The exclusive converted farmhouses are located in the rural working village of Sempy where life continues much as it always has, surrounded by rolling farmland and a lot of cows! It is safe and friendly, perfect for families where the adjacent houses can be rented together by family and friends.
Each house has a large Living area with all the acquired entertainment needs (TV as DVD player and CD player. Wood Burning stove (wood included). This houses have a large picture window and two sets of French doors leading on to a semi private patio area, with private bbq and access to tennis court, heated swimming pool and rear garden area.
A 5 minute drive will take you to the next village, Aix en Issart where one of the best boulangeries in the area is to be found. There are walks and gentle strolls or one can simply relax by the pool with a glass of rosé in hand.

What Nord Pas de Calais has to offer?
If hustle and bustle of a more sophisticated nature is required then we are close to Montreuil sur Mer and Le Touquet. The former famous for its majestic medieval ramparts, the Wine Society and the wide selection of restaurants, and Le Touquet with its active beach, elegant shops and casino, busy night life and twice weekly market.
Further along the coast with its vast stretch of beautiful clean sand Le Crotoy offers pleasures of a more sporty nature; wind surfing, sand yachting, and sailing to be some. Or hide behind your mussels and cider at one of the beach side restaurants as we usually do!
There are activities all year round, from Kite festivals in nearby Berck, to tennis tournaments at Le Touquet. There is motorbike racing on the beach, excellent rounds of golf at one of the many elegant courses, wine festivals, Michelin starred restaurants, flower festivals, fishing, kayaking and horse riding

THE HOUSE
- Main entrance into large ground floor area consisting of open plan kitchen, dining and sitting area.
- Fully equipped with dishwasher, microwave, fan assisted oven and electric hob with extractor fan, ample store cupboards and central island for food preparation. Enough china, cutlery and glassware for 12 people.
- Laundry Room with washing machine, tumble dryer, clothes line and ironing facilities.
- All bed linen and towels are supplied without charge. Clean linen is supplied
at the end of each week during your holiday.
- Houses are heated by electric radiators over which you have complete control and there is no additional charge.

- Central courtyard laid to lawn, lavender and daisies.
- Heated swimming pool measuring 15ft by 30ft. Fitted with alarm sensors for safety.
- Full sized fenced all weather tennis court. (Tennis racquets supplied)
- Individual barbecue with all the necessary equipment apart from charcoal which is readily available from various nearby supermarkets.
- There is ample patio furniture
- Large gated parking area for cars.
Further details
La Grange is also available for rent and sleeps 6 people. It is £1500 a week and is adjacent to La Maison au Ruisseau. It has all the same facilities but has a shower room and Mezzanine/Attic room with En Suite.
- Swimming pool not heated through-out winter (Nov, Dec, Jan, Feb)
- Garden, Tennis court and pool are shared with the owners and guest of other house's.
- English-speaking representative on phone to answer any questions, as the house keeper speaks only french.
Conditions
T&Cs
- A well-behaved animal is allowed on enquiry
- Strictly no smoking inside except on the balcony.
- Refundable breakages deposit of £200 required on booking, to be refunded within two weeks of your departure (subject to satisfactory property inspection).
- The owners will confirm the booking once the booking form and deposit have been received.
- 25% of rental fee due six weeks before your stay to secure booking.
- If the cancellation occurs less than 6 weeks prior to arrival the client will be liable for the full amount (100%) of the letting
- The renter agrees to take good care of the property, leave it clean and tidy consistent with the condition at the start of the booking, and to remove rubbish following guide lines for proper disposal outlined in your house book

