level of furniture and finishing.
Smart fitted kitchenette in the smaller apartments and eat-in kitchen in the largest one with cooker, fridge, freezer, toaster, microwave or small oven (if requested), kettle, well furnished and equipped. All is new and well functioning. Larger apartments have living rooms with sofa, armchairs and fireplace.
The apartments are provided with a generous "welcome kit" (something to drink and eat and some useful things for kitchen and bathroom):

- smoking area in the shared balcony
- fans, if necessary. We normally don't have hot climate, just warm temperatures in Summer but in the evenings you'll always have fresh breeze. Apartments are well insulated, with ancient thick stone walls.

ADSL INTERNET AVAILABLE free of charge, except in the largest apartment. There are some free internet points (WI FI) just round the corner, where you can also make long-distant cheap calls. There are also bars and restaurants, where you can have a free connection with your own pc.

- CAR PARKING If you have a car you can park for free around the historic centre (10 minutes walking distance) or have a secure space in the centre at the "Spoleto Sfera" covered car parking, 300 metres away, easily connected to the apartment by elevator (5 minutes walking distance). We can provide you a Parking Card, if requested, the cost is 35 Euros per week, the same price for 1 month.
- There is a TENNIS CLUB just 15 minutes away, and some swimming pools, the biggest is in Spoleto, connected with the bus (15 minutes) and others are around Spoleto, with panoramic views on the countryside.
- 30 minutes by car from Spoleto there are the THERMAL BATHS of Saint Francis where you can have special beauty and relaxing treatments. 15 minutes drive from Spoleto, there are the ancient Roman Springs called "Fonti del Clitunno".

During your stay in Spoleto in Autumn and Winter you can take part to the harvest of olives, tasting our extra virgin oil in the old mills, observe the grape harvest in the vineyards and try the excellent wine from Umbria. In Autumn and Winter there are many festivals dedicated to traditional products. From November to April in Spoleto and Umbria, there are hundreds of cultural and artistic festivals of a very high level, the Opera Season season in the theatres of Spoleto is full of great events. In December, then, there are beautiful religious celebrations, with concerts, lighting and great Christmas food of our local tradition. During your stay you'll enjoy a mild climate, Spring comes very early, in late January there is the first flowering. Take the opportunity to learn the Italian language and culture in the Italian Language school of Spoleto, attending group classes or personal, economic and very funny lessons.

The Umbria region
Spoleto and Umbria in general are distinguished by wine and food excellences, a fortune due by the richness of its soil, healthy air, natural ingredients and traditional recipes handed over trough the centuries. The typical local products, such as great wines, famous extra-virgin olive oil, traditional pasta, cakes, ham, truffles and cheeses, are the theme of several town festivals and events all over the year in Spoleto and the small historic hamlets all around the countryside (see our website looking for the Calendar of Events). Here you can really savour one of the best dishes in the world!
Famous festivals, great concerts, period pageants, celebration dedicated to the products of the soil: Umbria celebrates its history with cultural and folk events throughout the year, attracting visitors from all over the world.
The Spoleto / Central Spoleto area
The centre of the ancient town is almost completely pedestrian, but you can easily reach the apartments by car trought a street for cars. In the area there are shops, bars, museums, theatres, old libraries and excellent restaurants. Just a few steps from the apartments you have Medieval and Roman monuments, wonderful Romanesque churches and convents, beautiful squares where, in the evenings you'll find outdoor concerts, during the mornings the daily farmers' markets or the characteristic antique market. Staying in central Spoleto, you don't need a car to get around, you can use public transportation to visit nearby cities and villages but, if you prefer, I can help you in renting a car during your stay. Everything is within very easy walking distance, even the train and bus station. The closest bus stop is 30 metres away and the train station is 15-20 minutes walking distance. Local buses and taxi service available. Spoleto is a charming historic town, full of cobbled and arched alleys, within easy walking distance of mountains and woods. This is the main quality of Spoleto and the reason why it is so much appreciated by visitors from all over the world: you have the amenities of an urban centre combined with the close proximity to the surrounding countryside and mountains, without taking a car! Departing from Spoletium holiday apartments, in a few mins you can reach the Ponte delle Torri (Towers Bridge), a spectacular medieval aquaduct that connects the upper part of Spoleto to the hills and then crossing into the woods and mountains. Here you have easy flat panoramic footpaths or the possibility to climb up the mountains, following the "Franciscan Footpath". To visit Spoleto is easy for old people or mothers with babies because of the underground moving walkways, 8 sets of escalators and underground elevators. Spoleto, with its central location, is the ideal departure to explore the main cities of art and villages in Umbria and Central Italy. Rome is 1 hour and 30 mins away by train and Florence is 2 hours away.
Spoleto boasts a strong cultural tradition thanks to Institution such as the Lyrical Experimental Theatre, the Centre about Early Moddle Ages and especially the Festival of the Two Worlds, started in 1958 by the composer Giancarlo Menotti. The town, perched on a green hill, is unique thanks to the beauty of its monuments and the breathtaking surrounding landscape. The urban stratification of its historical centre, among the largest in Europe, dates back from the Pre-Roman period (XI-X century B:C:) to the 19th century. The main remains, such as the Roman Theatre, Thermal Baths, Amphitheatre, Roman Temple and Roman Arches, show how important was Spoletium centre during the Roman Times. In the Middle Ages it was the prestigious Capital of the Longobard Duchy, a huge powerful territory in central Italy. Splendid examples of this period are the Fortress, some tall towers, amazing mosaics, beautiful Romanesque churches and convents, the magnificent Bridge and the San Salvatore church, one of the most ancient Christian churches in the world, wich has been declared UNESCO World Heritage.

