All the crockery, cutlery, pots and pans you could wish for are provided. The lounge has a 37" Panasonic Viera HD LCD TV; the remote control hole-in-the-wall living flame gas fire, situated below the TV, makes for a real focal point with a 'Wow' factor.
Light and bright bedroom with fitted wardrobes. The double bed has a wonderfully comfortable 'memory foam' mattress. Dbl sofa bed in lounge with an extra thick and cosy topmattress with 5 cm core.
Lxurious bathroom with bath/shower, limestone tiles, wall-mounted hair dryer, and a heated mirror (anti condensation).
There are small desks in both the bedroom and lounge.
Baby cot, high chair and waterproof bedding protectors available on request.

The landscaped garden is accessed from the lounge via French doors, leading firstly on to a private decked area and then onto the beautiful communal garden with a further decked patio. There is a table and chairs with seating for 6, as well as two sun loungers, a shed and a BBQ.
On-street parking available; daily permits £5 each and should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Saturday (max 4 hrs).

Authorisation for the Security Deposit amount will be made on your card; to be held in case of damages, in accordance with our Terms & Conditions.Your booking is confirmed only once you have received a letter of confirmation from us via email and the required deposit/full payment for the rental has been received by us. We aim to have the confirmation email sent to you as soon as possible and within 24 hrs of the time we have received your payment.
Check-in & Check-out:
Check-in details will be emailed to you 7 days prior to your arrival. Standard check-in is from 15:00 until 18:00 on the day of arrival. Late check-ins can be accommodated. Early check-in will only be possible if the Apartment happens to have been vacant the night prior to your arrival. Checkout is by 10:00 on the day of departure.
Cancellation or Change:
Cancellation fees depend on notice given and are as follows:
More than 55 days prior to arrival 25% of total Rental Sum
30 – 55 days prior to arrival: 50% of total Rental Sum
Less than 30 days prior to arrival: 100% of Rental Sum
Rental Deposit of 25% is non-refundable, even in the case of force majeure. We recommend that you purchase travel insurance with cancellation cover.

If you need to store luggage after arrival to London or until your departure from London and are not able to leave it with us as long as you'd like we recommend that you check with the main transport (rail or bus) terminals that will have luggage storage lockers.

Where do you start trying to describe London's attractions? The history, the famous locations and buildings, the hundreds of activities to do, the thousands of shows and events on offer...
Even the 'highlights' depend on what takes your fancy. If you're a 'first timer' to London, of course you must see the Palace of Westminster (Houses of Parliament and Big Ben), the London Eye, Buckingham Palace, Trafalgar Square and Nelson's Column, Downing Street, St Paul's, The Mall, Leicester Square, Covent Garden, Tower Bridge, the Tower of London, Harrods, the British Museum...
But where to stop? Take in a West End show? Of course. Do a cruise down the Thames? Perhaps. What about Madame Tussauds? The London Dungeon? The National Gallery? The Tate? The London Aquarium? London Zoo? Hyde Park? Greenwich? Hampton Court? HMS Belfast? Kew Gardens...
The fact is there are many many sources of information on such things, from websites to Tourist Information, so we shall not even try and do justice to London in a paragraph or two here. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. It's all up to you, but one thing's for sure...you'll never be bored!
The South-West London / Balham area
Balham, 'Gateway to the South' (as it is affectionately known, after an old Peter Sellers comedy) is 'south of the river'. More specifically it is in the South London borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot.
As well as all the coffee bars, shops and supermarkets you might expect, within a mile radius there are also excellent restaurants ranging from Italian to Nepalese, Thai to Persian, Portuguese to Moroccan and the popular 'Harrisons' (part-owned by celebrity chef Rick Stein). There are bars aplenty too, perhaps the best known being 'The Bedford'. Winner of the Evening Standard award for Best London Pub 2002, the 'Banana Cabaret' part of the Bedford is a famous live music and comedy venue that attracts big names week in week out. This is just round the corner from the apartment!
Tooting Common, Wandsworth Common and Clapham Common are all within walking distance. Nearby Tooting Common boasts the UK's largest open air swimming pool and has tennis courts, a children's playground and plenty of space for outdoor activities.
Balham Leisure Centre with its gym, exercise classes, indoor pool and squash courts is a 2 minute walk away.
Major attractions close-by include famous sporting venues like Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames.
St. Georges Hospital is also nearby.

We greatly enjoyed our stay at the flat. It was easy walking distance to the tube, restaurants and all other amenties. The flat is modern, clean and closy with all of the modern cons including flat screen TV, dishwasher, washing machine/dryer , internet access and other necessities. Lovely backyard with the the squirrels a delight to watch. Response: We're glad that you found the location of Fernlea Garden 1 so good. With it being on the same street as the Balham Tube station we agree that it's a convenient base - always lovely to have amenities right outside your front door! Wir haben ein wunderbares Wochenende in Fernlea Garden verbracht. Die Wohnung ist perfekt angebunden, nur ein paar Minuten von der Underground entfernt. Es gibt schöne Restaurants, Cafés und Geschäfte direkt um die Ecke. Trotzdem ihrer zentralen Lage ist die Wohnung wunderbar ruhig. Sie ist sehr geschmackvoll eingerichtet, es ist alles da was man braucht und der Garten und der Kamin geben einem das Gefühl zu Hause zu sein. Wir werden auf jeden Fall wiederkommen!We spent a wonderful weekend in Fernlea Garden. The flat is conveniently situated just a couple of minutes away from the Tube. There are shops, restaurants and cafés round the corner. The flat is very tastefully furnished, cosy and caters to your every need. It is nice and quiet and the garden and the fireplace make you feel at home straight away. We are definitely coming back!
