In order to secure bookings a deposit of 35% is required on confirmation, whilst the remaining balance is payable in cash on arrival. A refundable security deposit of €250 is payable on arrival against damages and it will be refunded on the last day of the holiday, after the apartment is inspected, services are paid & keys are returned.
Preferred deposit payment 35% bank transfer &/or SEPA payment must be received within 5 days of confirmation of booking.
The rates include utilities (water, electricity & gas consumption up to €20 per week, which is generally sufficient for average consumption/usage) & FREE use of WIFI internet & Cable TV.
Due to cleaning necessities the check-in time for the apartments is generally 14:00 and the check-out is at 10.00. However, if there are no arrivals & departures on the same day, check-in/out time can be flexible
The Island of Malta region
Malta’s climate is strongly influenced by the sea and is typical of the Mediterranean. The Islands have a very sunny climate with a daily average of five to six hours sunshine in mid-winter to around 12 hours in summer.
Winters are mild, with the occasional short chilly period brought about by the north and north-easterly winds from central Europe.
Summers are hot, dry and very sunny. Day-time temperatures in summer are often mitigated by cooling sea breezes, but in spring and autumn a very hot wind from Africa occasionally brings unseasonally high temperatures and humidity. This is known as the Sirocco, or, in Maltese, the Xlokk – this wind affects Greece and Italy as well; in Malta the air is generally drier because of the short sea track from the African coast.
Annual rainfall is low, averaging 568mm a year, and the length of the dry season in summer is longer than in neighbouring Italy. Sea bathing is quite possible well in to the ‘winter’ months, and the peak beach season can last until mid- to late October.
The Sliema area
Sliema is a very popular and lively commercial and residential centre. It is situated on the north-east coast of Malta, between Valletta and St. Julian’s.
Every year the town attracts many English language students of all ages and nationalities. It also offers many business opportunities, high-end properties and yacht Marinas.
Sliema has a beautiful seafront promenade and its swimmer friendly coast offers free to access sunbathing areas. There many opportunities for relaxing beach activities such as idyllic harbour cruises, swimming, snorkelling, diving and water sports. Visitors can also enjoy the café life, sampling a wide range of international cuisines in restaurants, shopping and also night-life.

The apartment is fully licensed by the Malta Tourism Authority. The prices are all inclusive of 7% VAT and local taxes. Prices quoted are based on 4 guests. Additional guests: 15 € /person/ night - Fee applies to parties of more than 4 guests. Rental price includes, cable or satellite TV and 24hr WIFI internet, clean bed linen and towels. A Sofa-bed, a baby-cot and a high-chair are available on request. 10% discount for bookings of 21 days and over and further discounts for bookings of one month and over (depending on the season). Check-out - any time before 10.00 (unless otherwise agreed). Check-in - any time after 14.00 (unless otherwise agreed). For late departures, luggage can be stored safely, until departure time so that guests won't have carry suitcases around all day. A 35% deposit is required to secure booking. The remaining balance, along with the refundable security deposit (Bond), are payable in cash (€) upon arrival. The security deposit (bond) is a safeguard against damages, loss, utility abuse (excess consumption of water and electricity) and unpaid services. On the day of departure, after services are paid, keys are returned and an inspection of property is made, the security deposit will be returned accordingly. Utilities (water, electricity, gas) up to €20 consumption per week are included in the price - (which is generally sufficient for normal use). Water & Electricity readings will be taken during check-in and check-out. Any units consumed over and above this allowance, must be settled prior to departure. The amount will be deducted from the refundable deposit. All costs will be calculated at local domestic rates. Cleaning service is provided prior to entering the apartment. Every 7 days, we provide you with clean bed linen and towel change. The property must be handed back to the owner in a good clean condition. For extra cleaning, a €50 cleaning fee will be charged. Preferred payment method SEPA bank transfer. Payments can be safely made by paying directly into our bank account, bank details will be supplied to you on confirmation of booking. We also accept payments via Pay Pal where you can make a payment using your debit or credit card, however, you are required to cover Pay Pal fees.
We can also arrange any services you might require including: Airport transfers to/from the apartment, car hire, cleaning services, professional masseur and personalized one-to-one English tuition by fully qualified & experienced tutors (General English, Business English, Exam courses and English for Special Purposes). Airport transfers to/from the apartment are recommended. All you have to do is just ask,any other requests can be met at an extra charge. We take great pride in what we do.
