The accommodation comprises of an entrance hall with stairs leading to a spacious fully equipped handmade kitchen with breakfast bar and table, this leads on to a small terrace. The property is situated in the middle of southwold high street near to the many restaurants individual shops adams pubs and of course the sea which is 2 minutes away ,The golf course is a 10 minute walk

Rutland house was built in 1837 and was a large merchants house , until early in the 20thc the downstairs was turned into 2 large shops leaving the upstairs as a 2 storey appartment , which is full of character and has many of the original features including fireplaces panelled doors and pine floorboards , the property was refurbished to a high standard 2 years ago with over £120,000 spent on bringing it up to 21st century , although only having 3 bedrooms this is a very spacious property
No smokers or pets allowed not suitable for very young or elderly as this is a character building and has many different levels and stairs

Southwold has a wonderful atmosphere as all that have visited will know and once you have been you are sure to return , a day in southwold can begin with a coffee in or outside the crown watching the world go by and after strolling around the many indidual shops you can visit one the many original pubs serving adnams beers and wines , before going for a walk along the beach to the harbour and catching the small ferry over to warbleswick and walking back over the common and golf course back to the town , dinner can be taken at one of the restuarants in the town with no need to drive or can be sourced at the black olive deli or one of the seafood stalls ; we always finish the day with a walk along the beach

We had a short break (two couples) in January at this ideally located property. The accommodation was fantastic, spacious, warm, high quality in every way. Although no parking it was simple to get parked close by and in a central Southwold location you really couldn't ask for any better position. We have taken winter breaks on the Suffolk coast for years in cottages and this is one of the best. Thank you.
