Just outside the apartment begin all of the bars, restaurants and shops of Balham's trendy town centre. Balham has a mixture of high street names such as Starbucks along with independent names such as Harrison's Restaurant and many charming boutiques and cafes. There is a large Sainsburys supermarket, the up scale supermarket Waitrose, independent Organic food shops and Hildreth Street Market. The Bedford Pub, which is THE central community hub of Balham with its popular live music and Banana Cabaret stand-up comedy club is conveniently right next door to the apartment!

Being on street level, with its own private front door, you'll have easy access to the flat with your luggage.
Decorated using neutral tones and bold feature walls, the Byrne Garden apartment has a cosy yet opulent feel and also benefits from the latest modern technology, including a 40 inch HD Sony TV with FreeView and WiFi. The large and bright open-plan lounge looks out onto quiet, tree-lined Byrne Rd where parking is readily available if required. The lounge has an original Victorian cast iron fireplace and a wonderfully high ceiling with ornate carved friezes that are the real focal point of this lovely room. One of the two sofas is also a high quality double sofa-bed.
Directly off the lounge is the large kitchen which has an integrated Neff gas hob, electric Neff oven and extractor fan, as well as a brand new fridge, dishwasher, washing machine and tumble dryer (all Bosch). All the crockery, cutlery, pots and pans you could wish for are provided. The kitchen table can be expanded to seat 4-6.
The exceptionally large master bedroom has a particularly grand cream leather bed frame, an entire wall of built-in wardrobes, a dresser with drawers and mirror, a desk, and a beautiful bedroom chair. The high quality memory foam mattress will help ensure you have a good night's rest. The 2nd bedroom has a double bed with a comfortable Silent Night mattress, a built-in wardrobe and a chest of drawers. This rear-aspect double bedroom overlooks the leafy garden.
The large rear-aspect bathroom has a modern white suite consisting of toilet, sink, and full sized bath with a shower over.
The hallway has ample bookshelves filled with novels and reference books for your use.

On-street parking available; daily permits £6.50 each should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Friday (max 4 hrs).
The private garden for the apartment is accessed from the kitchen, which leads, via a communal corridor, to the back door of the property. The garden has a small lawn, a pond, and a secluded patio. There is a table and chairs with seating for 4. As the rail line is at the end of the garden many guests may not find this a suitable place to lounge and may prefer the stroll down the street to closest part of the Tooting Common.
Baby cot, high chair and waterproof bedding protectors provided free of charge on your request.

Where do you start trying to describe London's attractions? The history, the famous locations and buildings, the hundreds of activities to do, the thousands of shows and events on offer...
Even the 'highlights' depend on what takes your fancy. If you're a 'first timer' to London, of course you must see the Palace of Westminster (Houses of Parliament and Big Ben), the London Eye, Buckingham Palace, Trafalgar Square and Nelson's Column, Downing Street, St Paul's, The Mall, Leicester Square, Covent Garden, Tower Bridge, the Tower of London, Harrods, the British Museum...
But where to stop? Take in a West End show? Of course. Do a cruise down the Thames? Perhaps. What about Madame Tussauds? The London Dungeon? The National Gallery? The Tate? The London Aquarium? London Zoo? Hyde Park? Greenwich? Hampton Court? HMS Belfast? Kew Gardens...
The fact is there are many many sources of information on such things, from websites to Tourist Information, so we shall not even try and do justice to London in a paragraph or two here. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. It's all up to you, but one thing's for sure...you'll never be bored!
South West London
Balham, 'Gateway to the South' (as it is affectionately known, after an old Peter Sellers comedy) is 'south of the river'. More specifically it is in the South London borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot.
As well as all the coffee bars, shops and supermarkets you might expect, within a mile radius there are also excellent restaurants ranging from Italian to Nepalese, Thai to Persian, Portuguese to Moroccan and the popular 'Harrisons' (part-owned by celebrity chef Rick Stein). There are bars aplenty too, perhaps the best known being 'The Bedford'. Winner of the Evening Standard award for Best London Pub 2002, the 'Banana Cabaret' part of the Bedford is a famous live music and comedy venue that attracts big names week in week out. This is just round the corner from the apartment!
Tooting Common, Wandsworth Common and Clapham Common are all within walking distance. Nearby Tooting Common boasts the UK's largest open air swimming pool and has tennis courts, a children's playground and plenty of space for outdoor activities.
Balham Leisure Centre with its gym, exercise classes, indoor pool and squash courts is a 2 minute walk away.
Major attractions close-by include famous sporting venues like Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames.
St. Georges Hospital is also nearby.

