Being on street level, with its own private front door, you'll have easy access to the flat with your luggage.
Decorated using neutral tones and bold feature walls, the Byrne Garden apartment has a cosy yet opulent feel and also benefits from the latest modern technology, including a 40 inch HD Sony TV with FreeView and WiFi. The large and bright open-plan lounge looks out onto quiet, tree-lined Byrne Rd where parking is readily available if required. The lounge has an original Victorian cast iron fireplace and a wonderfully high ceiling with ornate carved friezes that are the real focal point of this lovely room. One of the two sofas is also a high quality double sofa-bed.
Directly off the lounge is the large kitchen which has an integrated Neff gas hob, electric Neff oven and extractor fan, as well as a brand new fridge, dishwasher, washing machine and tumble dryer (all Bosch). All the crockery, cutlery, pots and pans you could wish for are provided. The kitchen table can be expanded to seat 4-6.
The exceptionally large master bedroom has a particularly grand cream leather bed frame, an entire wall of built-in wardrobes, a dresser with drawers and mirror, a desk, and a beautiful bedroom chair. The high quality memory foam mattress will help ensure you have a good night's rest. The 2nd bedroom has a double bed with a comfortable Silent Night mattress, a built-in wardrobe and a chest of drawers. This rear-aspect double bedroom overlooks the leafy garden.
The large rear-aspect bathroom has a modern white suite consisting of toilet, sink, and full sized bath with a shower over.
The hallway has ample bookshelves filled with novels and reference books for your use.

On-street parking available; daily permits £5.50 each should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Saturday (max 4 hrs).
The private garden for the apartment is accessed from the kitchen, which leads, via a communal corridor, to the back door of the property. The garden has a small lawn, a pond, and a secluded patio. There is a table and chairs with seating for 4. As the rail line is at the end of the garden many guests may not find this a suitable place to lounge and may prefer the stroll down the street to closest part of the Tooting Common.

HOW TO BOOK

You must have a valid credit or debit card to book. Authorisation for the Security Deposit amount will be made on your card; to be held in case of damages, in accordance with our Terms & Conditions. Your booking is confirmed only once you have received a letter of confirmation from us via email and the required deposit/full payment for the rental has been received by us. We aim to have the confirmation email sent to you as soon as possible and within 24 hrs of the time we have received your payment.
Check-in & Check-out:
Check-in details will be emailed to you 7 days prior to your arrival. Standard check-in is from 15:00 until 18:00 on the day of arrival. Late checkin-ins can be accommodated. Early checkin will only be possible if the Apartment happens to have been vacant the night prior to your arrival. Checkout is by 10:00 on the day of departure.
Cancellation or Change:
Cancellation fees depend on notice given and are as follows:
More than 55 days prior to arrival 25% of total Rental Sum
30 – 55 days prior to arrival: 50% of total Rental Sum
Less than 30 days prior to arrival: 100% of Rental Sum
Rental Deposit of 25% is non-refundable, even in the case of force majeure. We recommend that you purchase travel insurance with cancellation cover.

If you need to store luggage after arrival to London or until your departure from London and are not able to leave it with us as long as you'd like we recommend that you check with the main transport (rail or bus) terminals that will have luggage storage lockers.London is served by several main terminus stations. There are 7 important train stations in London, as follows:
Saint Pancras Station: Eurostar to Paris, national routes and connection to Gatwick and Luton airports.
Kings Cross Station: routes to the north of England and Scotland.
Waterloo Station: commuter railways from South West England and the London's suburbs.
Victoria Station: a major transport terminal, with routes to the South and South-East of the UK and airports.
Victoria Coach Station: a 5-minute walk from the train station; national and international bus connections.
Paddington Station: regions in the West, Wales and is the terminal for the Heathrow Airport Express trains.
Liverpool Street Station: routes to the east of England as well as to Stansted Airport.
London Bridge Station: connects London to the South and South-East as well as to Gatwick and Luton airports.

Where do you start trying to describe London's attractions? The history, the famous locations and buildings, the hundreds of activities to do, the thousands of shows and events on offer...
Even the 'highlights' depend on what takes your fancy. If you're a 'first timer' to London, of course you must see the Palace of Westminster (Houses of Parliament and Big Ben), the London Eye, Buckingham Palace, Trafalgar Square and Nelson's Column, Downing Street, St Paul's, The Mall, Leicester Square, Covent Garden, Tower Bridge, the Tower of London, Harrods, the British Museum...
But where to stop? Take in a West End show? Of course. Do a cruise down the Thames? Perhaps. What about Madame Tussauds? The London Dungeon? The National Gallery? The Tate? The London Aquarium? London Zoo? Hyde Park? Greenwich? Hampton Court? HMS Belfast? Kew Gardens...
The fact is there are many many sources of information on such things, from websites to Tourist Information, so we shall not even try and do justice to London in a paragraph or two here. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. It's all up to you, but one thing's for sure...you'll never be bored!
The South-West London / Balham area
Balham, 'Gateway to the South' (as it is affectionately known, after an old Peter Sellers comedy) is 'south of the river'. More specifically it is in the South London borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot.
As well as all the coffee bars, shops and supermarkets you might expect, within a mile radius there are also excellent restaurants ranging from Italian to Nepalese, Thai to Persian, Portuguese to Moroccan and the popular 'Harrisons' (part-owned by celebrity chef Rick Stein). There are bars aplenty too, perhaps the best known being 'The Bedford'. Winner of the Evening Standard award for Best London Pub 2002, the 'Banana Cabaret' part of the Bedford is a famous live music and comedy venue that attracts big names week in week out. This is just round the corner from the apartment!
Tooting Common, Wandsworth Common and Clapham Common are all within walking distance. Nearby Tooting Common boasts the UK's largest open air swimming pool and has tennis courts, a children's playground and plenty of space for outdoor activities.
Balham Leisure Centre with its gym, exercise classes, indoor pool and squash courts is a 2 minute walk away.
Major attractions close-by include famous sporting venues like Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames.
St. Georges Hospital is also nearby.

Byrne Garden is in such an excellent location. Only 2 minutes walk to the Tube station, everything (restaurants, pubs, supermarkets and even boutiques right on the door-step!). My wife thought the chandeliers were 'gorgeous' and even I must agree that the quality of the bedding makes you feel like royalty. And being a bloke, I was happy to find a 40 inch flatscreen telly too. A great find - definitely a bargain - and now THE place we'll be staying when visiting London 3 or 4 times each year. N. Stein.
