Welcome to The Old Reading Rooms , Wrentham near Southwold - A unique Grade 2 Listed Victorian Reading Room conversion situated within the Suffolk Heritage Coast area of outstanding natural beauty. The property offers a spacious open plan living accommodation with plentiful sofas ,dining table for 6-8 guests ,digital free-view flat screen TV ( upgrading to a 42" plasma for bookings in 2014) , CD player and BTOpenzone Wifi access; the original open log fire offers a homely welcome at any time of the year while the property benefits from full modern central heating to ensure the levels of expected comfort. The well equipped kitchen offers solid oak worktops with a deep Butler sink, Neff Cooker , Washing machine , dishwasher , fridge and freezer. The 3 seperate guest bedrooms - 1 with double and 2 with small double and single beds are well presented with period solid wooden furniture and iron bedsteads equipped with modern mattresses. Downstairs a roll-top bath fitted bathroom and WC are complemented by a 1st floor power shower room & WC . Externally 2 off road parking spaces with security lighting a small gated patio/garden area set to the rear of the property and we welcome up to 2 well behaved dogs.
The village of Wrentham offers a village shop open 7 days per week , an excellent chinese take-away , rural cafe , 2 excellent Adnams Public houses and a small Fish and Chip ship all within walking distance of the ORR as well as other local shops and businesses. Nearby are the Minsmere Nature reserve , Africa Alive Wildlife Park , The Norfolk Broads , The market towns of Beccles and Halesworth as well as the larger port of Lowestoft. The area is extremely popular with families , dog walkers , twitchers and lovers of the English countryside.
Please note we list as accepting 6 adults , if you have toddlers/travel cots these can be in addition to the 6 guests stated, so please officially book the 6 adults and advise of the additional toddlers/babies when booking.
If you wish to leave the ORR without cleaning the property we can accommodate this with an additional serviced cleaning charge of £40 for a short break or £50 for a week long stay - please advise us if you require this service in advance of your arrival.
We understandably require a security deposit for your stay at the ORR with the simple requirement of 'Leave as you find', the deposit is refunded upon or after departure.

Famous Suffolk sons include the painter Constable , the composer Benjamin Britten and indeed Lord Nelson had close links with the immediate area. The 'Big Sky' landscape , wild open and secluded beaches , acres of rolling farmland dotted with historic churches and small pubs in equal measure give a unique charm to one of England's most beautiful counties. Key tourist areas within a short distance of The Old Reading Rooms would include Southwold , Suffolks most famous Victorian Seaside town ; Beccles , the Southern gateway to the Norfolk Broads ; Aldeburgh , a charming seaside town rivaling Southwold ; ThorpeNess , an Edwardian folly ; Framlingham , with an impressive Castle and market ; Norwich , Britain's finest City if you believe the signs ; Gt.Yarmouth , all the fun of the Funfair and Seaside amusements ; Dunwich Forest ; Minsmere renowned Nature Reserve.
With rainfall averages lower than parts of Spain and being the 1st place to get the Sun in the morning in the UK , the area around the ORR is also known as the Sunrise Coast. Thel Latitude Festival is within 3 miles of the ORR and a regular annual event with the locals. World renowned brewery Adnams is the main local supplier of beer and Pubs to the area around the ORR and their HQ is within 5 miles , so the beer is certainly fresh.
A medium sized village with plenty of local amenity including 2 Adnams pubs , Chinese take-away , Fish and Chip shop, local Cafe and Village store. A factory outlet store with designer bargains is a regular attraction and can be used to purchase any essential items you have forgotten to pack. Both pubs have garden areas and offer decent food as well as the local brew.
