An architect designed conversion of pretty stone buildings, formerly a stable block, La Chouette borders the courtyard of a 175 year old Charentaise farmhouse, set in over 3 acres of grounds, a particular feature of the property, with a 10x5m swimming pool and sun terrace. The sympathetic conversion provides comfortable, airy living accommodation, yet retains some charming original features. In the heart of the Poitou-Charentes, surrounded by fields of sunflowers and wheat, interspersed with woodland, the area is ideal for cycling and walking. Situated only 1.5 miles from the small market town of Sauze Vaussais, which offers all amenities, close to a wide range of attractions and activities to suit all ages, and a pleasant drive to the Atlantic coast.
La Chouette has impressive double glazed French doors which flood the living area with natural light. The lounge has seating for up to 8 people and contains oak furniture typical of the region & radio/CD player. The impressive vaulted atrium is overlooked from the first floor by a minstrel´s gallery and displays some impressive original oak roof beams, as well as exposed stone walls.
The dining area has an oak extending dining table and 8 dining chairs, with a glazed French door onto the courtyard patio. The kitchen is generously equipped with generous work surface/cupboard space. It contains a large fridge/freezer, full size 4-burner gas cooker, washing machine, dishwasher and microwave, along with all essential crockery, cutlery and kitchen utensils.
There are 2 bathrooms, one on the ground floor and another on the first floor. One twin-bedded room is on the ground floor, + 3 other bedrooms on the first floor, one of which is twin-bedded, the other 2 with double beds, all with matching furniture.

The Poitou-Charentes/Vendee region
The second sunniest region makes the Poitou Charentes an ideal holiday choice, within easy reach of major routes & airports. The property is close to some of the regions Top 10 tourist attractions, with many local markets and street festivals thruoghout the summer months.
There are a great many tourist attractions in the Poitou-Charentes. Attracting a great many visitors, the Vallee des Singes is perhaps the most popular, appealing to all ages. There, you can spend the day viewing a large number of primates in natural surroundings.
Futuroscope is a very popular theme park, and it is always advisable to plan to stay and watch the evening spectacular.
The Atlantic beaches are within easy reach, with Chatelaillon and Fouras always popular. The delightful Ile de Re with its beaches, harbours, excellent seafood restaurants, and quaint streets can be explored via the road bridge or if you prefer why not visit Oleron by ferry?
The historic town of nearby Melle provide the opportunity to marvel at some amazing Romanesque architecture in the 3 magnificent churches. Home of the Frankish Kings, you may also choose to tour the silver mines, or perhaps take the arboretum walk.
Zoodyssee, situated in the Chize forest, features European animals, or you may prefer to visit the donkey sanctuary at Dampierre and view the original Baudet Donkeys.
There is a large leisure lake at Lambon where you can try a variety of water sports. www.lelambon.com.
The Marais Poitevin, or Venise Vert, is an excellent day out where you can hire one of the flat-bottomed boats and enjoy the maze of waterways. Alternately, you may prefer to hire a bike or even explore the peaceful countryside on foot.
Cognac is another favourite, with really excellent tours of the famous brand distilleries such as Martell, Remy Martin, Courvoisier and Hennessy which, situated on the banks of the Charente, starts its tour with a boat trip across the river to the opposite bank and your tour of the "chais".
Close to all amenities, La Chouette is just outside the small market town of Sauze Vausais, which has the usual facilities e.g. 2 pharmacies, doctors' surgery, 2 boulangeries, small Spar shop, pizza restaurant/take-away, hotel/restaurant, garages and large supermarket with petrol station and car wash. There is a weekly market on Thursday.
A local ferme/auberge provides excellent food from farm-reared meat and other local products.
The local plan d'eau with its fishing lake is a popular spot for visitors, well-supplied with picnic tables and barbecues, it also has a boules pitch, children's play area and snack bar.
There is an open-air swimming pool, tennis courts and mini-golf in Sauze Vaussais. Riding stables are just a few miles away.
Golfers have a choice of good courses within the region, and the nearby Charente river, delightful for picnics and bathing, provides excellent kayakking for the more adventurous.
There are a great many tourist attractions in the Poitou-Charentes, but perhaps one of the most popular is the Vallee des Singes, where you come close to primates in natural surroundings - only 8 miles away.There is the well-known Futuroscope theme park at Poitiers, and a water park at Angouleme and Saintes.
During the summer, there is always something to enjoy in the region. The Melle festival 's street theatre, with singers,dancers acrobats, story-tellers etc provides daily attractions, along with evening concerts. In September the annual Vintage Car rally takes to the ramparts in Angouleme and draws the crowds, and there are always farmers' markets, fairs and brocantes/vide-greniers at local towns throughout the year.

"Has potential, but currently rather disappointing"
The gite is located in tranquil surrounding and the grounds itself are picturesque. It is not however really walkable to any amenities and the children's playground featured in one of the photogr… More
We were saddened to read Victoria's report not least because the party had been a pleasure to accommodate. They were young families who had appeared to appreciate the gite, its grounds and facilities and also our attractive and “tres calme” surroundings. Their week passed quickly and they left a complimentary and informative note in the guest book. Problems only arose post-departure when it was obvious that the party had made little or no attempt to tidy or clean the gite. In consequence, and for only the second time in eight years of trading, a full £40 cleaning charge was made to the holiday deposit together with a nominal £4 for a variety of undeclared breakages. There followed an exchange of e mails including one from Victoria that threatened to pursue “other matters”. The review, I assume, together with another given to TripAdvisor and thence 'Holiday Lettings' is her pursuit of “other matters”.
I would respond briefly to her specific comments. We are in the countryside and flies can be a nuisance We do advise not leaving all doors and windows open. This is advice we and the French follow – not least because it is a fallacy that a 32 oC breeze will cool a 24 oC house. The reference to furnishings is an untruth. The plastic glasses provided together with plastic tumblers are for pool use, normal wine glasses together with both large and small glass tumblers are also provided for everyday use. Victoria's gite comes complete with modern shower rooms, washing machine, dishwasher etc etc. The gite front door is some 35 metres from the entrance, which adjoins a truly rural D road but like all roads, some drivers are not as responsible as we would wish. The hardwood stairs are indeed open and some guests request one of the three sets of gates we keep for such occasions. Victoria made no request. She did, however request two high chairs and a baby bath which were, of course, provided. The final comment, relating to cleaning is correct. We ask that the gite be left in the condition found. Other than on rare and memorable occasions this is never achieved. It is extremely rare, however, for guests to leave their gite in the condition left by Victoria. On those occasions and only those occasions a full charge is made.
I believe Victoria's view of her holiday to arise directly from the cleaning issue and that her review, in consequence is malicious and vindictive. Having had Victoria as a guest, I equally believe this action to be out of character.
