Casina di Rosa is a wonderful opportunity for the independent traveller seeking privacy and a pleasant atmosphere. Use the house as a base for sightseeing trips or relax and experience daily life in a traditional Tuscan village.
The house consists of 4 rooms (kitchen, bedroom with double bed, living room and bathroom) and is furnished with original pieces and new items in traditional Tuscan style. The kitchen has all major appliances (including washing machine) and a working fireplace.
The house is located in Civitella Marittima, a small village that lies in the hills between the Tuscan Maremma and the Colli Senesi. The village, home to 350 people, was originally settled during the time of the Etruscans, but experienced its major development in the medieval period.
The area surrounding Civitella Marittima has been declared "Distretto Rurale Europeo": it remains one of the few areas in Europe in which nature still comprises the major economic resource. The uncontaminated environment makes this an ideal location for vacationers looking to immerse themselves in nature.

Tuscany is one of the most beautiful places all over the world. It has much to offer to you, no matter what you like doing. Tuscany has beautiful art, excellent food and wine, and it provides the perfect setting for sport in the fabulous natural setting in which Casina di Rosa is located.
Siena / Civitella Marittima area
Civitella Marittima is well connected to the surrounding villages (Roccastrada 13km) and also to Siena and Grosseto: the village is only 1km away from highway SS223 that connects Siena and Florence to Grosseto and the Tyrrhenian coast.
Great cities of art such as Siena and Pienza, archaeological parks such as Roselle, Pitigliano, Sovana and Sorano, or the fascinating Tyrrhenian coastal towns of Castiglione della Pescaia, Punt'Ala and Orbetello are all reachable in less than one hour's drive.
Florence, Pisa, Lucca and Rome are all reachable in about 2 hours. The village is well connected by the buses than run along the main Siena-Grosseto line.
For lovers of culture, a visit to the cities of art of the area such as Siena, Florence, Arezzo, Pisa and Lucca is highly recommended. It is possible to visit any of these cities as a day trip, leaving from Casina di Rosa in the morning and returning the same evening, although to fully explore all of the treasures of even one of those cities would require months! Rome is easily reached by car or by train from Grosseto.
To experience the history of the region, we suggest a visit the the Etruscan-Roman ruins in the archaeological parks found in Roselle, Pitigliano, Sorano and Sovana. The Etruscan Necropoli are a treasure of immense value and are to be found only in this area.
Also of interest are the numerous medieval castles and abbeys in the vicinity such as Abbey of San Lorenzo, San Galgano, Monte Antico, Casenovole, Poggio alle Mura, Pienza, San Gimignano, Volterra, etc.
Tuscany is the perfect place to learn Italian. In Siena, there are many language schools where you can attend very interesting and useful courses.
For nature lovers, the surrounding countryside offers numerous trails for walks, hikes and mountain biking. Nearby Monte Amiata features mountain trails and Monte Labro and the Argentario peninsula are home to two of Italy's largest national parks.
Casina di Rosa is an ideal base for those wishing to partake of the excellent hunting in the area. Local game is plentiful and includes wild boar, hare and pheasant. It is also possible to arrange excursions on horseback with a nearby riding farm.
The Tyrrhenian coast, which annually receives recognition for the quality of the water and its beaches, is only a short distance away. Soak up the sun on the beaches of Alberese, Castiglione della Pescaia, Punt'Ala, Argentario and the islands of Elba and Giglio.
Natural hot springs are nearby and open to the public year round (Petriolo 13km, and Saturnia 20km).
Tuscany has a long tradition of fine cuisine. Here in the Maremma you can sample traditional dishes prepared with fresh, quality ingredients. Hunting is very popular in the area and many restaurants offer menus based on local game such as wild boar, pheasant, hare and deer.
For lovers of fine wine, we recommend a visit to the nearby vineyards of Montalcino, home to the famous Brunello wines, or to Montepulciano (Rosso di Montepulciano), Scansano for its Morellino, San Gimignano and Monteriggioni for the Chianti. Civitella Marittima is located in the Montecucco D.O.C. region. All local restaurants have an extensive wine list.

Also of interest are the many village festivals held in the months of June, July and August, where you can find a selection dishes prepared in the local tradition.
In November, it's possible, upon request, to participate to the olive harvesting activities and to visit one of the many olive presses of the area which produce excellent olive oil. We organise visits to an olive farm inclusive of home-made meal and oliveoil tasting. This offer is only available to our guests.

