All bedrooms are doubles (2 large doubles) with 3 bathrooms/1 separate toilet and south facing garden.

The rates breakdown below reflects prices for 6 people/3 bed or rates up to 11 people (8 adults + 3 children) if rented as 4 bed. In addition to the 4 double beds it is possible to arrange for 3 single day beds to be at the property (for 3 children or adults and these will need to be requested in advance). For groups of 8+ adults an additional charge of £20 per adult per night will apply.

Set in a private and safe mews development of only 8 houses. The house in extremely comfortable and perfect for either groups of 3-4 couples or families.

The house is fantastic value for money with established gardens and two decked seating areas. The garden is south facing which is a real sun trap in the summer. There's a modern large gas fired BBQ that's easy to use.

All bedrooms are doubles (2 large) with plenty of warbrobe space and the house is furnished in a modern contemporary style with many unique and original wall paintings. No one will have to fight over the bathrooms as the main two bedrooms have en suites and bedrooms 3 and 4 share the upstairs family bathroom. There's also a separate toilet on the ground floor.

The house should be found in the condition of check in, otherwise any fees for excessive cleaning will be deducted from the authorised security deposit.

It's difficult to know where to start when describing London as there's so much to see and do to suit all tastes... your main problem will be deciding what to do first!

If you fancy taking in a theatre show or two then you won't be disappointed, if you haven't already pre-booked your tickets then pop down to the Leicester Square Box Office for discounted tickets - up to 50% off the normal ticket price. Simply pop down in the morning for same day matinee or weekend shows. www.lsbo.co.uk.

There are so many London attractions and can recommend taking an open top bus tour which are great! you can simply hop on and off and travel around at your own pace.

Time from Balham underground station to some of London's main attractions:

Waterloo 22 minutes - for the London Eye

Charing Cross 25 minutes - for Trafalgar Square, Nelson's Column & The National Gallery.

Westminster 25 minutes - for Houses of Parliament

Oxford Circus 22 minutes - for Selfridges etc

Victoria 13 minute - for Buckingham Palace, The Mall, Belgravia and the Apollo Victoria Theatre (currently showing Wicked - fantastic show!) - Victoria can also be reached by train in 13 minutes from the mainline station.

There are many websites for tourist Information, and hopefully the above gives you a little flavour of some of the things to do although it's difficult to do justice to London in a paragraph or two. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. But one thing's for sure...you'll never be bored!

South West London

Balham has undergone a massive transformation over recent years and is now one of most popular places to live for London commuters and the area is very popular with young families and young professionals. The house is a short walk from the main high street and 7-10 minutes walk to the underground station. There are a number of celebrities and notable people who were born in Balham such as TV chef Ainsley Harriot, Percy Fender (1892) Surrey cricket captain and world record holder and England Test all rounder and Captain Sensible the rock musician (The Damned).

Balham, known as the Gateway to the South is a comedy sketch performed by Peter Sellers and written by Frank Muir and Denis Norden as part of a BBC radio series called Third Division.

There are so many excellent restaurants, coffee shops and supermarkets all within easy walking distance from the house. Places to recommend...

Dinner/Lunch – Gazette (amazing French cuisine), Harrison's (modern British), Indian Room (Indian), Dish Dash (Persian).

Cinema – Exhibit (Cinema and Bar).

Breakfast and Coffee - Alter Ega (Carribean), Bertie & Boo (British)

Drinking – The Duke and Devonshire, Exhibit, The Avalon, The Clarence, The Bedford

Parks - Clapham Common, Tooting Common the UK's largest open air swimming pool and has tennis courts, a children's playground and plenty of space for outdoor activities.

Shopping – Balham High Street, Clapham High Street, Northcote Road.

History: The settlement appears in the Domesday Book as Belgeham. Bal refers to 'rounded enclosure' and ham to a homestead, village or river enclosure. It was held by Geoffrey Orlateile. Its Domesday Assets were: 1½ ploughs, 8 acres (32,000 m2) of meadow. It rendered (in total): £2. The Balham area has been settled since Saxon times. Balham Hill and Balham High Road follow the line of the Roman road Stane Street to Chichester – (now the A24 road). Balham is recorded in several maps in the 1600s as Ballam or Balham Hill or Balham Manor.

Landmarks: The Bedford is a pub venue for live music and comedy on Bedford Hill; performers have included Eddie Izzard, Jo Brand and Al Murray. The pub has won various awards including The Publican Music Pub of the Year 2004, The Morning Advertiser Pub of the Year 2004 and The Evening Standard Pub of the Year 2002. In 1876, the building (then named "The Bedford Hotel") housed the Coroners inquest into the notorious unsolved murder of Charles Bravo, a resident and lawyer who was poisoned, possibly by his wife.

Bertie and Boo Coffee Shop won the 'Best Neighbourhood Coffee Shop' 2009 for the Love London Awards.

