At only ten minutes' drive from Sinalunga town-centre and yet surrounded by peaceful, unspoilt countryside, this fully restored 17th century Tuscan farmhouse combines the best of both worlds. The spacious, comfortable accommodation is on the upper floor, which enjoys lovely views over the garden, olive groves and vineyards. As the owners occupy the ground floor, they can help out whenever required, but privacy is ensured through separate entrances and free, undisturbed use of all the grounds.

This property has been meticulously restored, with an eye to preserving its original historical design features both inside and out. The external walls are of typically Tuscan honey-coloured stone and terracotta, with natural-wood shutters at the windows. The interiors incorporate the tiled floors; tiled and beamed, sloping ceilings; low doorways; whitewashed walls and open fireplaces of the past. Complementing these details is the traditional rustic style of furniture, which includes dark-wood tables and wardrobes, floor rugs and an attractive glass-fronted cabinet let into the wall.

A further attraction is the house's delightful setting, a mini-paradise for any garden-lover or fan of secluded tranquillity! The church towers of the tiny hilltop village of Scrofiano form a scenic backdrop in one direction, while lawn, vineyards, olive groves and meadows border the rear. And the grounds are full of a whole variety of native flowering plants and trees, all lovingly tended.

ACCOMODATION: There are two fireplaces but no central-heating. At one side of the property, a few external stairs lead up to the top-floor guest apartment. On the right of this entrance, under a shady loggia, there is a tiled outdoor terrace, accommodating a 6-seater table and a wood-burning pizza-oven. This quiet, sheltered spot, affording restful views over olive trees and lavender bushes, is ideal for al fresco dining.

From the front door, you enter a central hallway, closed off half-way by a dividing door, which separates the night-time from the day-time quarters. Issuing from this corridor are the following rooms: the fully-equipped kitchen, with dishwasher; 6-seater table; working fireplace; and original stonework sink. The living-room, with corner fireplace; leading out to a small rear balcony which takes in spectacular views of vineyards, Cypress trees, hills and olive groves. The study, with desk and bookcases.

At the far end of the hallway issue one large twin-bedded room; another very spacious double-bedded room; another large double-bedded room; a small half-bathroom, painted in eye-catching turquoise; and a big, tiled bathroom, with shower cubicle and all modern fittings.

Situated on the ground floor and accessible only from outside, is the large, bright laundry-room, fully equipped with washing-machine; iron, ironing-board and clothes racks; sink; table and storage cupboards.

GARDEN & SWIMMING POOL: From the main country road, a short winding gravel track, bordered by Cypress trees and holm oaks, crosses a little bridge and takes you up to the informal gravel and grass parking areas in front of the house. The encircling garden area is full of bright splashes of colour, provided by geraniums and hydrangeas in terracotta urns, flowering rosemary and lilac bushes. The many shade-giving trees include fruit trees, such as apple and cherry; low-level olive trees; bay trees; pines and Tuscany's trademark Cypresses. Stone walls support a large raised bed, planted with a host of purple-flowering, scented lavender bushes, a magnet for bees and butterflies.

Alongside these, a few stone steps entice you up to the raised, grass pool-terrace, set away from the house and screened by fig, olive and Cypress trees. The lawns and paved pool (5x10 meters; 1.40-2.20 depth) surround are furnished with sunloungers and sunshades and there is also an open-air shower.

Guests may also make use of the lawn area to the rear of the house, which is likewise equipped with garden furniture. Here the property's own vineyards, olive groves and grainfields form the idyllic panorama, which even embraces a glimpse of the medieval hilltop town of Lucignano on the horizon.

Only birdsong and the occasional crowing of the local cockerel punctuate the silence of this scene!
