Extremely spacious luxury 3 bedroomed apartment directly overlooking the 13th tee of the world famous old course. Our ground floor apartment has its own large south facing private garden, terrace and 10m x 5m swimming pool which has gentle steps into the shallow end ideal for children. Located in a secure gated community on the 5 star San Roque Golf Resort the apartment has views across the fairways and the surrounding countryside.
The area is much less developed than other parts of the Costa Del Sol, yet only 30 minutes from the larger resorts such as Marbella. Our apartment has easy access to all amenities including numerous 5 star golf courses, wonderful beaches and many excellent restaurants for eating out. It provides a relaxing, secure environment for golfers & families alike or for those seeking a peaceful & luxurious break in a truly wonderful setting.

The Costa del Sol/Malaga region
San Roque Golf Club Resort is located on the Costa Del Sol/Cadiz border between Sotogrande and Gibraltar. Quiet and peaceful this beautiful area is much less developed than other parts of the Costa Del Sol yet only a 30 minute drive to Puerto Banus and Marbella.
The climate is warm and sunny for most of the year and is definitely a place to visit not only in the summer but in the spring, autumn and winter when the weather is ideal for golfers!
San Roque town is a typical Andalucian 'white village' and is only a few minutes drive from the resort and is definitely worth a visit particularly during a fiesta.
Pueblo Nuevo (10 mins drive) for supermarket, bars, restaurants, shops, banks, chemist. Sotogrande (10 mins drive) for bars, restaurants, marina, beaches, sailing & watersports.
Gibraltar (easy 20 min drive). Ideal for tax free shopping and boat trips. Puerto Banus/Marbella (30 min drive). Ideal for shopping, bars, restaurants, beaches, marina and night-life.
Tarifa (40 mins). Ideal for windsurfing. Algeciras is 15 mins away from where you can take a ferry for a day trip to Morocco. Seville and Cadiz within 2hr drive.
Sotogrande / San Roque Club Resort area
Our apartment is situated within the secure and gated community of the San Roque Club Resort. It is a five star resort with five star facilities including two championships golf courses, Golf School, Driving Range, Equestrian Centre host of the Asprey Cup (lessons available), tennis courts, jogging route, superb restaurants and a newly opened shopping centre all within a few minutes walk of the apartment.
Golf - Valderrama, Sotogrande, Alcaidaisa (links course), Almenara and La Reserva are within a 10 minute drive.
Beaches - Alcaidaisa beach is 10 minutes drive away and is beautifully unspoilt but still has a couple of really good beach restaurants. Sotogrande beach which has 2 beach clubs (ideal for children) to choose from and a fantastic marina with restaurants is 10 minutes drive.
Watersports - Alcaidesa has many watersports available including windsurfing, catamaran and dinghy sailing. Sailing and Fishing trips can be organised from Sotogrande Marina.
How to get there
San Roque Golf Resort is located between Sotogrande and Gibraltar just off the main A7 coastal highway at the 127Km exit.
It is easily accessed by Gibraltar Airport (20 minute drive) and Malaga Airport (1 hour drive).
There are daily flights to Gibraltar from Gatwick, Manchester and Luton by Monarch and BA and numerous airlines fly into Malaga from most UK airports.

- The master bedroom has a 6ft Super King bed it can be used as single beds and has its own dressing area, luxury en-suite and patio doors opening onto terrace. Bedroom 2 has twin beds, fitted wardrobes and patio doors opening onto terrace. Bedroom 3 has twin beds, fitted wardrobes and patio doors opening onto terrace.
- 2 luxury marble tiled bathrooms both have twin wash hand basins, a bath, shower, wc and bidet and underfloor heating.

- There is a spacious terrace with a dining table with seating for 6, a lounge area with 2 sofas and coffee tables and a footstool which is sheltered by a pergola and 4 sun loungers. The area under the pergola has lighting and the garden has lights all around so in the evening it creates the ideal location for relaxed evening drinks.

Conditions
1. If the booking is made prior to eight weeks of the letting a rental deposit of 25% of the rental sum is to be forwarded. The remaining balance of the rental sum and the security deposit of £300 are then due eight weeks prior to the letting. All late bookings require full payment.
2. If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned to the tenant. If the cancellation is requested within the eight weeks prior to the letting the owner will retain the 25% deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).
3. The tenant agrees to keep the property and all fittings, furniture and other contents in or on the property in a like state of repair and condition as at the start of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.
4. The number of people occupying the property must not exceed the number on the booking form, maximum of 6 adults.
5. Holiday lettings are by the week (unless by prior arrangement) from 4pm on the date of arrival to 10am on the date of departure. This is to enable the property to be inspected in between lets to ensure everything in good order.
6. Tenants are asked not to smoke, nor allow smoking inside the apartment at any time. If this is not strictly adhered to it will lead to a deduction from the deposit.
7. Tenants are asked to leave the property clean and tidy. We rely upon the goodwill of our guests whose co-operation we greatly appreciate. Should the property be left in poor condition and require more intensive cleaning, then we will charge £10 per hour and this will be deducted from the security deposit.
8. The security deposit will be returned to the tenant within 10 days of leaving the apartment.