"A Fabulous and excellently located flat in Balham"
My husband, 14 Month old and I stayed in 11 Byrne Road for the month of July. We were so impressed by Julie and Mikes professionalism and attentiveness. They were exceptional hosts and were always available to help with anything. The flat is in a really well located area, vibey balham, with all amenities just on your doorstep.5 Minute walk to the overland or underground getting you anywhere in london very easily. Great supermarkets and restaurants, with even the best pizza place in London Franca Manca! Right on tooting common with lots of green spaces and playgrounds. Very handy with a busy toddler. The flat was of a really high standard and we would highly recommend it. The only downside is the proximity of the trains which can be a bit noisy if the windows are open but with double glazing you hardly notice it when they are closed. Thanks for an awesome stay.

"A home from home"
We stayed in Byrne Garden 2 for a week and it was just what we needed. We found it provided an excellent base for us to visit family within South London whilst also being able to travel into central London and the Docklands for some touristy entertainment for the whole family. The apartment was well equipped and although it could do with a more powerful shower, stronger wifi signal and a few more kitchen utensils it would definitely be somewhere we would return to again. The location was fab, only 2 mins walk to the train station, two good supermarkets to choose from, a wide variety of eateries and very comfortable beds and lounge. I was delighted that a travel cot and highchair was provided too. Thank you for your help and attentiveness!

"Perfect London location with the comforts of home"
We had a memorable holiday in large part due to the clean, bright and well equipped flat which provided peace and comfort from a day in the city. Byrne Garden is a few minutes walk to grocery stores, restaurants, the Tube (20 minutes to central London) and Rail. With a very well-equipped kitchen and a comfortable living space, you will find yourself dining-in often as we did. Don't let the proximity of the rail lines in the back deter you. The trains are barely audible. Internet and TV were all up to the exacting standards of our children as well. This was our first holiday rental and it exceeded expectations largely due to the fine service provided by Julie and Mike. Balham represents a fine balance of value, safety, amenities and easy access to London to make for an excellent holiday.

Just a few weeks ago (I think you were in residence with us at the time) The Sunday Times newspaper included Balham in their 'Best Places to Live' guide, which rates the most desirable locations in Britain. The guide listed five areas in the Capital out of the 101 in the UK and Balham was the TOP of these 5 London areas!

"Very well appointed and comfortable flat conveniently located in central Balham"
We stayed in Byrne Garden for two weeks as a family of 5 with three children under 5yrs. The two bedrooms are spacious with plenty of storeage for clothes and suitcases. The kitchen is very well appointed and user friendly. Whilst only a two minute walk to Balham rail/tube station, you cannot hear the trains due to double glazing. Less than 30 seconds from the front door is a strip of shops and restaurants making it very easy to pop out for most things from milk to a pizza. The flat is carpeted and all on one level, which made it safe for my crawling 1 yr old.
We pleased that you found Byrne Garden to be highly suitable for your young family; having 3 children under the age of five I can see why Byrne Garden was indeed a good choice for you. The private ground floor entrance helps and even for guests without children - there's just something really nice about walking in through your own front door (not to mention it's easy to shift heavy suitcases in through the front door too!). In Byrne Garden it feels so private you can easily forget that it's a maisonette rather than a detached house.

"Beautiful, and very well organised"
A beautiful garden flat in Balham which has been thoroughly and thoughtfully kitted out by Holiday Rentals London. They are a friendly and very well organised company, with a selection of properties in SW London. I'd highly recommend them and this flat in particular. Our toddler was absolutely thrilled to see a train going past the window every 5 minutes!
