Sleeping 9, Yawl House is the perfect retreat for groups and families wanting to holday together.
There are three doubles & one single bedroom, with a sofabed in the lounge for another two. A travel cot is supplied free of charge, as well as a high chair and a detachable stair gate. It also has off road parking for five cars. There is a sea view of the Ise of Sheppey from the master bedroom.
All rooms are spacious and well equipped. There are 2 bathrooms: the main with shower bath, and an en-suite with walk-in shower for the Master, plus a separate WC downstairs. There are three comfortable social areas: the living room, a large conservatory, and a large kitchen with eat in breakfast bar.
It has a large mature garden with large lawn, and patio area ideal for al fresco eating, with large extendable wooden table and chairs, and a brand new coal BBQ. Smoking is allowed in the garden.
Located in a quiet area, close to the wide open expanses of Whitstable's Seasalter beaches, yet close to the main A299, this property gives you the peace plus the convenience to explore the coastal Thanet Way. A car is recommended although the beach is within walking distance and local buses visit neighbouring areas.
Facilities within 300m include kinder playground, childrens playground, basketball court, playing field, and a medical centre, and the oldest (and smallest) church in Whitstable, dating back to the 12th Century.
Whitstable prides itself on its authentic and slightly bohemian charm which provides guests with a unique and welcoming feel you don't always find in big cities. Close to Whitstable harbour is the famous Harbour Street which provides guests with pretty shop front, boutiques and restaurants all of which are situated in building that haven't changed from over a hundred years.
Historic Canterbury is just 7 miles away. Visit other local attractions in Ramsgate, Margate, & Broadstairs, including the Turner Contemporary Art Gallery.
Yawl House is named after an old fishing boat used in Whitstable many years ago. You can see an exhibit of such a boat in Island Wall, in the town centre.

It also has a fantastic new shopping centre, and many great restaurants. The nightlife is vibrant with a good mixture of traditional pubs, modern bars and clubs.
Be sure to visit the tiny Tudor village of Chilham just outside Canterbury.
Located on the North-East coat of Kent, Whitstable is a quaint coastal town with a small working harbour, and a cobbled area offering boutiques and fantastic eateries. Famed for its oysters since roman times, it has a unique charm. Walk sideways down Squeeze Gut Alley, visit The Neptune pub on the beach, with its quirky interior.
The beaches are quiet and ideal for families – the bay is shallow and the water warms through the summer.
For entertainment, see the live bands in the pubs and venues. Or stroll along the colourful beach and converted fishermen huts with fish and chips.
Whistable is a popular destination for kite and wind surfing, as well as sesa kayaking & dinghy sailing. Take a bike along the Viking Coastal path, through the Roman ruins at Reculver, all the way to Dover. and cycle along the Saxon Way coastal route to neighbouring areas.

Thank you for taking the trouble to review Yawl House.
I was made aware of the ensuite shower by a subsequent guest and the shower hose - which was the problem - has now been replaced and water is running freely. I wish you had let me know when you left several weeks ago so I could have attended to it immediately - that would have been very helpful.
We never tear out pages from the guest book, and I think it is poor of you to insinuate we would - I would never remove negative reviews, and neither would my housekeepers. This would be patently dishonest. Sometimes pages are torn out, I expect by guests and children using the blank pages for drawing. In fact I welcome all valid comments about the state of the house as this give me the opportunity to fix things - it is one of my sources of information for remedying issues.
Sadly yes - the dining chairs and cutlery are mismatched - but I hope they are still functional. The house caters for 10 , so there are 2 sets of chairs (one which belongs to the table) to seat 10 and several different types of cutlery to allow for several dishwasher runs. Apart from these two small areas, you will find leather matching armchair/sofa in the lounge, matching leather and wood high stools in the kitchen, matching bedroom furniture and matching bed linen and towels. The conservatory will be cleaned and the blinds replaced in the spring when I can afford to do it - I am aware of the condensation that sometimes accumulates and a sign is left to leave two windows on the latch to allow for this. But I never found the smell as bad as you say...
I re-painted the house in coastal colours and with the real oak floors and a modern seascape painting in the lounge, I was aiming for a decor of breezy space. I am sorry you felt the style was 1950's - I assume that comment was meant negatively. I was born a few decades later than that so will have to look that up!
Despite these issues I do hope you found the house value for money, compared to other houses of similar size. Being able to keep the price down for hard working families to staycation is something I aim for - and I hope that the price reflects the slight inconvenience of mismatched dining chairs.

"Yawl house was just what we wanted for a family get together."
I booked Yawl House for my 60th birthday and it was just what we wanted, the house was very clean, a lovely kitchen, my sister in law is a fab cook, lots of towels and nice bedding.
The house is on the edge of an estate and you can walk to the beach through playing fields and little alleyways to a lovely walk into Whitstable by beach huts and of course the Neptune pub, if you can't do that there is a bus every 15 minutes from the top road. We walked in and got the bus back.
We liked the being a bit out of the way as Whitstable was very busy with the Oyster Festival, would go again.

"Lovely comfy house"
Stayed here for 3 nights with my husband and 2 children and 2 Labradors, very spacious lovely house, beautiful enclosed garden the dogs loved, we all agreed the beds were so soft and comfortable as were the sofas. Also very well equipped we had everything we needed, local Indian and Chinese takeaway were delicious and nice beefeater not too far away, nice walk to local shops through park. Very quiet neighbourhood would love to return again soon! Owner very helpful, didn't have any problems at all. Would highly recommend this place. :-)

"Lovely house for a nice quiet break"

"Lovely holiday home and excellent for the amount of people it can hold."
Stayed in this house with friends over Easter weekend. Owner was flexible and easy to contact. Great price and good for the amount of people it can hold. Would highly recommend it.

"Lovely, clean house close to town"
My friends and I were looking for a place to stay together for a recent wedding (there were 8 of us) and I found Yawl House through a friend. The house was lovely, clean and very spacious. The owner was in touch a couple of days before to explain some bits and pieces and the stay went without a hitch. Would definitely reccomend Yawl House to anyone.