When in the Village you are never more than a street away from open countryside , Wrentham offers a local tennis and lawn bowls club as well as day ticket fishing with ponds to suit all levels of expertise and concentration including a great pond where even novice youngsters are guaranteed to catch a fish , great for Dads and kids to spend a little time. The Village sports a number of Historic houses and offers a number of 'circular' walks around the village following various roads. The Church is an excellent example of local Suffolk churches and well worth a visit. Adjacent to the ORR itself is a small shop unit where Jackie runs a sewing business , so if you have any items of clothing you have thought of getting taken in or adjusted why not bring them with you and pop in and see her during your visit. "Holiday ruined by misleading description"

Interestingly our departing guests this week, a young family of 3 adults and 2 children pointed out this review to us and advised us to put the record straight as they had an excellent holiday and could not see where the reviewer had justification for complaint.How unfortunate that such a meticulous and extensive reviewer, despite contacting us prior to her visit to change arrival time and day on 3 occasions, declined to contact us about any of her issues during her stay when we could have examined them and indeed in most cases resolved them in full without problem.
We are undoubtedly both child and dog/pet friendly as many good references can attest,please see our other trip adviser comments and indeed our own direct web site www.oldreadingrooms.co.uk. Suffice to say,in over 7 years of operation we have welcomed hundreds of both types of guests, 1 greyhound owner (another trip adviser reviewer!)over 7 times who seem quite able to keep their very energetic pet walked daily for many miles down the country lanes that start just opposite the ORR and if this reviewer had contacted us we could have pointed out the maps showing these clearly marked. Unfortunately given the reviewers proposed criticism that they would have preferred to let their dogs out into the garden untended,to use for a toilet we presume,in an area we offer for BBQ (and children)then we are quite relieved they were unable to do this and certainly appreciate our other guests not doing likewise, although 1 recent guest indeed managed to keep 2 very lively gun-dogs quite securely here it must be said and others have in the past.
It is interesting that once we discussed our property with the agent that this visitor booked via they confirmed that we met FULLY , their criteria for child friendly status specifically we offer high chairs,travel cot ,stair gates and doors(top and bottom)and substantial fire guards.This is probably why they did not agree to this reviewers demands for a refund under such terms nor did they propose to change their description of the property as being child friendly.
Furthermore regarding the complaint that power sockets were not 'blocked off',unfortunately we also cater for elderly guests who would be inconvenienced by such arrangements,however if the reviewer had elected to contact us we could have advised them that there are some plug blockers available for their own usage should they be needed which would have solved this 'issue'immediately.Frankly we have never been asked to install them by other guests who tend to appreciate the fact that the open plan living space enables them to effectively parent their children as they are always in sight. The similar concern that there are cleaning materials in 1 cupboard,well to be honest,aside from the fact the child would have been clearly visible playing in this cupboard,we have plenty of high level cupboards the 3-4 items could have been moved to out of reach, this is how we would have handled such an issue given the opportunity or indeed during our own travels with our own children. Likewise the cables/lamps,previous guests have just moved them away if required, they are neither excessively heavy or in such number this would take more than 2 minutes and again our older guests like the extra reading light.
Regarding the busy road and entrance,there are 2 external doors to pass through,the cottage door and into a porch area,both have locks and bolts out of child's reach.These lead out to a village conservation area and the pavement outside is over 10feet wide.There is a pedestrian crossing across the single carriageway road within 10 metres of the front door with no parking allowed, how this could be made much safer to cross we struggle to think and we would assume the parent would accompany the child/toddler while doing so, we assume the reviewer did not plan to let her child wander out untended anyway.
Regarding the comment about windows failing to close and the bedrooms being cold,the windows in question close fine but its an old listed building as are they. However the heating is modern and if turned on will heat the property swiftly and substantially and indeed many guests have praised the heating in the depths of winter let alone a mild Autumn when the reviewer visited,perhaps they did not turn the heating on, again if we had been asked about this its quite simple to operate and most of our guests seem to manage fine.
Once again , we are disappointed that the reviewer failed to contact us about any of these issues prior to departure, and indeed tried to insist that the booking agent in question did not contact us about these issues either despite trying to claim a discount for their stay, we remain very confident that our property is a great location to bring children and pets and our many repeat guests in these categories would seem to substantiate this belief. However it is also true that you can't please everybody all the time and hopefully the reviewer will contact her hosts next time prior to just leaving bad reviews without trying to address issues directly so that she could enjoy her stay.
