Situated on the outskirts of the pretty village of Scheffau this beautiful Tyrolean apartment is the perfect setting for a family or group of friends to enjoy either a winter or summer holiday. The apartment is part of a small 3-chalet complex.
Scheffau lies at the heart of the "SkiWelt Wilder Kaiser-Brixenthal", Austria's largest interconnected ski area allowing easy access to the nearby resorts of Ellmau, Going and Soll. The main gondola station is approximately 5 minutes walk away although there is also a ski bus which stops outside the front gate. The apartment benefits from spacious, well equipped living accommodation and is well placed for a variety of restaurants and bars and a wealth of activities for all ages both in winter and summer.

The apartment is well appointed, spacious and furnished to a very high standard throughout with underfloor heating. It comprises three bedrooms, additional mezzanine bedroom (accessed by ladder), fully tiled bathroom with corner bath, separate shower, bidet and double basin unit. There is a also a further toilet and shower room. The kitchen is well equipped, there is a large open plan dining area and lounge with wood burning fire, cable TV (Austrian/German/CNN channels) DVD and CD player. In addition the apartment has three balconies with outdoor furniture and a ski and boot storage area.

To the front of the apartment there is a large shared garden with newly installed swimming pool (2011), Kneipp pool (healthy cold water walk through pool), gazebo and large grassed area. To the side of the property there are two private parking spaces.

The apartment sleeps 8 people using the mezzanine which is equipped with a twin matress. This is however accessed by a ladder which would not be suitable for very small children, elderly or disabled people.
We ask our guests to smoke on the outside balconies only.
Conditions
In winter changover day is usually Saturday and for 7 nights.
The price for the New Year week includes New Year's Eve fireworks.
Fresh bread can be ordered daily.

The Tyrol area of Austria is a stunningly beautiful region which provides an ideal holiday destination all year round. Excellent air, rail and motorway connections provide the perfect base for an active, cultural or simply relaxing break.
The Scheffau area
Scheffau is a charming and traditional village nestling at the foot of the impressive Wilder Kaiser mountains in the heart of the SkiWelt Wilder Kaiser ski region. It provides the perfect base for skiiers with 250km of piste (180km with snowmaking equipment), more than 90 cable cars and lifts and tyrolean hospitality in over 70 huts and restaurants. There is also plenty of apres ski/nightlife in the neighbouring villages of Soll and Elmau.
For non skiiers Scheffau offers various other activities There is a 10 km cross country track, classic or freestyle, which connects to the neighbouring areas to offer more that 100 km of cross country pleasure, cleared and prepared winter walks, sleigh rides, guided snow shoe walks, natural tobogan runs, music and numerous restaurants, cafes and bars. Shoppers are also well catered for with the traditional market town of St Johann, the fortified town of Kufstein and the exclusive resort of Kitzbuhel a short bus ride away.
In summer whether you are looking for peace and relaxation or a sporting challenge there is a plentiful choice of activities for everyone. The gondolas are open to transport you to the top of the mountains for breathtaking views and there are also themed play areas for children at the top. The "KaiserWelt" in Scheffau is a funpark situated at an altitude of 1650 m. Kids can play in tree cabins and on the climbing and skills apparatus whilst learining about nature. The mountain paths provide well marked and safe tracks for walking, biking or cycle tours with spectacular scenery as a backdrop. Golf is available nearby at one of the most beautiful 27 hole golf courses in the Alps. In addition there are three fantastic water park complexes within easy reach boasting slides, wave machines, volleyball and other activities. Three outdoor tennis courts are available locally (for a small fee).
If that is not enough there other exciting pursuits to try out for example paragliding, white water rafting, canyoning, canoeing and horse riding.
One of the most beautiful mountain lakes in the Tyrol is situated on the outskirts of the village. It is the starting point for many walks and mountain climbs and in the summer its crystal clear waters provide a beautiful natural bathing lake.

There are many airlines which fly to Salzburg (1 hr transfer from airport), Innsbruck (1hr transfer from airport) and Munich (1.5 hrs transfer from airport). Depending on your departure airport, these include Ryanair, Easy-Jet, Jet2, Thomsonfly, Flybe, BA and Lufthansa.
Transfers to and from the airport can be made by taxi, train (Kufstein, Worgl, and St Johann in Tyrol stations (@ 15 km away) or bus.

Beautiful apartment and excellent for skiing. We are a family of five with three kids aged 18 – 22 on a ski holiday and had a wonderful stay in this lovely apartment in the first week of 2011. It is superbly fitted out, exactly as described in the property particulars and was spotlessly clean on our arrival. There is a huge open plan living area which, like the entire apartment, is gloriously warm due to the underfloor heating. It is also served by a wood burning fire for that extra cosiness – free logs are available from a neighbouring storage area. The main bathroom is enormous and there is lashings of hot water from the brilliant showers installed. The bedrooms too were very comfortable (although less so the mezzanine sleeping area, which we ended up not using and I for one found the ladder access quite challenging). There are excellent views from the balcony. The owners sent lots of useful information in advance of the trip and were very flexible about our arrival and departure dates. It is well located for the ski lifts – only five minutes by car and you could just about walk it if you were energetic enough. Similarly it is a bit of a hike to the nearest shop but once you are away from the road it is lovely, like many of the winter paths around the village (says my wife who was the one to do them several times). The resort of Scheffau is well placed for access from Munich – it is in the first ski area you come to in Austria and all but the last 15 minutes or so is on motorway. As you come off at Kufstein you don’t need to pay for a Vignette to get there. The town itself is fairly quiet – nearby Soll and Ellmau are a little livelier and we had a very enjoyable meal out in the Mexican restaurant in Ellmau. It is part of the Ski Welt area which, as well as having very good skiing, is very extensive and well linked, although it is at a relatively low altitude. While it was fine while we were there, it would probably wear a bit thin if there is a long gap between snow falls. There are plenty of runs with snow making equipment however, and there is also floodlit skiing for those with boundless energy! Also you can get a ski pass which covers equally top class ski resorts such as Kitzbuhel, Zell am See and Saalback-Hinterglemm so you need never be bored! All in all highly recommended.
