As-Sahala Estate and Gardens is not your ordinary holiday rental. What you have the opportunity to experience here is a fully enclosed and private Estate encompassing 3 hectares of gardens (over 7 acres) with a spacious 3 bedroom vacation villa, movie theater, heated pool, BBQ area, high speed Internet access, basketball court, children play area and a fully working farm including farm animals and staff! This is the perfect place for a comfortable and quiet holiday near Muscat with family or friends.

As-Sahala Estate and Gardens is located 20 minutes from the Seeb/Muscat airport, 15 minutes from 2 major shopping centers (one of them a huge Carrefour where food and supplies are available at low prices), and if you prefer to eat out, you will find a choice of great restaurants and classy coffee shops in the center of Muscat.

The Estate is a gated and walled compound containing four fields skirted by tarmac roads with manicured landscaping and trees. This provides an ideal environment for evening strolls or bicycling away from city traffic. The caretaker and 2 farm workers live in a bungalow by the main gate and are responsible for our guest's complete safety and comfort. Cows, goats, peacocks, and hens (far enough not to wake you up) are located in pens in the same area. The villa with pool, in which you will stay, is located in the opposite corner of the compound, so that total privacy is assured.

The villa is recently built and features a kitchen and utility room, a main lounge (sitting 12 people) and dining room (sitting 8) and sleeping quarters consisting of a master bedroom with Queen size bed and a private bath, a secondary bedroom with 2 single beds and a private bath, and a third bedroom with 2 single beds and a bath down the hall. The hallway contains 2 additional sleeper seats, so that the house can sleep 8 comfortably. A baby cot will be provided upon request.

At the end of the villa is another lounge area, the Arabic Majlis, where the antique furniture shows the spirit of Omani traditions. This area is adjoined by a home movie theater with digital sound. The villa also contains 2 separate showers and bathrooms accessible from outdoors, serving as a pool-house or while entertaining outdoors.

Speaking of outdoors, the gardens, which are visible from nearly every room in the villa, feature several sitting area (terraces) which can be used for entertaining or dining, as well as a traditional Omani carpeted sitting area, ideal to enjoy summer nights with the family. A digital outdoor sound system helps you set the mood.

The caretaker will clean the gardens of any fallen leaves, and broom the terraces daily, usually long before you wake up in the morning.

At this point, you will be wondering: who else lives in what could easily be a small village? The entire Estate contains a single vacation villa which you will be staying in, and besides the caretaker and 2 farm workers, which are very discrete and live at the other end of the property, nobody else will disturb your vacation in this Omani paradise!

As-Sahala Estate also provides children with a unique vacation experience unlike any other : the pool features a child section, and the gardens lead to a private basketball court as well as a private children play area (with more equipment than some city parks, as you can see in the pictures)! Children can also take a stroll around the paved roads of the Estate with no risk of being hurt by cars, and love petting the goats and cows, and can even help milking and picking eggs in the morning. Milk and eggs can also be delivered to you in the morning upon request to the caretaker.

It is recommended, although not strictly necessary, to rent a car. The owner (Rashid) will then provide ideas for daily excursions including beautiful deserted beaches, old Omani mountain towns, markets and souks and more.

All guests have the opportunity to help milk our cows and collect fresh eggs in the morning. Fresh milk and eggs can also be delivered to you by the caretaker upon request.

Muscat is the capital of the Sultanate and the headquarters and the administrative apparatus of the state. It is an old city that played an important role as a commercial station since the early ages of Islam. It is also one of the most important trade centres because of its strategic and special location. It is famous for Al Jalali and Al Mirani forts.


In Muscat you can observe the remarkable harmony between the ancient heritage and the modern contemporary features. You can see the old houses and markets, small shops and narrow roads, next to the modern markets, shops and wide streets. This preserves Oman’s historical and cultural identity on one hand and gives it at the same time the spirit of the age and modernization on the other hand.

"A real paradise! Absolutely fantastic!!!"