One of the few independent bookshops left in London, My Back Pages (named after the song on Bob Dylan's 1964 album Another Side of Bob Dylan), is a shop which stocks second-hand, antiquarian and new books. The shop opened in 1991. In 2008, the shop was listed in The Guardian's list of London's finest bookshops.

Balham has its own library and leisure centre.

Nearby attractions include: Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames.

St. Georges Hospital is also nearby.

"great accommodation for group or family near London"

We stayed 7 nights, group of family, 6 adults and 2 children 5&8. A wonderful home away from home. Well set up and excellent facilities. Close by shops, underground train and eating places all great value. We would happily stay again next time in UK from Australia. Recommended to all for quiet location in small private road.

"Very good accommodation"

We were at Benjamin Mews for a week, 8 people (2 families), from Rome Italy. The house is well located in a quiet area and close to the underground can you can reach in 15 minutes walking. Then from Balham station you reach the city center within half an hour. The house is very big (three floors) and modernly furnished. The kitchen, in particular, can satisfy the needs of the most demanding people! We all liked very much our stay and would suggest everyone to go to Benjamin Mews.

"It was the best rental in Europe we've ever stayed at!"

The owner thought of everything! Her attention to detail was exemplary. We were with my husband's three adult children and their two partners and there was plenty of room for everyone to spread out. We spent a lot of time playing games around the dining room table. My husband, who has worked as a chef, found everything he needed and with grocery stores within walking distance, we were all set. The backyard is lovely however the weather wasn't so we weren't able to use it but we hope to the next time we visit. We all decided this house could be our vacation home when we all get together and we try to do that a couple of times a year. The only item that could use some attention were the mattresses on the beds. Although the linens were sparkling clean and fresh, the beds were a bit lumpy. Thank you so much for making our time together all that more special. Your home is just lovely!

Thanks for your comments on the mattresses, can you let me know which mattress was a bit lumpy as the two in the main bedrooms with the en-suite bathrooms are new within the last 12 months. The mattress in bedroom 3 is probably just over 12 months old and bedroom 4 is brand new. Guests have recently commented on how comfortable the beds are and how well they slept but will certainly take a look and replace where necessary. Thanks again and I'll look out for your message. "Excellent Location Excellent Price and Excellent Home"

Really Enjoyed our accommadation here, Leigh was great in all information needed. The location is great for seeing all the sights in and around London. My Husband and 14 year old nephew especially enjoyed the playstation. The house provided all mod cons and there would be nothing negative I could say about the place at all.

"Amazing, Fantastic, Awesome, Brilliant ..."

Myself and 7 friends stayed here over the Easter Bank Holiday weekend and all we can say is WOW! The heading of my review kind of sums it up, the house is absolutely amazing, set in a quiet little mews development with easy access to the shops and pubs of Balham high street, tubes and buses. Everything about the property is fantastic, the kitchen is fitted with absolutely everything you could ever need (and more!), we loved the wine cooler!! … and once we’d figured out what it was, the electronic corkscrew!! The open plan living and dining room was a great size with plenty of seating (fights over the bean bags!!) and the house never felt cramped even with us 8 in there. The décor is lovely and the little touches of the candles, vases etc really made it feel like a ‘home from home’. The bedrooms are very spacious, with plenty of wardrobe and storage space. Two are en-suite with the other 2 sharing a bathroom. This is great for groups. There was always plenty of hot water and the bathrooms were, like everything else in the house, done out to a high specification and spotlessly clean. The patio and garden were lovely – unfortunately it absolutely bucketed it down so we weren’t able to enjoy it as much as we’d hoped (maybe next time!). Check-in and check-out couldn’t have been easier, unfortunately we never got to meet Leigh due to our nightmare train journey, but excellent communication from him meant that this was not a problem. I can’t praise this property enough, this is the first time we have hired a house as a group, and the standard has now been set exceedingly high!! We would love to return and would highly recommend both Leigh as a ‘host’ and Benjamin Mews as a property – everything about our stay was fantastic - fantastic property, fantastic communication from the owner and fantastic value for money - we certainly had a weekend to remember! We would definitely return. Thanks Leigh!!

"Lovely house, we had a great stay here!!!"

After spending roughly a week on searching a place to stay in London we found this rental in Balham. In contrast to other offers we've seen this one had enough bedrooms and the most important bathrooms for everyone as we were 7 people. When entering the house we were pleasantly surprised with how clean was every room and fully equiped. The kitchen is very well supplied and we cooked for ourselves every day. We went to Sainsbury's which is in a 10 min walk to buy what we needed. Balham is a very nice area and offers quick access to the center by a car or by subway. If our group come in London again we will definetely stay here again.

"The perfect home from home"

This Home has everything you need when you are staying away from your own home. A very beautiful house with a perfect little garden. I had the best communication with the owner of the house before/during and after our stay. He is so helpful and gave us great recommendations for dinning, shopping, where to go/what to see. He had also given us directions on how to get to the house from center London/airport and left brochures at the house with information about the London subway system. This was everything I had hoped for before arriving and I would go back in a heartbeat.