Further details indoors: The house is completely independent and has been recently restructured. It consists of bedroom, kitchen, sitting room with sofabed and a brand new bathroom. The house can comfortably accommodate up to 3 people, but it is perfect for a couple.
The house can be heated by a gas heater, an electric heater and a fireplace in the winter months. The bedroom is furnished with a king-size bed, a large armoire and a chest of drawers for use by our guests.
The sitting room has been recently renovated and furnished in a rustic style. It has two sofabeds, coffee table, side tables and a stereo. The kitchen is fully equipped to allow our guests to be self-sufficient. It contains a gas stove, electric oven, refrigerator, toaster and electric kettle. There is a stone fireplace and a table and chairs for eating. Hot water is available throughout the house. The bathroom is completely new and outfitted with fixtures from Ideal Standard: WC, sink, bidet and shower. The veranda at the entrance to the house is ideal for sitting outside or for cooking on the barbeque.
The house is provided with: SatTV, stereo (CD player, radio, tape player), washing machine, iron and ironing board, electric kettle, filter-coffee machine, moka (espresso maker), toaster, hair dryer, electric heater for the bathroom
Upon arrival, a welcome basket with essential food items and local products. A selection of guidebooks and maps are at our guests' disposal.
Further details outdoors: The house has a nice outdoor seating space in front of the entrance, with garden furniture and a BBQ. Perfect for enjoying the warm spring sun or the lovely summer evenings.

Conditions
Casina di Rosa is exclusively non-smoking.
The rental price includes:
bedroom linen, kitchen and bathroom towels (changed weekly) ,final cleaning, consumption of water, electricity and gas, use of the washing machine and iron, small gift basket containing local products (oil and wine)
Check-in: Saturdays between 3pm and 6pm. It is possible to alter the arrival time given advance notice. Check-out: on the day of departure, the house must be vacated by 10am. IN MIDSEASON and LOWSEASON we can be FLEXIBLE with the CHECKIN DAY.
Small and medium-sized dogs are welcome. Guests are responsible for any damages to the house and furniture.
Payment Options A sum equal to 50% of the total rental price must be paid at the time of reservation. The remaining 50% is to be paid in cash at the time of arrival.
Upon arrival, guests must leave a security deposit of 100 euros which will be returned at the time of departure provided that there is no damage to the premises.
Cancellation Policy In the case of a cancellation of a confirmed reservation a cancellation fee will apply.

Casina di Rosa in Civitella Maritima is a small, very cosy and well equipped/furnished house in a village in which everybody is hospitable and in which you can find a very good restaurant. In the region of Casina di Rosa you can't be in a hurry: it invites you to rest.
You can visit Siena and Grosseto (half an hour to drive by car). Within a radius of 30 km you can visit towns, beaches, vineyards and winehouses (bodegas) and (hot)springs in a beautiful/fairy-like evironment.
All the people are kind in this part of Italy. You never regret the stay at Casina di Rosa.

Casina di Rosa is located in the small village of Civitella Marittima. The apartment is centrally located in the village and the village was located centrally for day trips to Siena, the Maremma, Massa Marittima, the wine towns of Montalcino and Montepulciano, the Etruscan sites of Savana and Pitigliano and hiking in Murlo. We loved the area and the village itself.

I stayed in Casina di Rosa in Civitella Marittima from November 30 through December 11. The owners are extremely helpful and accommodating -- helping one to plan trips, and arrange extras, such as car rentals.
The home was very clean, and exactly as presented on the website -- something that I personally worried about, since I just "stumbled across it" on the internet. I should NOT have worried. Casina di Rosa was and is a beautiful property -- in a QUIET village on a hilltop. The owners are concerned about making your stay in their home as good as possible, and are available for help whenever asked.

Casina di Rosa is located village of Civitella Maritemma which is a well preserved hilltop town with spectacular views.
The apartment was cosy; perfectly suited to the two of us, with a separate lounge for reading or poring over maps for the next days jaunt. It was recently renovated, but had preserved essential and beautiful features like the fireplace in the kitchen.

Casina di Rosa is an apartment rental on the top floor in Civitella Marittima, a town in Tuscany. The village is home to 350 residents and offers all essential services. It really is a small town. Everyone is very nice and after only staying there for a week we've seen the familar routes and people that goes on in this village. It's really nice and quiet.
If you're looking for a small town and want to see what the Tuscany life is like this is a very small and quiet village to stay at.