The Sempy area
There is ample to do here:
There are many walks and cycle routes to explore the gentle, wonderfully empty, green countryside from the village.
Further a field there is over 30 miles of coastline to explore with Le Touquet only 40 minutes away. An Edwardian seaside town full of a quiet elegant charm with its chic boutiques and smart restaurants, a wide beach with sand dunes and ample space for every beach activity you can think of!
This year you can find a huge Labyrinth at Villier st Josse with a witchcraft and magic theme for all budding young Harry Potters to explore!
Slightly further south is Le Crotoy in the Bay of the Somme. Another huge expanse of clean open beach with a pretty little seaside town where you can walk for miles when the tide is out.
About 15 minutes from us you'll find Montreuil sur Mer , one of the prettiest largely preserved walled medieval towns in northern France. Every year since 1998 they have received a 4 star national award for their beautiful flower displays.
o Important during World War 2 it is a good base to explore the cemetreies and battlefields of both World Wars.
o During the summer there is enthusiastic celebration for its famous author Victor Hugo who used the town as inspiration for his epic Les Miserables.
o Finally an evening stroll along the ramparts just before dinner can be an evocative and romantic end to the day.
Museums and Theme parks:
Nearby is Azincourt where there is a fabulous new interactive museum for everything to do with battles and medieval armour!
One of the oldest amusement parks in France can be found at Bagatelle which is about 50 minutes from us on the coast a little further south from Le Touquet.
For the Foodies:
There are countless places to visit from cheese farms, wine cellars, to the red currant garden at Loison sur Crequoise where a regional aperitif is made.
A visit to the chocolate ‘cellars’ always amuses and there all kinds of preserves to be found in the region.
Specialities of the area include lamb that has fed on the salt marshes, small herrings and mussels and there are ample restaurants to discover them all.
Garden Lovers:
There are many beautiful gardens to be found here, the Abbey de Valloires originating from the Cistercians in the 12th Century has one of the best including its garden of the five senses.
Or try the gardens of Evea at Maresquel for something more contemporary.
Sporting Types:
There are sporting activities to tempt even the most ardent couch potato! Stunning golf courses and tennis courts, delightfully un-crowded.
Canoe and kayaks, horse riding, all sorts of sea or beach based sports, fishing, countless cycle routes and walks.
Markets:
The quintessential French pastime not to be missed markets can be found most days, the biggest are listed below:
Tuesday and Sunday: Berck
Saturday: Montreuil, Le Touquet and Fruges
Thursday: Hesdin and Le Touquet (slightly smaller than the Saturday one)
All of these sell a mixture of food, clothes, fabrics, flowers and livestock!

Avis however has tricky opening times: Monday to Friday 8.30am -12.noon and 2pm to 3pm. Closed Saturday and Sunday.

There is not a huge selection of direct trains but you can take a train to Montreuil sur Mer where you can arrange a taxi to Sempy.
Arriving by Channel Tunnel or Ferry:
Arriving by car from either Calais docks or off the EuroTunnel it really couldn’t be easier with a relatively quick 45 minute journey.
Choose the old route nationale N1 rather than the autoroute and you will find yourself in la France profonde fairly quickly, with grassy verges and little villages providing ample opportunities to stop for a picnic en route.
It is not recommended that you attempt to holiday here without a car. This is a small village and to fully appreciate the area you really do need a car so that you can explore further a field.
There is ample private and secure car parking at the houses.

"I am happy to recommend your lovely houses to friends and colleagues. It was situated in an unspoilt village, in a beautiful area and is close to nice towns. It was not too far from the ferry so the journey in France was minimal. The maison was a large, traditional barn beautifully converted into a modern, well appointed house with every convenience needed. We loved the heated pool and the tennis court and recommend visits to the boulangerie in Aix en Issart and the fromagerie and cafes in Montreuil. For history we recommend visits to Agincourt, the First World War cemetary in Etaples and the grim Blockhouse" Vane family and friends 2008

A refundable Security Deposit of £200 is required, payable by separate cheque with the final balance. This is held to cover any breakage or damage that may occur. This deposit will be refunded within two weeks after the end of your holiday.
The balance of the rental cost plus your security deposit should be received no less than 6 weeks prior to arrival. If the cancellation occurs less than 6 weeks prior to arrival the client will be liable for the full amount (100%) of the letting
