1 bedroom lower-ground floor apartment close to Central London. Just steps away from Balham Tube station but free off-street parking available too. Bright, comfortable and in a top location. The many tourist attractions of London are easy to reach in about 15 minutes.

Just outside the apartment begin all of the bars, restaurants and shops of Balham's trendy town centre. Balham has a mixture of high street names such as Starbucks along with independent names such as Harrison's Restaurant and many charming boutiques and cafes. There is a large Sainsburys supermarket, the up scale supermarket Waitrose, independent Organic food shops and Hildreth Street Market. The Bedford Pub, which is THE central community hub of Balham with its popular live music and Banana Cabaret stand-up comedy club is conveniently right next door to the apartment!

Open-plan living area comprising of a kitchen, dining area and lounge. The fully integrated designer kitchen has funky modern lighting & waste disposal unit. All the crockery, cutlery, pots and pans you could wish for are provided. The lounge has a 37" Panasonic Viera HD LCD TV; the remote control hole-in-the-wall living flame gas fire, situated below the TV, makes for a real focal point with a 'Wow' factor.

Light and bright bedroom with fitted wardrobes. The double bed has a wonderfully comfortable 'memory foam' mattress. Double sofa bed in lounge with an extra thick and cosy topmattress with 5 cm core.

Lxurious bathroom with bath/shower, limestone tiles, wall-mounted hair dryer, and a heated mirror (anti condensation).

There are small desks in both the bedroom and lounge.

Baby cot, high chair and waterproof bedding protectors available on request.

On-street parking available; daily permits £6.50 each should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Saturday (max 4 hrs).

Private Entrance.

The landscaped garden is accessed from the lounge via French doors, leading firstly on to a private decked area and then onto the beautiful communal garden with a further decked patio. There is a table and chairs with seating for 6, as well as two sun loungers, a shed and a BBQ.

The South East England region

Where do you start trying to describe London's attractions? The history, the famous locations and buildings, the hundreds of activities to do, the thousands of shows and events on offer...

Even the 'highlights' depend on what takes your fancy. If you're a 'first timer' to London, of course you must see the Palace of Westminster (Houses of Parliament and Big Ben), the London Eye, Buckingham Palace, Trafalgar Square and Nelson's Column, Downing Street, St Paul's, The Mall, Leicester Square, Covent Garden, Tower Bridge, the Tower of London, Harrods, the British Museum...

But where to stop? Take in a West End show? Of course. Do a cruise down the Thames? Perhaps. What about Madame Tussauds? The London Dungeon? The National Gallery? The Tate? The London Aquarium? London Zoo? Hyde Park? Greenwich? Hampton Court? HMS Belfast? Kew Gardens...

The fact is there are many sources of information on such things, from websites to Tourist Information, so we shall not even try and do justice to London in a paragraph or two here. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. It's all up to you, but one thing's for'll never be bored!

South West London

Balham, 'Gateway to the South' (as it is affectionately known, after an old Peter Sellers comedy) is 'south of the river'. More specifically it is in the South London borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot.

As well as all the coffee bars, shops and supermarkets you might expect, within a mile radius there are also excellent restaurants ranging from Italian to Nepalese, Thai to Persian, Portuguese to Moroccan and the popular 'Harrisons' (part-owned by celebrity chef Rick Stein). There are bars aplenty too, perhaps the best known being 'The Bedford'. Winner of the Evening Standard award for Best London Pub 2002, the 'Banana Cabaret' part of the Bedford is a famous live music and comedy venue that attracts big names week in week out. This is just round the corner from the apartment!

Tooting Common, Wandsworth Common and Clapham Common are all within walking distance. Nearby Tooting Common boasts the UK's largest open air swimming pool and has tennis courts, a children's playground and plenty of space for outdoor activities.

Balham Leisure Centre with its gym, exercise classes, indoor pool and squash courts is a 2 minute walk away.

Major attractions close-by include famous sporting venues like Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames.

St. Georges Hospital is also nearby.

"It was great - and very convenient."

"Great place to stay"

Thank you so much for taking the time to post a review and for choosing to stay with us once again. It's been genuinely a pleasure getting to know the two you over the course of your many visits to London! Although each one of our properties is 100% equipped, maintained & managed by us in accordance with our own set procedures and standards (making the quality consistent) we love the fact that there's something about Fernlea Garden 1 in particular that seems to make it feel the most 'home from home' for you. It's special to us that we are able to provide something more than just 'a place to sleep'. Mike & I look forward to seeing you when you return back to your 'own little house' or indeed any of our our properties in the Clapham/Balham area.

"wonderful space, great location, fantastic landlords"

Fernlea garden 1 is one of several flats managed by Mike Fox- all are wonderful. We were there for 3 weeks with 5 students on a study tour. students had a 2 BR (Fernlea view 3)and we ( My husband and I, the directors) had another one right across from it. Both were clean, modern, attractive, very comfortable, well furnished. It felt " like home" right away. Mike and Julie were wonderful to deal with all through the planning stages, as well as during the stay. I cant say enough good about Balham- convenient to transportation, many excellent restaurants, some interesting shops, a supermarket and all the other services you need, and a wonderful community feel. and of course the bedford, a wonderful pub on the corner with excellent music and other entertainment. I highly recommend any of these flats, and would go back in a second, which I rarely do!

Thank you for choosing to bring your group of students to stay with us. With 8 one to three bedroom apartments all on the same street and many in the same building they lend themselves well to larger families travelling together or indeed groups such as yours.

We are thrilled that you seem to love Balham and all of it's great amenities as much as we do ourselves. It does have a wonderful community feel and is the perfect solution for those that want to be close to Central London but want avoid staying in a 'tourist trap'. We hope that you discovered the 'I Love Balham' mugs sold in one of the local shops!

"Balham - who knew?!!"

We spent a great week here. The flat was clean, modern and well-appointed. We had everything we needed in the flat. There were no problems with either the booking of the flat, or our arrival there. Julie & Mike were both friendly and accomodating, and gave us good information about the area. We have family in Surrey, so we picked Balham as a good halfway point between them and all the fun attractions of central London. Tube and train very close and convenient. What I didn't expect was all the great stuff we found in Balham, shops and supermarkets nearby, not to mention a surfeit of restaurants and cafés all within walking distance. The café on the corner was very cozy, and the cakes at The Trinity Stored opposite the train station were lovely! The area is also teeming with young kids, so restaurants were very child-friendly.

We are thrilled that you enjoyed Balham so much! It really is a great base for both London sightseeing and access to the UK's South East (areas like Surrey, Hampshire, East Sussex). Although only 10-15 minutes from all of the Central London sights you get much better 'value for money' than the more well known touristy areas of London whilst benefiting from a trendy, relaxed South London vibe. We think it's perfect for those seeking an authentic and non-touristy experience. We hope that you return again some day. "Great flat, cosy, clean, modern, close to tube, restaurants and all amenities"

We greatly enjoyed our stay at the flat. It was easy walking distance to the tube, restaurants and all other amenties. The flat is modern, clean and closy with all of the modern cons including flat screen TV, dishwasher, washing machine/dryer , internet access and other necessities. Lovely backyard with the the squirrels a delight to watch.

We're glad that you found the location of Fernlea Garden 1 so good. With it being on the same street as the Balham Tube station we agree that it's a convenient base - always lovely to have amenities right outside your front door! Thanks for staying, we hope that you return when you are next in London visiting your family; we have a repeat guest discount too!
