Podere Sionne is ideal for families and groups of friends, and anyone who loves a charming holiday surrounded by nature, wine and tasty food, thermal baths, medioeval towns, escurtions to etruscan area, or just going around driving into magnificent landscapes of the Sienese Hills.
The house stands on rolling hills, with a magnificent wineyard landscape, and a small forest with a wild life reserve, where you can watch roe deers, fasans, many kind of birds, wild rabbits. Sweet green hills in spring, gold in summer. All around the house a flowered roses garden, fruit and vegetable garden available for the guests: cherry in june, tomatoes, strawberry, plums, all summer. At the end of october olive oil and grapewine taking. Many relax points where to enjoy outside living.
It takes advantage of its convenient position enabling guests to make the most of nearby facilities as supermarket and restaurants near 1 Km.

The Tuscany region
Everyone knows about Tuscany all around the world, and many words was spent about this wonderful Region. Beautiful landscapes with grapeyards hills and olive oil standing on the wind: a genuine slow food culture, wine and olive oil of high quality production, full of therms and things to do and visit.
Tuscany is not only country: the history starts before romans with the 12 Etruscan towns (as the near Chiusi). Centuries after centuries you can see a complex culture made by genuine lifestyle.
Southern Tuscany / Umbrian Border / Chiusi area
If you are wine lover you dont have to miss a wine and enogastronomic tour in Montepulciano, where is the Nobile wine. Many wine cellars. Will be nice to have a walk in this medioeval town: find wine cellars and try everyone wine! will be happy to let you try their wine with some pecorin cheese or salami.
Don't miss it: umbrian border is just after Chiusi. Have a real taste on Città della Pieve or Trasimeno Lake! Festivals in summer like: Montepulciano wine under stars, Trasimeno Blues, Umbria Jazz, food and wine festivals in the near medioeval towns.

By air: Nearest airport Perugia: check flights on www.ryanair.com (London STN-Perugia), and car rental in www.europcar.it pick-up at Perugia Apt. From airport is just 60 Km driving.
With your car: Motorway A1-E35 exit Chiusi-Chianciano Terme, in the middle way from Florence to Rome.
By train: Train station of Chiusi-Chianciano Terme (is just 5 Km away from villa): car rentals, on request with private driver.

Further details indoors: The property is typical Tuscan farmhouse Villa; it consists in 350 square mt in two floors. On the ground floor: big dining hall with fireplace and sat tv, full accesoried kitchen room, large porch, nice pergola with barbecue and table to enjoy garden dining. Internet and Mac computer available.
On the first floor 4 king size double bedrooms, very large and charming, studio room with extra single bed, to accommodate up to 9 people, but is also rented by group of 4-6. Two bathrooms with hydro massage shower. Luxury linens and complete set of towels provided.
Near the Villa also Annex, available for rent only in combination with villa, for a total of 12. The Annex is a small indipendent building, really romantic, on ground floor, with a double and a single facing on Tv and fireplace. Bathroom with tub/shower, small kitchen with dishwasher, 4 point gas and fridge. Small pergola to eat outside.
All best facilities like Apple computer with GPRS connection (0,50 per 15 min), Sat TV, DVD, HiFi, PS2 with games, movies, books, baby highchairs and two baby cot available for free. Kitchens with all necessary tools.
Large hill garden with lights, barbecue and garden furniture as chairs, sunbeds and hammocks. Fruit garden, a small forest near to walk.
Near the house (1.5 Km that you can go by walking into country roads) there is a supermarket (in a small commercial centre where you can find also bar, apparel and shoes shops) Also near: restaurants, pizzeria, pub, gelateria cinema and bowling. The house is hidden in country side, in a magnificent area, but near the motorway exit, just between Rome Florence, you can make one day tour (150 Km both) This convenient position enables you to make your perfect Italian holiday! Main driving distances from the house: Montepulciano and Pienza(15 min) Cortona (30 min) Montalcino (1 h) San Casciano dei Bagni, thermal spring bath with hot water (20 min) Perugia-Assisi (1-1.20 min) Siena (50 min)
Further details outdoors: You can have adventurous one day journey at few minutes drive! Chiusi 3 Km: etruscan museum and underground tombs, visit the underground Porsenna Labyrinth, nice town! At 15 mins drive the famous Montepulciano and Pienza: visit Nobile wine cellars, pecorin cheese producers in this charming medioeval towns. San Casciano dei Bagni , Bagno Vignoni, Bagni di San Filippo for natural thermal spring baths or SPA at less than 20 mins drive. About 1 hour drive: Montalcino, Assisi, Orvieto. Discover medioeval towns where to enjoy traditional cooking hosteries or summer events like food and wine festivals, concerts ( in summer Trasimeno Blues and Umbria Jazz). Villa = 4 king size bedrooms, a single bed in studio room, open space after the stairs. Baby cot available on request. (8+1 guests + 1 baby cot) Annex= loft with a queen size bed and a single.
The property consists in two dwellings: it's rented Villa (up to 9) or Villa+Annex (max 9 + 3 = up to 12 guests). (Annex is not sold apart for your privacy, for Annex please specify on request)

Conditions
It all includes the use of the villa provided with bed linens and bath towels, all kitchen accessories, and everythink included in the house (see description). Electricity and water.
Not included: final cleaning 10,00 euro per person. Heating on consume, considered in low season usually. Internet use 0,50 Eur per 15 minutes.
The booking requires a deposit of 30 % of the rental price payable with Credit Card (paypal.com), or Bank Transfer. The rest of Rental fee must be payed in cash at your arrive. A security deposit of 200,00 euro will be asked at your arrive, and will be returned at your check out checking house conditions.