As Sahala villa was one of the most beautiful holiday destinations we have ever been to.
Amazingly spacious property, rather a 'hacienda', than just a villa. Perfect location - close to beautiful mountains and the sea, but out of town, which gave us peace and quiet, when needed.
I can't find the words to describe the propery itself - the pictures on the website do not give it justice. It is much more splendid - beautiful rooms, bathrooms everywhere, living rooms and well-equipped kitchen. The cinema, which was great both for our kid and ourselves. The swimming pool, partially shaded which is a great idea. Fresh milk and eggs, when requested.
Both the owner (Rashid) and the employees on the farm (especially Mohammed and Mahmed) were extremely kind, helpful and supportive, when needed.
We really had the time of our lives. Finally, I must add that we found Oman absolutely beautiful, perfectly safe and full of charming, welcoming people. We are already thinking of coming back next year.

"Huge estate, completely private and very safe"

When we decided to visit Oman (2 adults and a 2 year old daughter), we looked at available vacation homes in Oman and were surprised that there were very few. We were also not sure if it would be safe to rent a vacation home in Oman.
We almost booked at a standard resort when we found the listing for As-Sahala Farm, and were intrigued. A private farm with your own pool, cinema and animals? Sounded too good to be true...We called the owner Rashid prior to booking, to confirm a few things, such as whether anyone else would be vacationing on the property at the same time, and were told that the only other people there are the caretaker, Mohammed, who lives at the other end of the property, and a few farm employees who work the fields during the day.

We arrived to the farm by car thanks to the excellent maps emailed by Rashid (you will need a car to stay at this property) and couldn't believe that this was the place where we would be spending our vacation: calling this a "farm" is really misleading. I would call it an Estate on 10 to 20 acres of beautiful gardens, fully surrounded by an 8ft wall, with an iron gate at the front. The caretaker lives near the front gate, while the house sits in the opposite corner of the property. The house is very large. The 3 of us only used the sleeping and kitchen area, but there are 2 completely separate living room type areas which we didn't even get a chance to use during our short week there. There are bathrooms throughout all areas (even the kitchen has it's own half bath, as well as the living room), and a very unusual touch were boxes of paper handkerchiefs sprinkled throughout the house, just like in a hotel.

We enjoyed our private pool (half of it is shaded for when the sun shines) and our daughter enjoyed her own private playground with more slides than we have on our city playground at home! There is also a half basketball field, which we didn't use, lots of grass to run on, and an outdoor Omani sitting area complete with area rug and of course our daughter loved visiting the cows, goats and chickens daily.
Within this compound, we felt safer than in any other house we've ever rented elsewhere, and it was a treat to come back to the property each evening after our daily excursions.

The caretaker Mohammed was amazing: even though he hardly speaks any English, he would always understand what we needed and be there at the right time to assist us. Every morning, he would clean the lawn area from flower petals that fell from the trees during the night, and spoil us with fresh milk and eggs in the morning.
The owner Rashid insisted on meeting us personally at the farm during our stay, and explained how he built the farm as a retreat for his family several years before.

We were very sad to leave at the end of our week, and are already looking forward to the time when we can go back.
We would definitely recommend this place to anyone looking to visit Oman, and can assure anyone with safety concerns that As Sahala Farm and Oman in general is a great place to stay even with young children. The farm is located conveniently to countryside excursions, beaches, the city Muscat, the airport as well as to several large supermarket (we found food in Oman to be quite inexpensive). We also found Omanis in general to be very friendly, warm and welcoming, whether in the capital Muscat or in small rural villages that we visited.

"Lovely private villa with great facilities for a family holiday"

We thoroughly enjoyed our family holiday (2 adults, 2 children 4&9 yrs), at this secluded and well appointed villa. The outdoor area is delightful, the swimming pool is great and well shaded for the children and there are nice shaded areas for eating al fresco. Our kids loved the cinema. The kitchen is a little dated but adequate. The owner (Rashid) was very keen to make our holiday successful and the caretaker (Mohamed) was very helpful for immediate questions / problems.

"A Great Family Holiday Home"

This is a spacious, private and secure facility with very enjoyable features as shown in the advertisement. The pool was especially well used. For us, who have lived in Oman before, the farm has been a good base to make day trips from with the family, to the various areas and places enjoyed by us in the past. It was also a place to relax in the sun and a film show in the cinema was a pleasant way to end the day.
It is a good idea to become familiar with the Express Highway as soon as possible as this can make it easier to go to many places including the centre of Muscat.
We were very well looked after by the owner and the staff to whom we give many thanks.