Spoleto is 1 hour 30 from Rome and 2 hours from Florence, by train.
Spoleto station is 15/20 minutes on foot by our apartment, there are local buses in front of the station (every 15 minutes) connecting the station with the historic centre, it takes only 5 minutes and the bus station is only 30 metres away from the apartment. Spoleto Taxi service AVAILABLE.

Car hire is available directly from the airport or at the local office in Spoleto, if you arrive by train.
Sixt Car Hire, Via della Cerquiglia, 29 Spoleto Tel +39 0743 225699 (English spoken) if you request, they'll deliver you a car at the station.
You can leave your car at a free car parking or in the covered Parking area called "Spoleto Sfera", just 300 metres away (6 minutes on foot) from the apartment, easily connected by a moving walkway, an elevator and a short flat street through the historic centre. It is opened 24h and the cost for the parking card (we'll provide it for you, if necessary) is 40 Euros per week/per month.
Remember that, fortunately, the historic centre is almost completely pedestrian...no pollution, no noise, few cars... many open-air restaurants and monuments, children and people walking in our beautiful squares!

Local buses (www.spoletina.com) run regularly within Spoleto (electric buses in the historic centre) and from the town to the main artistic towns in Umbria such as Assisi, Perugia, Todi, Norcia, Montefalco, Spello... and charming hill hamlets in the countryside. This fun apartment was a fun place to stay in Spoleto. It was close to everything and Luana was very helpful with ideas of things to do. We had a little problem with the international area codes so do your research! The only comment I would make is that it is at the top of the building so you need to be able to do stairs. Otherwise, a really great place. I'm happy to know that you enjoyed your stay in Spoleto and maybe we'll meet in the future. I would like to take this opportunity to thank Luana and her husband for being such great hosts and for sharing the magic of Spoleto. We rented the "Il Priore" apartment for nearly 3 months and Luana helped us with all our questions, from obtaining internet access to what to see and do in her beautiful town. She supplied us with great tips and information on the Umbrian region, couldn't do enough for us and made our stay super easy. I would higly recommend her business to all travellers to Umbria, especially Spoleto, which will always be in our hearts. My husband and I stayed in this centrally located Spoleto apartment during January and February, 2012. In spite of the unusual snowy weather, we could walk whenever and wherever we pleased, either for shopping, exercise or to dine at nearby delightful, affordable restaurants, although we prepared most meals at "home" in our complete kitchen. Having a clothes washer in the apartment was wonderful, as was the Wi-Fi internet access. The HDTV had innumerable channels, especially live sports, including skiing, tennis, volleyball, basketball and the NFL playoff games and the Super Bowl. Having spent the last 10 winters in different Italian cities and towns, we judge this quiet, comfortable, cosy place among the best in every respect. Response: Thanks a lot! Italian Gran Tour: to our guests with temporary Visa allowing a stay in Italy of up to three or six months, we offer our beautiful apartments. During your stay in Spoleto in Autumn and Winter you can take part to the harvest of olives, tasting our extra virgin oil in the old mills, observe the grape harvest in the vineyards and try the excellent wine from Umbria. In Autumn and Winter there are many festivals dedicated to traditional products. From November to April in Spoleto and Umbria, there are hundreds of cultural and artistic festivals of a very high level, the Opera Season season in the theatres of Spoleto is full of great events. In December, then, there are beautiful religious celebrations, with concerts, lighting and great Christmas food of our local tradition. During your stay you'll enjoy a mild climate, Spring comes very early, in late January there is the first flowering. Take the opportunity to learn the Italian language and culture in the Italian Language school of Spoleto, attending group classes or personal, economic and very funny lessons.
